Century Breeze, Kogilu Main Road: A Resale Buyer's Primer

Eight of every ten square metres at Century Breeze are left as open ground, which is uncommon for an apartment community of its size. This finished development by Century Real Estate has three towers, 5.7 acres and 322 apartments, beside Kogilu Main Road, within the Jakkur belt of north Bangalore. The developer has no unsold homes, so a buyer today deals with an existing owner.
Is This Your Kind of Project?
Families after a ready two- or three-bedroom home, plenty of open ground and a complete clubhouse will like it. Households working along the airport road, or around Hebbal, Yelahanka and Manyata, are well placed. An occupied community also lets a buyer inspect the building, meet neighbours and judge the upkeep before paying.
All homes available belong to private owners, so every price is a matter of negotiation, and availability depends on current listings. Anyone wanting a new flat from the developer, with payments spread through construction, should look at newer launches close by.
Where It Is and What Is Nearby
In postal terms the project falls within pincode 560064, Bengaluru North, in Shivanahalli of Yelahanka Hobli. The exact spot is Kurlappa Layout, on Kogilu Main Road. The site is a short drive from NH 44 (Bellary Road), in the stretch linking Jakkur with Kogilu.
Schools and shopping are close. Vidyashilp Academy is 1.5 km from the gate and RMZ Galleria Mall is 2.2 km, while Jakkur Lake is 2 km away. For work, L&T Tech Park is 4.1 km off, and 8.5 km separates the gate from Manyata Tech Park. Columbia Asia Hospital is 5.5 km from the project.
Bellary Road carries traffic to Hebbal and the airport, and it moves slowly close to Hebbal at peak times. A metro line to the airport is being built along it. Do a test drive at peak hours before deciding, to learn what a daily commute really takes.
Towers, Floors and Open Space
The three towers share two basement levels. The first two have 13 floors above ground and 81 homes each, while the third has 14 floors and 160 homes. The plot measures 23,066 sq m, and roughly four-fifths of it is left open.
RERA records three groups of homes, with these carpet areas:
| Category | Homes | Carpet area |
|---|---|---|
| 2 BHK | 100 | from 891 sq ft at the low end, topping out at 1,051 sq ft |
| 3 BHK | 190 | from 1,219 sq ft at the low end, topping out at 1,363 sq ft |
| Other formats | 32 | mostly between 1,705 sq ft and 1,777 sq ft |
Rooms here are bigger than in many newer projects with the same bedroom count, and saleable area for a typical 2 BHK is close to 1,483 sq ft. Seller descriptions of size are not uniform, so compare homes by carpet area and ask to see the approved floor plan.
Clubhouse and Grounds
Life at Century Breeze revolves around a clubhouse of 30,000 sq ft and the lawns around the towers. The facilities fall into five groups:
- Swimming: a main pool plus a smaller one for children
- Courts for squash, tennis, basketball and volleyball
- Fitness: gym, running track and a yoga-and-meditation area
- Relaxation: a spa with a sauna, indoor games, a party lawn and an amphitheatre
- Family needs: a business centre, a reading room, a creche and a play area for children
Having served residents for years, they show through their condition how well the association is run. Ask what the monthly maintenance is per sq ft and how much money is held in the corpus fund.
What a Resale Costs
Owners set the prices here, because the developer has nothing of its own left to sell. The asking amount varies by tower, level, facing and fit-out, and visiting a few homes of one plan shows the current going rate.
Beyond the agreed price, a resale buyer should budget for:
- Stamp duty at 5% on any value over Rs. 45 Lakhs, with a cess of 10% and a surcharge of 2% on the duty
- A registration fee at 2%
- The transfer fee the owners' association charges
- Any maintenance the seller still owes
- A lawyer's fee for the title check, plus repairs or fresh interiors
Lenders finance a resale against the agreement and the title documents, and their valuation may not match the agreed price. To work out the instalment and the upfront cash for a loan, try the EMI calculator.
Registration and the Builder
Karnataka RERA registered the project on 16 September 2017 as PRM/KA/RERA/1251/309/PR/170916/000324, in the name of Century Real Estate Holdings Private Limited. The BBMP approved the plan. Building work started on 1 September 2015, ahead of RERA's commencement.
Completion was first registered for 31 December 2019. Extensions followed, and the final date is 30 September 2021. The state RERA site shows the registration and the order granting extensions. In an occupied project, though, the title papers and the occupancy certificate matter most.
Century Real Estate was founded in Bangalore in 1973. Its products are apartments, villas and plotted layouts, with most recent homes in the northern parts of the city, and this one is among its finished projects towards Yelahanka.
Verification List
In a resale, the seller's documents weigh as heavily as the building itself. Settle these points:
- The occupancy certificate for the tower, and the sale deed registered in the seller's name
- An encumbrance certificate, the khata and a recent property tax payment slip
- Clearance letters issued by the owners' association and, if the seller has a loan, by the lender
- Written confirmation of which car parking bays go with the home
- A walk through the flat, a plumbing test, and a look at the lifts and clubhouse when they are in heavy use
