Brillio at Brigade Valencia, Phase 2: Homes, Prices and RERA Timeline

Brillio is the later of the two residential phases of Brigade Valencia, and it is scheduled to finish on 30 September 2029. That long runway shapes everything about the purchase, from the payment plan to the questions worth asking. The guide below covers Brigade Valencia Phase 2 Brillio in the order a buyer needs the facts.
The Project Snapshot
Brigade Group is developing Brillio close to Bommasandra, on the far southern fringe of the city. It forms part of the 24-acre Valencia community next to NH 44. The RERA entry is titled "Brillio and Commercial", so the registration takes in 779 homes, retail units and a hotel block.
The tower holds every home, with 27 storeys above three basement floors. Across the entire community, about 85% of the land is planned as open space, alongside more than 35 amenities. Phase one is listed separately under the Brigade Valencia name, so a buyer can set the two side by side.
Who Will Like It
The project is aimed at people employed in the Electronic City tech parks, the factories of Bommasandra or offices elsewhere on Hosur Road. They get a big, professionally managed community near work. Sizes vary so much that a bachelor, a newly married pair and a joint family each have a plan to choose from.
A household that cannot wait beyond about two years should look at a ready project along the same road. A 2029 handover is a real wait.
Getting There and Getting Around
The address is Kithiganahalli Village in Attibele Hobli, Anekal Taluk, pincode 562114, past Electronic City on NH 44. Narayana Hrudayalaya hospital is a short distance away, and the metro's Yellow Line has a stop at Bommasandra, a two-minute drive off.
These links matter most in daily life:
- The highway towards the city passes Electronic City and Silk Board.
- The metro line runs from Bommasandra up to RV Road.
- Job centres: the Electronic City campuses and the Bommasandra industrial zone.
- Further south on the same road are Attibele and Hosur.
Rush-hour traffic on the highway is heavy, which is why many residents rely on the metro. For the corridor as a whole and its other launches, see the Hosur Road area guide.
Unit Mix and Carpet Areas
Apartments go from one to four bedrooms, and the smaller sizes also come with an optional study. The RERA list gives carpet area, which is lower than the built-up size in brochures. There are four groups:
- One-bedroom homes (with or without a study): 84, measuring between 406 and 431 sq ft
- Two-bedroom homes (with or without a study): 249, between 757 and 854 sq ft
- Three-bedroom homes: 334, between 978 and 1,128 sq ft
- Four-bedroom homes with servant quarters: 112, between 1,638 and 1,679 sq ft
The three-bedroom is the commonest format. Its bigger plans have three bathrooms, as does every four-bedroom plan.
What the Home Will Cost
A three-bedroom flat with a built-up area of around 1,701 sq ft begins at Rs. 1.95 Crore, and Rs. 2.08 Crore marks the upper end. The four-bedroom, with built-up space near 2,491 sq ft, costs between Rs. 2.74 Crore and Rs. 2.89 Crore. In rate terms, that is close to Rs. 11,460 for each sq ft in the 3 BHK and close to Rs. 11,000 in the 4 BHK.
Pricing for the smaller flats is revised at every release, so request the latest sheet from us. A cost sheet adds several items beyond the base figure:
- GST of 5% while the home is under construction
- Extra for a higher floor and a preferred position
- A car park slot and membership of the clubhouse
- Stamp duty (5%, with surcharges) and registration (2%) as applicable in Karnataka
- A corpus deposit and maintenance paid ahead
Base the comparison on one written, all-inclusive figure for the particular unit, its floor and its orientation. Feed that number to the EMI calculator with the intended loan amount and tenure to see the monthly payment.
Registration and Approvals
Karnataka RERA gave its approval on 4 September 2024, with registration number PRM/KA/RERA/1251/308/PR/040924/006986. The project is classed as a fresh launch. Earlier, on 12 July 2024, the local planning authority had sanctioned the building plan.
On the portal the promoter also files progress reports every quarter. Reading them is a simple way to follow real progress over the coming years.
About Brigade
Brigade Enterprises Limited, the developer, trades on the stock exchanges. M. R. Jaishankar started the company in Bangalore in 1986, and it builds residences, offices, malls and hotels. The Brigade Group profile lists its other projects, including finished communities that show how its buildings are made and kept.
Several large Brigade communities have been handed over in the southern and eastern parts of the city. A visit to one of them, or to phase one at Valencia as residents arrive, shows how the company runs a completed project.
Seven Things to Settle Before Booking
A big mixed-use phase repays a close look at the specific unit. Settle these before paying any booking amount:
- Verify that the RERA number and completion date in the agreement match the portal.
- Check floor, facing and carpet area, plus the built-up area that the price is based on.
- Ask for a written cost sheet that shows all charges together with the payment schedule.
- Study the delay clause of the agreement for sale, including any grace period it grants.
- Find out whether the amenities will be ready at handover or are shared with phase one.
- Time the drive to the office and the metro station at rush hour.
- Enquire how entry to the hotel and the shops will be arranged and managed.
An afternoon spent on this list answers most later questions. It also puts Brillio on equal footing with other launches along Hosur Road.
