Brigade Eldorado, Bagalur: Phases, Prices and Checks for Buyers (October 2026)
Brigade Group has built a 50-acre township at Huvinayakanahalli, on the north side of Bangalore, where the road runs on towards the airport. Brigade Eldorado (some buyers write it El Dorado) is part of the Bagalur belt and is delivered tower group by tower group. Families already live in the first blocks, while RERA deadlines for the remaining ones fall between December 2026 and June 2029. What follows covers dates, costs, facilities and a checklist for resale and fresh bookings alike.
Phase-Wise Progress
RERA treats each cluster of towers as its own registration, so progress depends on which cluster a flat belongs to. The oldest registrations go back to 2019-2021, and Gallium's occupancy certificate arrived in February 2023. The later clusters are summarised here:
- Emerald and Luminaire: registered July 2022, two towers holding 1,236 homes, deadline 31 December 2026
- Dioro and Beryl: registered February 2024, two 22-storey towers, deadline 30 June 2028

- Cobalt: registered May 2024, a single 22-storey tower with 948 one-bedroom flats, deadline 30 June 2029
Krypton, Feldspar, Iridium, Jasper and Helio are older clusters listed too. The group's investor presentation of March 2026 put Brigade El Dorado among ongoing projects, alongside other work that adds up to 3.25 million square feet.

Where the Township Is
The postal address is pincode 562149, with Plot R5 and Plot R-8 allotted inside KIADB's Hardware Sector, a hi-tech and defence area. Parts of Bagaluru Village (Survey No. 177) and of Huvinayakanahalli Village (Survey Nos. 69, 70, 72) in Jala Hobli make up the land. The city's northern fringe, heading towards Kempegowda International Airport, is the setting.
Bagalur has turned residential because of the airport and the neighbouring industrial parks. Roads lead to the terminals, Devanahalli and Yelahanka, although the centre and Whitefield are a long way off. The honest test is to drive to work during rush hour.
Who Will Like It
A big campus that handles daily needs without leaving the gates is the main attraction. Shops, parks, sports lawns and cafes are all within, so most errands need no trip outside. Staff of the airport or of aerospace and hardware units nearby travel only a short distance.
Investors favour the small one-bedroom flats, while larger two and three bedroom plans suit families. Anyone hoping for a quiet little community must remember that thousands of families will use the same grounds once every cluster is occupied.
Sizes, Prices and Taxes
Flat sizes vary by cluster, from small one-bedroom units to three-bedroom homes. A Cobalt 1 BHK has built-up area near 535 sq ft, and we have no Cobalt homes left on our page. Launch pricing began at Rs. 52 Lakhs, roughly Rs. 9,700 for each sq ft.
Today's buyer picks between buying a flat from an owner in a finished tower and booking whatever remains in a newer cluster. Request today's price list from us, with the stock cluster by cluster. Owners' asking rates differ by tower, floor and the condition of the flat.
Homes still under construction attract GST at 5%, whereas a tower holding its occupancy certificate sells resale flats free of GST. Karnataka charges 5% stamp duty plus surcharges on homes priced above Rs. 45 Lakhs in both cases, along with a 2% registration fee.
Inside the Township
The facilities occupy gardens of more than 10 acres. A clubhouse offers a gym and a pool, and the grounds have golf and football lawns, several courts and a jogging path called the butterfly trail. Add two play zones for children, an amphitheatre, party spaces, cafes, shops and a games room.
In a township so large, monthly maintenance and rules for reserving common areas matter more than the list. Residents' associations in finished clusters can explain how things work at present.
A Buyer's Checklist
A resale and a new booking need different checks. Most people should run through the following:
- Learn the flat's cluster, then read its deadline in the state's RERA records online.
- For resale, ask for that tower's occupancy certificate and the seller's own sale deed.
- Collect the encumbrance certificate, plus a no-dues letter from the association.
- For fresh bookings, request the carpet area plus one cost sheet that lists every charge.
- Count lifts and ask about generator cover in your tower.
- Drive your commute during rush hour before deciding.
