Century Astoria, Jakkur: Large Homes on Bellary Road, Price, RERA and Progress
Roomy apartments by the airport road are what Century Astoria offers. Century Real Estate is selling them in pre-launch at Jakkur, in the north of the city, opening the residential side of a bigger destination planned along Bellary Road. This guide explains the location, home mix, pricing, registration, building progress and the checks a buyer should run.
One Project, Three Names
Before launch the project was publicised as Century Immencity, and also under the codename Blue Moon. The Karnataka RERA entry and the sanctioned plan both carry the name Century Astoria, so that is the name to put in any agreement.
Immencity is the larger idea, spread over 50-plus acres and mixing housing with restaurants, shops and community spaces. The registered first phase is smaller, with 334 apartments divided among five towers on a little over six acres.
Three towers climb 16 upper floors and two climb 15, all above two basements, and building heights go from 50.85 m up to 54 m. Covered parking totals 615 spaces, which nearly gives every home two.
Is It Meant for You?
Prices begin above Rs. 4 Crore and the homes are big, so the buyer is usually an established household with a high income. Frequent flyers and senior staff at offices in the north are an obvious fit, because Manyata Tech Park, Hebbal and the airport are all connected by the same road.
Completion is proposed for February 2031, which asks for patience of four-plus years. Anyone wanting to move in sooner can look at finished homes around Yelahanka and Jakkur.
The Neighbourhood
Between Hebbal and Yelahanka, the plot fronts Bellary Road in Jakkur. The land spans eight survey numbers, namely 43/2, 44/1, 40, 41/3, 42/5, 41/1A, 43/3 and 41/1C, in Yelahanka Hobli's Shivanahalli village (pin code 560064). Daily needs nearby are covered by the following.
- Offices: Brigade Opus, Brigade Magnum, Kirloskar Business Park, Karle Town Centre and Manyata Tech Park
- Schools: Mallya Aditi International School, Canadian International School, Stonehill International School and Vidyashilp Academy
- Hospitals: Sparsh Hospital, Aster CMI Hospital and Manipal Hospital in Yelahanka
- Malls: Phoenix Mall of Asia, along with Elements Mall
A Blue Line station for the airport metro is planned at Jakkur Cross, and construction continues on Bellary Road. Cars and buses remain the only choice until it opens, so drive the route at rush hour. The Jakkur locality page adds more about the area.
What the Homes Cost and Include
In marketing the homes are residences of 3 and 3.5 bedrooms, with entry pricing of Rs. 425 Lakhs. The 334 homes divide as follows in the registration.
- Six-bedroom homes: 6
- Four-bedroom homes: 101
- Three-bedroom homes: 227

Because the homes are under construction, GST of 5% is added to the price. On a Karnataka purchase above Rs. 45 Lakhs, stamp duty at 5.6% (cess and surcharge included) and 2% for registration follow. The cost sheet often also lists a maintenance corpus, utility deposits, clubhouse membership and parking.
Amenities and Open Land
Planning splits amenities across two levels. The ground level centres on a community lawn, around which are placed outdoor exercise areas, a children's play zone, courts for pickleball, tennis and basketball, a pool and an open-air theatre. Reading gardens and eating spaces belong to the wider destination.
Of the registered land, 18,869 sq m stays open while the towers cover 5,715 sq m, so open ground makes up about 77%. The 40,000 sq ft clubhouse holds a squash court, an indoor badminton court, a gym, a business centre and a pool that is temperature-controlled.
Approvals and Construction Status
Realkraft Ventures LLP is the promoter. Its registration, PRM/KA/RERA/1251/309/PR/160526/008662, was issued on 16 May 2026, BBMP cleared the plan on 31 December 2025, and buyer money flows into a project account at ICICI Bank.
Site work commenced on 1 February 2026; completion is proposed for 12 February 2031. The quarterly filing of 13 July 2026 recorded 2% progress. It also mentions a miscellaneous first appeal (MFA 3614-3615 of 2025) before Karnataka's High Court, and no stay or injunction is on record.
The Builder
Century Real Estate began in 1973 under Satish Pai and Dayananda Pai. Jakkur ranks among its strongest areas, with Century Novus and Century Horizon already built there. Elsewhere it is building Century Mirai at Marathahalli and Century Kindle at Yelahanka.
Six Checks Ahead of a Booking
Spending at this level in a pre-launch phase rewards patience with the paperwork. Here is a sensible order.
- Search the RERA number on the state portal and confirm that Century Astoria appears against it.
- Obtain a short explanation of the court appeal and let a lawyer review it.
- Request the carpet area and layout drawing of the specific home before any money moves.
- Clarify what is included in this phase and what hinges on later phases of the wider scheme.
- Collect a complete cost sheet and study the clause on delays in the sale agreement.
- Pay only to the project account that the agreement names.
