Casagrand Zaiden, Talaghattapura: What a Booking Transfer Involves

Casagrand has no homes left to sell at Casagrand Zaiden, because the developer has sold every one of its 286 apartments. Anyone who likes the project must therefore step into a booking held by a current owner. The towers are rising at Talaghattapura, a short distance off Kanakapura Road in the south of the city, and the RERA date for completion is now 22 March 2027.
A Quick Fit Test
Zaiden works for a family that wants a two or three bedroom home below 1,500 sq ft and values being near the Green Line metro. Work around the NICE Road, or in Banashankari or JP Nagar, keeps the daily trip short. Patience for the handover and comfort with another person's paperwork are also part of the deal.
Because inventory comes only from allottees who transfer a booking, the developer must agree in writing to each sale. People who need keys right now, or who want to pick a floor from a fresh price list, are better off with a different project.
Location and Commute
The plot is Survey No. 59 in Ward No. 198 of Uttarahalli Manavarthekaval Village. It faces Kanakapura Main Road within Talaghattapura, near where the Green Line finishes. The NICE Road is a 1.6 km drive, and Silk Institute station is roughly two kilometres away.
Talaghattapura station is a trip of seven minutes, while Forum Mall and Cura Hospitals are eleven minutes each. Most vehicles heading for Banashankari and central areas use Kanakapura Road, which clogs at peak times. A metro ride avoids it for anyone heading north, so test the route to both stations on a weekday morning.
Site Plan
The 286 apartments are spread over three towers, each rising nine storeys over the ground floor. Towers A, B and C hold 81, 95 and 110 apartments respectively. There are 287 covered parking bays and 29 open ones, and 57% of the plot, which measures 14,928 sq m, is left as open ground.
Apartment Types
RERA records three configurations, each with its own carpet area.
| Homes | Configuration | Carpet space |
|---|---|---|
| 137 | Two bedrooms and two bathrooms | between 747 and 779 sq ft |
| 56 | Three bedrooms and two bathrooms | close to 946 sq ft |
| 93 | Three bedrooms and three bathrooms | starting at 1,052 and reaching 1,209 sq ft |
Saleable area is between 1,230 and 1,243 sq ft for the smaller type, and the larger one is 1,499 sq ft. The agreement for sale must show each unit's carpet area, which is part of the filing with RERA. Ask the seller to show that page before talking about money.
Pricing, Then and Now
The developer charged Rs. 5,449 a sq ft on the smaller homes and Rs. 5,699 on the three-bedroom homes. At those rates the smaller home came to near Rs. 67 Lakhs at 1,230 sq ft, and the larger to near Rs. 85 Lakhs at 1,499 sq ft. A resale quote comes from the seller, who normally adds a premium to the booking value.
A transfer shifts payments around, so the buyer needs a full tally. Start with the premium over what the seller has paid so far, and the instalments that remain. Add the transfer fee the developer levies and the GST that applies to instalments made during construction.
Stamp duty is 5% of any value over Rs. 45 Lakhs, with extras of 10% (cess) and 2% (surcharge) computed on the duty. Registration costs another 2%. Gather every figure in one statement ahead of the token payment, and use the EMI calculator to see monthly payments and the upfront cash a loan needs.
What the Clubhouse Offers
Over 65 facilities are planned, and the 15,000 sq ft clubhouse leads them. A swimming pool is built on the roof, and the list includes a gym, a yoga space and a jogging track. Recreation is covered by sports courts, a skating rink, an amphitheatre and a room for indoor games.
Younger residents get a play area and an activity zone, and pets have their own park. The list closes with a meditation lawn and a community farming patch. All of this arrives at handover, so request the developer's latest construction update through the seller, then visit to judge the clubhouse's progress.
Registration and Construction Record
The project's RERA registration, number PRM/KA/RERA/1251/310/PR/120423/005862, was granted in April 2023 (the 12th). Its promoter is a company named Casa Grande Garden City Builders Pvt Ltd, and the sanction for its plan came from the BBMP in March 2023. Water comes from the BWSSB.
Building work started on 7 April 2023, and the first completion date was 22 March 2026. The Authority approved an extension on 11 September 2026 that carries the date to March 2027. The registration, that extension and the quarterly updates are all open to public checking on the state RERA website.
About Casagrand
Casagrand traces its start to Chennai, in 2003, and has its headquarters there even now. Its Bangalore work consists mainly of gated apartment communities of moderate size, among them schemes on the Kanakapura and Mysore roads. Time spent inside an occupied Casagrand community shows how the shared spaces are finished and looked after.
Before You Sign a Transfer
Stepping into a booking on an unfinished project asks for more care than buying direct. These are the points to settle first.
- The agreement the seller signed, and every receipt, read in full
- Written consent from the developer, with a statement of what is still owed on the unit
- Unit, tower and completion date matched against the RERA record
- The clause on compensation for delay, since the date has already slipped by a year
- Legal review of the whole document trail ahead of any payment
