Puravankara in Bangalore: Record Sales, New Land and a Buyer's Checklist

During financial 2025-26, Puravankara posted its best sales ever, and it plans a busy launch calendar for 2026-27. Both facts matter to anyone shortlisting a Bangalore home, because they show where new Purva projects are likely to appear. The sections below cover the numbers, the land, the brands, the map of projects and the steps for vetting any one of them.
Numbers From the Last Financial Year
Rs. 7,407 Crore was the value of homes sold between April 2025 and March 2026, a jump of 55% on the year before. The area involved was 7.25 million square feet, and the average price worked out to Rs. 10,213 for every square foot. Customers paid Rs. 4,258 Crore in collections.
Management has set Rs. 11,200 Crore as the sales goal for 2026-27. About 21 million square feet of launches, spread across 12 to 15 months, are meant to deliver it. Rs. 2,321 Crore was the net debt when March 2026 ended, and a listed developer reports such figures every quarter.
Recent land purchases hint at where launches will come. Four announcements were made for Bangalore, from 25 May to 29 June 2026. The biggest parcel is 14.57 acres at Mandur near Budigere, which was partly bought and partly taken on joint development. Another 11.23 acres at Doddagubbi in the north came through a joint development agreement.
Near Devanahalli, Sanna Ammanikere saw 9.73 acres bought outright. The smallest deal, 6.4 acres around Sarjapur, is again a joint development. Three of the four plots are on the outskirts, so check travel time, water and school options there as they are today, since metro lines and new roads stay plans until they open.
About the Company
The business dates from 1975 and was launched by Ravi Puravankara, now its chairman. The managing director is Ashish Puravankara. Incorporation followed in 1986, and the Bangalore head office is on Ulsoor Road.
The NSE and the BSE have carried its shares since 2007. Its presence spans nine cities, Bangalore being the original and largest. Apartments, villas and plots are on offer around the city in every direction.
Reading the Brand Names
The group uses different labels for different budgets. Provident Housing is a mid-priced label that the parent owns completely, and it was set up in 2008. Plotted layouts that come with internal roads, utility lines and a clubhouse are sold as Purva Land. Villas and apartments in the premium and luxury segments carry the flagship Purva name.
Two more names matter behind the scenes. Starworth Infrastructure and Construction is the building contractor, and Purva Streaks is the interior design arm. The Provident Housing page covers the mid-priced label in detail.
The name on the hoarding may differ from the legal promoter. A number of Provident developments in Bangalore are registered under Puravankara Limited. The agreement for sale shows the promoter in law, so read it before booking.
Where the Projects Are
Location decides price and stage much more than the brand. Four parts of the city matter:
- North: Hennur Road, Thanisandra, the airport road and the aerospace park around Bagalur and Devanahalli.
- South: Electronic City, Kudlu Gate, Lalbagh Road and Kanakapura Road.
- West: Magadi Road alone.
- Sarjapur and the south-east, with Mandur's new acreage towards Budigere.
The north offers the widest choice. Thanisandra has finished apartment towers named Purva Atmosphere, and an older community, Purva Palm Beach, is off Hennur Road. In the aerospace park, Purva Northern Lights received its registration in March 2026.
On the southern side, the wings of Purva Park Hill, along Kanakapura Road, were filed with RERA one at a time. At Kudlu Gate, Purva Heritage received its registration in July 2026.
Teaser Names Before Launch
"Purva Codename" is the tag Puravankara often gives a project during its teaser phase. Interested buyers register their names, but the final plans, prices and even the project's name come afterwards. Early numbers should therefore be treated as provisional.
The aerospace park scheme illustrates this. Teaser material said Codename Flow, whereas the March 2026 filing says Northern Lights, promoted by Puravankara KVN. Compare the registered name, tower and flat sizes with whatever was shown earlier, and trust the registration.
RERA bars marketing, taking bookings and selling until a project is registered. Registering interest therefore creates no right to a flat. Keep any deposit modest, obtain a written promise of refund, and remember that only the registration number fixes the plans and dates.
What the Portal Shows
Every project on the Karnataka RERA portal comes with its promoter, approved plan and completion date. Three features of this group's entries deserve attention.
First, size: one development may hold several entries. Each wing of Purva Park Hill has its own, while Purva Northern Lights, for its part, is filed in three phases, so pick out the number for the tower being bought. Second, partnership: KVN Property Holdings LLP is the registered party for Purva Northern Lights, which is sold under both names. Where land is jointly developed, the landowner keeps a stake in the homes and can sell those independently.
Third, slippage. The February 2019 registration of Purva Atmosphere gave 31 March 2024 as the end date, and extensions moved it to 30 December 2025. As every extension is listed on the portal, older projects show how the dates have actually held.
Seven Points to Verify
A familiar name lowers some risks but leaves others in place. Before paying, verify these points:
- Registration number of the tower or phase concerned, and the completion date entered against it.
- Legal name of the promoter, and which side the flat comes from, the developer's or the landowner's.
- Plan-wise carpet area, since Comfort, Grand and Luxe are labels for different sizes.
- Cost sheet in full, including GST, legal fees, deposits, parking and clubhouse charges.
- Payment plan, especially the share payable ahead of structural completion.
- Density in high-rise towers, measured in flats for each acre and for each lift.
- Occupancy certificate and owners' association status, for completed homes.
Paper cannot tell everything, so visit a mature Purva community nearby. Its residents can speak about build quality, water availability and how common areas are kept up after handover.
Which Buyer Fits Which Project
A family keen to move soon should shortlist finished towers and resale homes around Thanisandra, Hennur Road or Kanakapura Road. Buyers prepared to wait four years or more can consider the aerospace park and the southern corridors. Purva Land plots are meant for those who prefer land that comes with a developer's approvals.
Prices vary a lot across these groups, so settle the budget first. The EMI calculator turns any price into a monthly payment and the cash needed upfront. After that, compare two or three registered projects, judging each on carpet area and overall cost.
