Rs. 28,600 a Sq Ft in Rajajinagar: What One Bangalore West and Kessaku Tell Buyers

Phoenix Mills told investors that its Bangalore apartments went for Rs. 28,600 a sq ft on average during 2025-26. It is a striking number, yet it describes a tiny corner of the market. Here is where it comes from, what the two Rajajinagar projects offer, why ordinary flat buyers should ignore the rate, and what a top-end buyer ought to verify.
Reading the April 2026 Results
The company is best known for malls, with housing as a small side line. Its annual results, released in April 2026, carried three housing numbers.
- Sales more than doubled to Rs. 471 Crore, from a prior-year base of Rs. 212 Crore.
- Buyers paid in Rs. 467 Crore during the twelve months.
- The average price realised was Rs. 28,600 a sq ft.
Both projects are finished and hold completion papers, so these were ready homes. Group revenue was Rs. 4,423 Crore, which makes housing a minor part. The increase started from little and rested on very few, very large apartments.
The Rajajinagar Campus
One parcel of around 17 acres holds both projects. Its address is Dr Rajkumar Road, Rajajinagar, facing the Sheraton hotel, and the Green Line's Sandal Soap Factory station is nearby. Malleshwaram and Yeshwanthpur border the area, and an open parcel this large is unusual so near the centre of Rajajinagar.
One Bangalore West
The bigger project, One Bangalore West, went up in stages, with towers reaching 30 floors. Its 3 BHK homes start from 1,943 sq ft, while the 4.5 BHK, at 3,302 sq ft, comes with a garden of its own. The entry price is Rs. 6.33 Crore. The latest tower has been certified for occupation since 28 March 2024.
Kessaku
Smaller and more exclusive, Phoenix Kessaku has 108 homes in five towers over 4.5 acres, named Zefa, Faia, Mizu, Niwa and Sora. A 3 BHK here measures 2,678 sq ft and the biggest 5 BHK reaches 8,621 sq ft. Pricing begins around Rs. 10.90 Crore; a lounge for the family plus rooms for staff come with most homes.
Why the Rate Is No Citywide Benchmark
A single company, a pair of projects and twelve months of sales totalling Rs. 471 Crore produced this average. Big residential developers in Bangalore sell far more than that in a year.
The homes themselves differ from what families normally buy. Across Whitefield and Sarjapur Road, two- and three-bedroom flats usually cover 1,000 to 1,800 sq ft inside communities of several hundred homes. These apartments run at double to quadruple that size, built on central land that has no substitute.
Prices at the top follow other forces, mainly how rich local business families are and how few large central sites remain. Mid-market prices respond more to pay, interest rates and metro openings. A shopper weighing suburban 3 BHK flats is better off checking sales closed lately in that very locality.
What the Money Buys
Area is only one part of a top-end price. The rest pays for these features.
- A central address, with shorter trips to the business district, the old city and the airport.
- Large floor plates, with just a few homes per floor.
- Wide decks and family lounges, plus rooms for staff.
- Low density, which leaves open land and a clubhouse to few owners.
- Ready possession, so interior work can begin at once.
Monthly outgo is high too. Maintenance is billed by area, so 4,000 sq ft attracts a large charge every month. Interiors for a home of that size take many months and their own substantial budget.
Selling in This Price Band
The buyer pool thins out above Rs. 6 Crore. Selling takes longer than for a flat in the mid-priced range, and the price rests on meeting the right person, which owners who may need cash quickly should keep in mind.
Address matters most. Central neighbourhoods with little fresh land keep their appeal, as a competitor cannot easily appear next door. Floor, outlook and the condition of the interiors move one apartment's price by much more than in an ordinary tower.
Taxes, Charges and Checks
On a price of Rs. 6.33 Crore, the state's stamp duty (5.6%) plus registration (2%) comes to close to Rs. 48 Lakhs. GST is not charged once a home is complete and has its occupancy certificate. The buyer also deducts 1% TDS on any purchase worth Rs. 50 Lakhs or above.

- Carpet area, parking slots and the share of land written into the sale deed.
- The occupancy certificate and the tower's own RERA record.
- What similar units in that tower fetched at resale lately, which hints at demand.
- Maintenance rate, corpus fund and club membership charges, if any.
- The latest property tax receipt and the khata.
