Brigade Omega

Across the road from Thurahalli Forest in South Bangalore, a Brigade Group community called Brigade Omega has been lived in since December 2017. Its 520 flats are finished, so the only way in is through a current owner. This article describes the area, the floor plans, the amenities, the money involved and the documents worth demanding first.

Reasons to Consider It

Buyers who want to walk into a finished flat, in a neighbourhood where schools, hospitals and markets already exist, are the natural audience. A resale lets you inspect the actual flat, see how well the towers are kept and judge the owners' association at work. Certainty of that kind is the strongest argument against buying an unfinished project.

Commuters heading to the south or the middle of the city, or to Electronic City along the NICE Road, will find it convenient. Offices in Whitefield or along the ring road's tech corridor, however, mean long daily journeys from Thurahalli.

Where It Is and How to Reach It

The campus is in the 1st Block of Banashankari 6th Stage, with the forest opposite and Subramanyapura nearby. From Subramanyapura Main Road, the NICE Road is a short hop, and it carries traffic onwards towards Hosur Road and Mysore Road. Kanakapura Road lies a short drive eastwards, and its metro stations belong to the Green Line.

Everyday shopping, banking and medical visits are usually handled in Banashankari, Uttarahalli or JP Nagar. For a wider view of the area, read the Thurahalli locality page alongside the Banashankari locality page.

The Plot and the Towers

Each of three towers has 13 floors, and together they cover 6.5 acres off Kanakapura Road. Brigade Group is the developer, and the land is recorded under survey number 23/1 in Uttarahalli Hobli, with a postal address in Thurahalli Village, Bangalore 560062. In all there are 520 flats, with two, three or four bedrooms.

Floor Areas

Seven layouts are available, all measured by built-up area. The smaller two-bedroom pair is around 1,320 and 1,330 sq ft, four three-bedroom plans measure roughly 1,690, 1,740, 1,750 and 1,800 sq ft, and the lone four-bedroom plan is close to 2,390 sq ft.

Light and ventilation were priorities in the design, and the forest is just across the road. Even so, flats of an identical plan may sell for different amounts, because floor, orientation and the condition of the interiors all count in a resale.

Clubhouse, Grounds and Systems

Recreation is divided between the clubhouse and the open space among the towers, where a jogging trail circles parks and lawns. Residents get a pool, a gym, badminton and basketball courts, a table tennis room, a spa with sauna, a community hall with a party area, and a children's play zone with landscaped gardens.

Behind the scenes, the buildings are equipped with CCTV, intercom, fire safety installations and their own sewage treatment. Generator capacity per home is 2 kW for the smaller flats, 3 kW for the three-bedroom ones and 4 kW for the 4 BHK, and the generators also fully back up lifts, pumps and shared lighting. At each tower's centre are two lifts for residents and one for service use.

Regulatory Position

Keys were handed over in December 2017, close to the time the Karnataka RERA rules began to apply. The project is absent from the Karnataka RERA register, which means a resale rests mainly on completion documents. Before anything else, examine the occupancy certificate, the sanctioned plan and an unbroken chain of title.

Budgeting for a Purchase

The developer's final sales were around Rs. 5,790 for each sq ft. Owners now set their own prices, influenced by tower, floor, orientation and condition. Recently registered deals for the same plan in one tower show what a fair price is.

Stamp duty adds 5% plus surcharges where the property exceeds Rs. 45 Lakhs, and registration adds 2% of the value. Some associations charge a transfer fee, and fittings or interiors approaching ten years old may call for a renovation budget.

GST is not due when a completed home with an occupancy certificate is resold. It is worth asking the association what the monthly maintenance is, and whether any repair levy, perhaps for lifts or the façade, has already been voted through.

Seller's Papers to Inspect

A resale in a mature community rests on what the seller can produce. Before you hand over a token, ask to see:

  • The tower's occupancy certificate along with the approved building drawings
  • The seller's registered deed, plus every earlier deed in the ownership chain
  • A khata held by the seller, with current property tax receipts
  • An encumbrance certificate going back to 2017
  • A clearance letter from the owners' association on all dues
  • Closure paper or written consent from the lender, if a home loan runs on the flat

Paying a lawyer to read the title chain is sensible for any resale. More from the same builder can be found at Brigade Group homes.
