Century Novus, Jakkur: What to Know Before Buying (October 2026)

Anyone shortlisting homes in North Bangalore in late 2026 will come across Century Novus, a pair of towers in Jakkur close to Bellary Road. The developer has no stock left, and the buildings are still being finished, so a buyer today deals with a person who already holds an allotment. What follows covers progress on site, the homes, the neighbourhood, the money side and a checklist for the transfer.
Where the Work Stands
The Karnataka RERA registration number is PRM/KA/RERA/1251/309/PR/100423/005853, issued in April 2023. Talreja Realty LLP is named as promoter and owns the land outright. The plan was approved on 13 February 2023, and the filing names BWSSB as the water source.
Work began on 1 March 2023, and the registered finish line is 31 August 2027. The regulator's file for July 2026 records 82% of the work done, against 78% five months before. Anyone can verify both figures on the state RERA portal.
Handover should wait for the occupancy certificate, the document that allows legal occupation of a home. Possession, khata and utility connections follow that paper.
Project Facts in Brief
The homes are marketed under the Century Real Estate brand. The title shows survey number 10/2 of Jakkur village, in Yelahanka hobli of Bangalore North taluk, PIN 560064.
On paper the land measures 9,475 sq m, close to 2.34 acres, even though brochures talk of 2.5 acres. Each tower has twelve floors of homes above a basement and reaches 41.45 m. In all there are 274 parking spaces, of which 238 are covered, and roughly 56% of the land stays open.
The Homes
In total 234 apartments are planned, 124 of them with two bedrooms and the other 110 with three. Two-bedroom units measure between 1,010 and 1,160 sq ft, while three-bedroom units run from 1,275 up to 1,645 sq ft. All of these are super built-up figures that include a share of common areas.
Registered carpet areas average around 660 sq ft for the smaller type and 900 sq ft for the larger. The agreement for sale prints the carpet figure, so use that one to compare. Every tower carries 117 homes, which is ten on a typical floor, and neighbours in a community this size tend to know each other.
Shared Facilities
Most amenities are spread over a podium free of vehicles and a clubhouse of 10,000 sq ft. The range covers three groups:
- Fitness: swimming pool, indoor and outdoor gyms, jogging track, basketball and multipurpose courts, cricket net
- Leisure: yoga space, spa and sauna, herbal garden, reading lounge, indoor games, multipurpose hall, amphitheatre
- Children: a play area and an adventure zone
The design has been pre-certified Gold by IGBC for green building. That rating covers design only, and the final certificate comes after completion.
Getting There and Getting Around
The neighbourhood is Nehru Nagar, reached from Jakkur Main Road, with NH 44 a short distance away. That highway joins Hebbal to the airport, and one stretch of road therefore serves both, with the Outer Ring Road close by. Locals identify the area by Jakkur Lake and the aerodrome.
Namma Metro's Blue Line is being built along the same route, running from KR Puram through Hebbal and Yelahanka to the airport, with a stop planned at Jakkur Cross. Trains have not started, so the present commute is by road and deserves a test drive in rush-hour traffic. Schools, hospitals and shops are spread over the roads around, and the Jakkur page covers the area in more detail.
Who Will Find It a Good Fit
These mid-sized homes suit a couple or a young family working at Manyata Tech Park, in Hebbal, along the airport road or in the business parks toward Yelahanka. Budgets also stay under those needed for the big-format launches seen around Bellary Road during 2025 and 2026.
A buyer who needs a home before 2026 ends will do better with a finished building, because completion is still about ten months off. Buying from an allottee also involves more paperwork than booking with a builder, as the next section explains.
Cost and the Transfer Route
The 2 BHK was launched from Rs. 78 Lakhs. Since the developer now lists all sizes as sold out, the price is whatever the current allottee agrees. It varies with floor, facing, the instalments already paid and what remains due to the developer.
Before handover, a sale means stepping into the allottee's contract, and the developer must consent in writing. Collect these items before any money moves:
- The original agreement, the allotment letter and all payment receipts
- The developer's consent letter and its transfer charge
- The outstanding balance, with GST shown on a separate line
- Written clearance from the seller's lender when a loan is running
- A budget for stamp duty, plus a 2% registration fee on the final deed at handover
Above Rs. 45 Lakhs, Karnataka levies 5% stamp duty, which rises to 5.6% including cess and surcharge. The EMI calculator converts any price into a monthly instalment and an upfront cash figure.
The Builder
Century Real Estate holds a big land bank in the city's north, with homes in Devanahalli, Yelahanka and Jakkur. Those who prefer buying straight from a developer can browse the Jakkur apartments listed with us.
Steps Before the Advance
A transfer near completion depends on the paperwork of a single home. Work through these in order:
- Compare the tower, unit and carpet area in the papers the seller holds with the RERA entry.
- Ask the developer for a written statement of dues and transfer terms.
- Read the possession date, the clause on delays and the parking allotment.
- Hand the title papers, sanctioned plan and agreement to a property lawyer.
- Walk the actual tower and floor to see the home and its outlook.
- Ask your bank, before fixing the price, whether it funds transfers in this project.
A written trail for each step protects buyer, seller and lender alike. The team can share the homes now open for transfer here and arrange a site visit.
