Brigade Parkside North, Jalahalli: Prices, Timeline and Resale Checks (October 2026)

A one-bedroom flat for Rs. 44 Lakhs and a two-bedroom for Rs. 71 Lakhs, in a development already lived in, is the proposition at Brigade Parkside North. Brigade Group built it at Kammagondanahalli, in the Jalahalli part of North Bangalore, and its OC came on 15 March 2022. This guide covers costs first, then the neighbourhood, the site plan, the development's history and what to verify before buying second-hand.
What the Flats Cost
Two types are sold. In super built-up terms the 1 BHK offers 696 sq ft and the 2 BHK 1,125 sq ft. Entry prices are Rs. 44 Lakhs and Rs. 71 Lakhs in that order, and each works out near Rs. 6,300 for every sq ft sold.
Usable carpet space is smaller. The 1 BHK offers about 416 sq ft and the 2 BHK about 637 sq ft, meaning carpet area is just under 60% of the sold area in one case and under 57% in the other. Remember this when setting the rate against other projects.
Almost every sale now is a resale, so the final figure depends on the owner, the floor and how the flat has been kept. Because the OC already exists, GST is not charged, which saves money compared with buying a flat still being built. Adding 5.6% stamp duty and 2% registration would cost close to Rs. 5.4 Lakhs on the larger flat, and the EMI calculator turns any budget into a monthly figure.
Who Is Likely to Be Happy Here
Compact, ready-to-occupy homes on a restrained budget are the draw. Those buying a first home, couples, and older parents wanting a low floor fit best, and small investors can let a 1 BHK to the many people employed around Jalahalli and Peenya.
Choice of size is limited. Households needing a third bedroom, or carpet space beyond 650 sq ft, must go to other projects. Anyone chasing a high floor and a wide view is better off in the towers on Tumkur Road.
Neighbourhood and Metro Access
The development is reached from Kammagondanahalli's pipeline road (the Hesaraghatta-Bangalore one), on the west side of Jalahalli. The locality is an old part of North Bangalore, where public-sector units and a military air base are found. Peenya's industrial belt and Tumkur Road are south of it, while Yeshwanthpur is nearer the centre.
Namma Metro (Green Line) follows Tumkur Road, and the Jalahalli and Dasarahalli stations serve the area. Both are too far to walk, so budget for an auto or a short drive. Some lanes nearby are narrow, and a trip at office hours shows what the road to the highway is really like.
Site Plan and Facilities
A set of central streets, each about 300 metres long, organises the blocks. A block has four floors and between 10 and 20 homes, so few neighbours share a staircase. Parking is in the basement, where the registered plan provides 431 slots.
More than 25 amenities are listed, with the clubhouse at their centre. It also has a community hall, a pool, a gym, parks, tree-lined streets, backup power, CCTV and sports areas indoors and out.
How the Project Got Here
Work started in 2018. The first registered completion date, 31 March 2021, became 30 September 2022 after a Covid extension and another extension. The OC arrived before that, and on the Karnataka RERA portal the development is shown as completed.
Buying in a finished development means seeing the actual flat, its daylight and the condition of shared spaces before paying. Time spent in the car park, the clubhouse and a few blocks tells a buyer more than a brochure would.
The Basic Record
The developer is the group's listed arm, Brigade Enterprises Limited. About 5.3 acres of land, of which roughly 59% stays open, carry survey number 23/1 in Kammagondanahalli village. Revenue records place it in Bangalore North taluk, Yeshwanthpura hobli, and the pincode is 560015.
In total the blocks, lettered A to X, hold 434 apartments, 364 of them with two bedrooms and 70 with one. About 84% of the homes are therefore 2 BHK. The RERA number and grant date are in the questions at the end.
Before Paying for a Resale Flat
In a resale the papers pass from the developer to the owner, so verification matters. A sensible sequence follows:
- Ask the seller for the OC that was issued in March 2022
- Examine the registered deed under which the seller owns, and follow it back to the developer's original sale
- Obtain a current encumbrance certificate, which shows whether any loan or charge is still open
- Confirm that the khata and the most recent tax receipt are both in the seller's name
- Obtain the association's no-dues letter for maintenance
- Note the number of the car park attached to the flat
- Where a home loan was used, ask for the closure letter
The association decides maintenance charges and keeps the sinking fund, so request its latest statement. The estate office should be asked about water supply and the age of the lifts and pumps. For price comparison, look at the other Brigade Group projects around Bangalore.
