Classic Merusri Canaan Plots in Devanahalli: Phases, RERA Dates and Checks (October 2026)

North of Bangalore, beside the Brigade Orchards township at Devanahalli, a gated plot scheme called Classic Merusri Canaan has come up in two registered stages. Karnataka RERA recorded the second in December 2025, with Merusri Developers as promoter and 66 residential plots. The sections below take in the stages, plot sizes, setting, costs, dates and checks.
Two Stages, Two Records
Canaan occupies adjoining land but is registered as two separate projects, each with a different promoter, survey numbers and completion date. A buyer must find out which stage a given plot falls in.
- Classic Canaan (Phase 1): Total Green Homes LLP is the promoter, in Rayasandra on survey numbers 34/3 through 34/7
- Phase 1 covers 12,140 sq m (roughly 3 acres) with 33 plots and a completion date of 31 March 2024, under registration PRM/KA/RERA/1250/303/PR/220726/005101
- Second stage: Merusri Developers is the promoter, in Bychapura on survey numbers 69/2 to 69/4 plus 109 and 114
- It covers 14,037 sq m (roughly 3.47 acres) with 66 plots and a completion date of 31 December 2030, under registration PRM/KA/RERA/1250/303/PR/041225/008306
Taken together there are 99 plots on some 6.5 acres. Brochures quoting 7.5 acres or 60 plots fit neither record. Insist that the booking form carries the plot number, the stage and the survey number.
Plot Sizes and How the Land Is Used
Second-stage plots are compact, each close to 1,200 sq ft. Nineteen are regular 30x40 ft sites (9.14 x 12.19 m), while 47 odd-shaped ones total 5,359 sq m, averaging around 1,230 sq ft.
The registered split of the land is: 53% for plots at 7,476 sq m, 46% for roads at 6,489 sq m, and a single 72 sq m park. After setbacks are drawn, an odd-shaped plot allows a different building footprint than a regular one, so ask to see a dimensioned sketch of the specific plot, with its road width and facing.
Facilities on the Marketing List
Promoted facilities include a swimming pool, gym, banquet hall, squash and badminton courts, jogging tracks, a park and space for yoga and meditation. Yet the layout plan for this stage reserves just the small park. Buyers should clarify the location of each facility, its owner and whether plot owners get entry as of right or only through paid membership.
Setting and Travel Distances
The postal area is Bengaluru Rural 562110, in Devanahalli taluk, Kasaba hobli, at Bychapura village. Entry is from the main entrance road serving the township, on the east side of Devanahalli town.
- 1.2 km to School for Global Minds
- 4.8 km to the railway station at Devanahalli
- 11.4 km to Doddajala, a planned stop on the Blue Line
- 13.6 km to Kempegowda International Airport
Rail access is for the future, since the metro's Blue Line, linking KR Puram with the airport, is still being built. Employment in the area relies chiefly on aerospace and technology parks run by KIADB. For the town in more depth, including roads and water supply, see the Devanahalli page.
Who It Suits
A compact plot for a self-built home close to the airport is the draw. A scheme this small gets a single gate and a handful of neighbours, and the township alongside already runs with a school, shops and occupied homes. Owners who can keep land for years ahead of construction will be most comfortable.
If a finished home is the priority, the late-2030 completion makes the wait long. A plot produces no income until a house exists, and building cost is a separate budget.
What It Costs
Plot-wise prices come from the developer on request, varying with facing, corner position and road width. Ask for the current sheet and the plots left. Beyond the price, add:
- Stamp duty of 5% on values over Rs. 45 Lakhs (5.6% after cess and surcharge)
- Registration fee of 2%
- Corner or facing premiums, club fees and infrastructure charges, if any
- Khata transfer and a maintenance deposit
Since a developed plot is land, GST is not charged. Banks do lend on plots that are RERA-registered and in approved layouts, though on a smaller share than for flats. The EMI calculator turns any loan amount into an instalment.
Approvals and Construction
Karnataka RERA issued the second-stage registration on 4 December 2025. Construction commenced on 1 September 2025 and should end by 31 December 2030. The layout plan won approval from the Bangalore International Airport Area Planning Authority on 2 September 2025.
Development was 62% complete in the July 2026 quarterly update, and the land is declared free of litigation by the promoter. Land owners with a stake are named in the registration too, so either the landowner or the developer, or the two jointly, may sign the sale deed.
The Promoter
Since 2014, Merusri Developers has built plotted layouts and villas, chiefly around Devanahalli. Earlier RERA-registered projects of the firm are Merusri Swamy Orchards, Merusri Serene and Merusri Sunlit Grove. A visit to one shows the quality of roads, drains and street lights the developer hands over.
Before You Book
Title and layout approval matter most:
- Tie the plot and survey numbers to the right stage and its RERA entry
- Collect the layout plan as approved, along with the plots' release order
- Have a property lawyer vet the title deeds, conversion order and encumbrance certificate
- Learn who signs the deed of sale, then read the arrangement between landowners and developer
- Record amenities, handover date and maintenance terms in writing
- Walk the land to see roads, drains and the actual boundaries
Visiting another layout helps judge the width of roads and the shape of plots. Our Devanahalli plots listing shows alternatives.
