Chaithanya Samarth Villas, Budigere Cross: What to Check Before Buying (October 2026)

Luxury buyers who dislike waiting for construction have a ready option on the eastern side of Bangalore. Chaithanya Samarth, a gated villa community by Chaithanya Projects, is already built and lived in, close to Budigere Cross. Since a finished house is being bought, the checks differ from those on a launch, and this note covers them together with sizes, costs and approvals.
Status First
The regulator's registration number is PRM/KA/RERA/1251/446/PR/180119/000936, granted 19 January 2018. The start date was 22 June 2017, with the deadline later pushed to 21 March 2024. The RERA portal shows an occupancy certificate from 15 September 2023, and in January 2025 the promoter applied for the completion certificate.
By the completion papers, 133 villas are sold and 30 unsold. A purchaser may therefore be dealing with either the developer or a previous owner. One complaint is listed against the project, and it is marked disposed. The number can be verified on the portal whenever needed.
Land and Layout
Three-bedroom and four-bedroom villas, 163 in total, are spread across 33 acres and 35 guntas, or 137,086 sq m. This density works out near 4.8 villas on each acre. The built footprint is 38,864 sq m, so nearly three quarters of the site, about 72%, is gardens, roads and open land.
When a built and occupied house is on offer, the buyer judges the real thing instead of drawings. How the villa has been kept, how the shared areas look and what the association's books show weigh as heavily as the price.
Home Sizes
RERA lists the villas under two broad types, each with two versions. Type 1 has 44 villas, with carpet areas averaging between about 2,200 and 2,350 sq ft. Type 2 has 119 villas, averaging from nearly 3,080 sq ft with 3,150 sq ft at the upper end.
Sales material quotes the bigger built-up measure instead, close to 3,500 sq ft in the case of the 3 BHK and 4,500 sq ft in the case of the 4 BHK. The open terrace and balconies come on top of carpet area. Sizes vary house to house, so take the plot and built-up figures of the particular villa from its sale deed.
The Money Side
A 3 BHK is priced from Rs. 7 Crore and a 4 BHK from Rs. 10 Crore. Dividing by built-up area gives nearly Rs. 20,000 a sq ft for the smaller type and Rs. 22,200 for the larger one. Corner and garden-facing houses cost extra, and any resale price depends on the seller.
A completed home holding an occupancy certificate carries no GST. Further costs apply on top of the quoted price:
- Karnataka stamp duty at 5% plus a cess and surcharge on top, 5.6% overall, on homes worth more than Rs. 45 Lakhs
- A registration fee of 2%
- A transfer fee that the association or developer may charge when a villa is resold
- Maintenance deposits, plus the monthly maintenance charge
- Fees for the lawyer who checks title and drafts the sale deed
Take a villa priced at Rs. 10 Crore: stamp duty would be near Rs. 56 Lakhs and registration Rs. 20 Lakhs. The EMI calculator turns any loan figure into a monthly payment.
Getting There
The village of Mandur, inside Bengaluru East taluk's Bidarahalli hobli, hosts the project, and its PIN is 562129. The road for Budigere and Devanahalli branches from NH 75 (Old Madras Road) at Budigere Cross, and that junction is the way in.
Three directions matter from the gate. Going west on Old Madras Road leads toward KR Puram and central Bangalore, while Hoskote is the way east. The Budigere road continues north to Devanahalli and onward to the airport. Down south are Whitefield and its tech parks, which the Purple Line metro serves.
Old Madras Road is crowded at rush hour, and the junction turn can be slow. Driving to the office, then to the airport, at normal travel times says more than any distance on a map.
Who It Suits
Families able to spend Rs. 7 Crore and above, who want a roomy house with a garden in eastern Bangalore, fit this community well. It also appeals to those who would rather view a finished home and settle in quickly.
Anyone who needs a metro station on foot, or something smaller and lower in price, may prefer the apartment complexes close to the junction. The page on Budigere Cross lists them.
Clubhouse and Grounds
The clubhouse has a pool and gym, with indoor games and space for parties. Outside are tracks for jogging, courts for sport, a kids' play zone and landscaped gardens, while small shops at the gate handle the day-to-day needs.
Once a community is finished, maintenance decides how those features hold up over time. Residents' association members can explain what the monthly charge is, how large the reserve fund is and whether the pool or clubhouse needs repair.
About the Developer
Based in Whitefield, Chaithanya Projects is best known for villa projects across eastern Bangalore. Its earlier work includes Rakuen (Whitefield, 13 villas) and Sharan (27 villas over 11 acres, Varthur side). Seeing either gives a sense of how the builder's houses age.
A Pre-Advance Routine
Close checks on the house and its papers pay off with a completed villa. Work through this list in order:
- Obtain the villa's occupancy certificate and match the built house to the sanctioned plan.
- Hand a lawyer the encumbrance certificate along with the title papers for reading.
- See that the deed gives the right plot area, built-up area and parking.
- Confirm that khata and the newest tax receipt carry the seller's name.
- On a resale, request a clearance note from the residents' association confirming nothing is outstanding.
- Look for seepage, cracks, and plumbing or wiring faults, calling a professional if needed.
- Try the peak-hour trip to the office and to the airport.
Several days of checks are small money next to what such a house costs. Our team can pass on details of the villas currently available and what they are asking.
