Brigade Nanda Heights, Padmanabhanagar: 3 and 4 BHK Resale Guide

New high-rises are rare in the older parts of south Bangalore, that makes Brigade Nanda Heights a rarity. Brigade Group raised one tower of 23 floors in Padmanabhanagar, close to Subramanyapura Main Road, holding 107 homes with three or four bedrooms. This article looks at the neighbourhood, the plans, the registration, what a resale costs and what a buyer should ask for.
Who Will Enjoy Living Here
A family wishing to move into new construction without leaving an established area, close to Banashankari, Jayanagar and JP Nagar, is the obvious fit. Padmanabhanagar's markets, banks, clinics and schools have served residents for decades, so errands are short. Anyone who prefers a calm, thinly populated address to a giant township will find it appealing.
One tower means fewer amenities than a large campus gives. Because only 107 households divide the running costs, it is wise to ask early what monthly maintenance for such a tall building comes to.
Reaching It
The tower is in Munireddy Layout, on the side of the locality nearer Subramanyapura Main Road. A ride of about 10 minutes reaches JP Nagar station, a stop on the metro's Green Line. The NICE Road, Bannerghatta Road and Kanakapura Road tie the neighbourhood to Electronic City and the wider south.
Several inner lanes are tight, and school hours bring crowds. Try the final stretch at morning and evening peaks to judge it yourself. The Padmanabhanagar locality page describes the neighbourhood further.
The Three Plans
Thirty-one homes have three bedrooms and two bathrooms, with roughly 1,001 sq ft of carpet area, and one of them gets an open terrace. Fifty-four have three bedrooms and three bathrooms, with carpet areas between 1,044 and 1,065 sq ft. The remaining 22 have four bedrooms, four bathrooms and a room for domestic help, with around 1,550 sq ft of carpet space.
Buyers choose most often the three-bathroom three-bedroom plan, which measures roughly 1,581 sq ft super built-up. A floor holds only four or five homes, so both the facing and the height matter a great deal for the view. Certain sides look over the old layout's low rooftops, while others meet neighbouring buildings.
Amenities
A single-tower site keeps the amenities modest. There is a swimming pool, a gym and landscaped open ground at the base of the tower. Request the complete list with the position of every facility.
Land, Plot and Registration
The land is in Chikkallasandra Village, Bangalore South Taluk (Uttarahalli Hobli), on survey numbers 64/1B plus 74/2A. The postal address is number 13-15, in Munireddy Layout on 18th Main Road, Bangalore 560061. The plot measures 6,677 sq m, which is about 1.65 acres, and some 88% of it stays open. The tower rises over two basements and offers 155 parking spaces.
In June 2022 Karnataka RERA granted registration PRM/KA/RERA/1251/310/PR/140622/004982. Work began on 1 July 2022, with completion declared for 31 December 2026, and the BBMP sanctioned the plan.
Status Today
Construction is finished, and the tower now ranks with Brigade Group's handed-over projects, completed before the declared date. The authority's portal carries the registration and quarterly progress reports. Ask to see the tower's occupancy certificate before accepting any home.
Money Matters
At launch, the plan with three bedrooms and three bathrooms cost Rs. 1.84 Crore, close to Rs. 11,600 for each sq ft of super built-up space. Since the developer has sold out, a purchase now means a resale, or taking over a booking someone else holds. Look at current asking figures for both home types before negotiating.
The extras depend on where the deal falls relative to the sale deed. Stamp duty is 5% with surcharges, and registration adds 2%. When someone takes over a booking early, GST applies to instalments still due, and the developer may charge a transfer fee. Car parking, corpus and prepaid upkeep fall to the buyer if the seller has not cleared them.
Once a home is complete and bought after the occupancy certificate exists, GST is not charged. Ask the seller for a breakup of payments already made, since that clarifies the negotiation.
Papers Worth Collecting
An earlier owner's sale involves paperwork from the seller and from the developer. Collect these before any price is agreed:
- The tower's occupancy certificate, with a sanctioned plan marking the unit and its parking
- The seller's contract with Brigade Group and each receipt of payment
- The developer's written permission to transfer, or else a registered sale deed, if it exists
- An encumbrance certificate, the khata and the newest tax receipt
- A letter clearing maintenance dues and, if a loan runs on the flat, the bank's consent
Other homes by the same builder in the south include Brigade Omega, by Thurahalli Forest. The builder's wider portfolio is on the Brigade Group homes page.
