Brigade Orchards

Three towers named Kino hold the smallest homes in Brigade Orchards, the Brigade Group township at Devanahalli in North Bangalore. The phase is finished and appears on the developer's list of delivered projects. This guide gives the registration details, the apartment sizes, the facilities nearby and a checklist for anyone considering a resale flat.

Registration Status

The state regulator records the phase under the heading "Kino @ Brigade Orchards", and BCV Developers Pvt Ltd, the township's own company, acts as promoter. The registration began on 4 June 2019 and was due to end on 30 June 2024. The Brigade Group now lists Kino among homes already handed over, so a buyer today deals with an existing owner.

On the state RERA website, the registered name leads to the sanctioned plans and to a unit list showing, for each flat, the carpet size, the land share and the parking space. Two complaints are recorded against the project, dated January 2024 and February 2026, and both now show as disposed of. The registration number is quoted in the questions at the end of this article.

The layout was cleared by BIAAPA, which plans development around Bangalore's airport. The survey number is 398/1A2, in Devanahalli Taluk, Kasaba Hobli, Devanahalli Village, Bengaluru Rural.

The Land and the Buildings

Kino occupies 13,961 sq m, close to 3.45 acres, and holds 290 apartments. Every tower has a basement, a stilt floor and twelve or thirteen residential floors. Buildings take up only a fraction of the plot, because 12,087 sq m, about 87% of the land, is recorded as open space, and the floor area ratio sanctioned is 1.749.

Homes come as one-bedroom, one-and-a-half-bedroom and two-bedroom apartments. The registered plan gives every home a single car park, so there are 290 spaces for 290 apartments.

Apartment Sizes by Tower

Each tower carries one size band. The smaller homes are in Tower 2, with 44 one-bedroom flats measuring 351 sq ft of carpet area and 66 one-and-a-half-bedroom flats measuring 462 sq ft. The RERA record totals them as 110 single-bedroom apartments.

Towers 1 and 3 share all 180 two-bedroom homes, whose carpet areas range from 618 to 625 sq ft. Advertised saleable areas are bigger, so judge any resale listing by carpet area.

Who Might Prefer Kino

Compact flats in a managed township appeal to first-time buyers, single professionals and couples. Airport staff, people employed in business parks nearby and investors wanting a modest flat to let are natural buyers too. Households needing three bedrooms will find more suitable homes elsewhere in the township.

Bigger flats of three or four bedrooms are planned at Brigade Orchards Ebony. The everyday trip from Devanahalli to central Bangalore, or to the tech corridors in the south, is a long one, so try it in rush hour before committing.

Facilities Inside and Around

The township spreads over about 130 acres and mixes villas with apartments, commercial space and sporting amenities. Its main clubhouse is the Signature Club. The campus also holds a school, a stadium with a sports arena, a hospital with a pharmacy, and shopping and office blocks.

Kino's own registered amenities cover a pool, a gym, a clubhouse, parks and sports areas indoors and outdoors. Ask which township facilities the monthly maintenance charge pays for and which need a separate membership fee.

Getting Around

The phase is on the township's Spinal Road, which joins Boodigere Road close to NH 207 in Devanahalli. To the west, a short drive reaches the town of Devanahalli and Bellary Road, which is NH 44. The biggest landmark and employer around is the international airport named after Kempegowda.

Construction of Namma Metro's airport-bound Blue Line is under way, and its nearest stops will be near the airport itself. Until then residents use cars, buses to the airport and the highway. Business and aerospace parks, some planned and some already working, support demand for rental homes of modest size.

Costs Beyond the Price

Resale prices are set one owner at a time and depend on the tower, the floor and the view. Present asking prices and recent sales are the best guide, measured per carpet area against comparable small homes around Devanahalli.

Duty and registration come as extras. A flat valued above Rs. 45 Lakhs carries 5% duty, and one from Rs. 20 Lakhs to Rs. 45 Lakhs carries 3%, with cess and surcharge on both. Registration costs 2%, and the EMI calculator on this site gives the monthly instalment together with the cash needed upfront at any price.

Documents to Gather

Buying second-hand in a handed-over project starts with paperwork. Gather these:

  • The occupancy certificate for the tower, and the sale deed under which the seller holds the flat
  • Flat number, carpet size, land share and allotted parking, each checked against the RERA unit list
  • An e-khata in the seller's possession, and the latest property tax receipt
  • Monthly maintenance figures, with a letter from the residents' association confirming no dues
  • Where a home loan existed, the closure letter, together with a fresh encumbrance certificate
  • Information on where the towers get water and the summer cost
  • Notes from a daylight visit, looking at damp, the lift and how the shared areas are kept

Investors should find out the rent a one- or two-bedroom flat earns in the township at present. A few current tenants or owners give a trustworthy figure. We can arrange a same-day visit covering Kino and the township's other phases.
