Brigade Sanctuary, Dommasandra: Homes, Prices and RERA Status in October 2026

Eight towers, fourteen acres and 1,275 apartments: that is the scale of Brigade Sanctuary, built by Brigade Group next to Whitefield-Sarjapur Road in East Bangalore. The site is at Chikkavaderapura, close to Dommasandra, and every tower has reached the finishing phase. What follows covers the RERA record, layouts, prices, the neighbourhood and what to verify before paying.
RERA Record and Progress on Site
Karnataka RERA registered the project in November 2023, under number PRM/KA/RERA/1251/446/PR/041123/006372. Building work started on the first of December 2023, and the promoter has declared that it will finish by 31 December 2028. The BDA approved the building plan.
By August 2026 all eight towers had reached full height, with the outer walls being painted and interiors finished. Work on the clubhouse continued, along with podium waterproofing, softscape and pergolas. Each quarter's progress report is posted on the state RERA portal for anyone to read.
Where the Project Is
The village is Chikkavaderapura, in Sarjapura Hobli of Anekal Taluk, and the entrance faces Muneswara Swamy Temple. Varthur is to the north and Dommasandra Circle to the south, with Sarjapur further down the same road. The Varthur locality page describes the surrounding area in more detail.
Education is the strongest point of the address. Barely 400 m from the gate is the International School of Bangalore, and Oakridge International School is 1.4 km off. Inventure Academy is 2.5 km away, Greenwood High School 3 km, and a drive of 3.7 km reaches Global Indian International School.
For work and errands, the Wipro SEZ is 6 km from the project and the PayPal campus 8 km. A DMart on Sarjapur-Marathahalli Road is 5.5 km away, and Ecospace and Sakra Hospital in Whitefield are each about 12 km. This stretch is crowded when schools and offices open or close and no metro serves it yet, so drive the route at your own commuting hour before deciding.
Project Summary
About 87% of the land is left open, and the plan keeps over 500 trees that grew on the plot. It ranks among the bigger Brigade developments in the Sarjapur direction, and its amenities revolve around one large clubhouse of 32,000 sq ft. The key points are listed below:
- Promoter: Brigade Enterprises Ltd, trading as Brigade Group
- Site: 14 acres
- Blocks: eight, lettered A to H, each with 27 floors over two basement levels
- Apartments: 1,275, in one-, three- and four-bedroom types
- Amenities: more than 35 across the community
Sizes and Mix
Super built-up area starts at roughly 656 sq ft and tops out near 2,491 sq ft. Carpet area runs from 424 sq ft at the low end up to 1,578 sq ft at the high end. Homes with three bedrooms dominate, and the registered count by type is below:
- 166 one-bedroom apartments
- 460 three-bedroom apartments with a pair of bathrooms
- 431 three-bedroom apartments with three bathrooms
- 108 further three-bathroom homes where a study is included
- 108 apartments of four bedrooms, in which each has four bathrooms plus a room for domestic help
Two single units complete the 1,275. One is a two-bedroom home that has a study, and the other a three-bedroom home with a room for domestic help. In towers of 27 floors, light and view differ a good deal between a low and a high floor.
What It Costs
Brigade's latest price list opened with the one-bedroom home at Rs. 79 Lakhs. A three-bedroom apartment with two bathrooms was priced from Rs. 1.67 Crore, and the three-bathroom version from Rs. 2.03 Crore. The four-bedroom home topped the list, starting at Rs. 2.81 Crore.
| Configuration | Starting price |
|---|---|
| One bedroom | Rs. 79 Lakhs |
| Three bedrooms, two baths | Rs. 1.67 Crore |
| Three bedrooms, three baths | Rs. 2.03 Crore |
| Four bedrooms with maid's room | Rs. 2.81 Crore |
The builder has sold its stock, so a buyer now takes over an existing booking. The seller names the price, usually what has been paid to Brigade along with a premium. Budget for these extras as well:
- GST on instalments that remain payable to the builder
- A transfer or endorsement fee charged by the builder
- Stamp duty of 5% plus surcharges, and 2% more for registration, when the sale deed is signed
- Deposits for parking, clubhouse and corpus, in case the seller has left them unpaid
Facilities
Courts and gardens are spread over the podium and the grounds, while indoor facilities are in the clubhouse. Highlights of the amenity list are below:
- Water and fitness: a pool with changing rooms, and a gym indoors
- Racket sports such as squash, badminton and tennis, with basketball and futsal alongside
- A cricket net and a beach volleyball court
- A studio for yoga and aerobics, and an audio-visual room
- A terrace for parties, with pool and table tennis
- An amphitheatre and a camping spot in the open
- Gardens for hammocks, a reflexology path and an open-air gym
Who Should Consider It
Families after a roomy apartment close to the schools along Sarjapur Road are the natural buyers, as many well-regarded campuses fall inside 4 km. Single professionals, and investors hoping to rent out to staff of the nearby Wipro and Sarjapur offices, may prefer the smaller homes.
With no stock left at the builder, the way in is a booking transfer. It works for a person who accepts a handover in 2028 and the additional paperwork.
Paperwork to Collect Before Paying
A transfer depends on documents from the seller and from Brigade. Request the following first:
- The original agreement between the seller and Brigade, plus every receipt
- Account of money paid to date and instalments pending
- Written approval for the transfer from Brigade, and what it charges
- A plan showing the tower, the flat number and the parking bay
- A no-objection letter from the lender, if the booking carries a loan
Pay the seller against the builder's endorsement and not ahead of it. The builder's other projects are on its company page, and further homes in the area appear among the flats on sale around Varthur.
