Adarsh Savana Plots near Devanahalli: What a Buyer Should Know (October 2026)

Families who want land near Bangalore's airport often shortlist Adarsh Savana, a gated community of plots by Adarsh Developers that spreads over 99 acres off Chapparkallu Road, Devanahalli. It was registered under RERA in October 2020, and handover of plots started in October 2022. This guide explains who it suits, how the land is divided, what a second-hand plot costs and what to inspect before paying.
Is It a Fit?
Savana works for people who want to design their own house and would rather not buy a flat. Owning land in a completed layout lets a family build in stages as money allows. Investors who plan to hold for years also look at it, since the title is clear and the community is professionally run.
A buyer who needs a home within twelve months should choose a finished flat or villa. An empty plot also pays maintenance each month while it waits, and that belongs in the budget.
Approvals and Dates
The project was registered on 1 October 2020 as Adarsh Savana Phase 1, and the RERA number appears in the FAQ below. Its layout was cleared by the airport-area planning authority, BIAAPA. The first completion deadline was 31 October 2022, and an extension moved it to 31 October 2023. The state portal keeps the approved plans along with the full list of plots, so a buyer can confirm every detail there.
Plot Sizes and Planning
At registration the community had 1,183 plots on a 99-acre site, with 11 acres set aside as gardens and green space. Most are in four standard formats, and the rest have irregular shapes. The largest group, with 627 plots, covers 1,200 sq ft each (30 ft by 40 ft).
Next come 166 plots of 1,500 sq ft (30 ft by 50 ft), then 149 of 2,400 sq ft (40 ft by 60 ft) and 43 of 4,000 sq ft (50 ft by 80 ft). That leaves 198 odd-shaped sites. Because small plots dominate, they are also the ones that come up most often for resale.
A revised layout cleared in January 2023 raises the total to 1,404 plots across roughly 121 acres. Obtain the newest approved plan from the seller, and find the plot on it before price comes up. Construction is capped at two floors, so the streets stay low, and corner or park-facing plots command higher rates than mid-row ones of the same size.
Where It Is
The site is on Chapparkallu Road, in the villages of Bettenahalli and Hegganahalli, Kundana Hobli. Between Yelahanka and Devanahalli lies a belt promoted as Yelahanka Extension. Bellary Road (NH 44) leads towards Hebbal and central Bangalore, and the airport is nearby.
An international school and a sports academy are within a few minutes' drive. Two big transport projects are under construction: a metro line to the airport and the Satellite Town Ring Road, which is going up in stages. Everyday shops and clinics are still sparse, so visit at different hours to judge daily life.
Facilities Inside
The community has a clubhouse of 44,000 sq ft, big by plotted-layout standards, and more than 50 amenities in all. Residents can use a pool, a gym with spa, a crèche and a restaurant. Sports facilities include sand volleyball, badminton and basketball courts, mini golf and a cricket pitch.
There is also an open-air theatre, a lawn for events, meditation pavilions, a kitchen garden and several themed gardens. Palm trees and footpaths run along the roads. A clubhouse this size pushes maintenance up, so ask the association for its charge per sq ft of land.
Buying Second-Hand: The Full Bill
All plots held by the developer have been sold, so deals are between owners and the price is negotiated. Beyond that price, budget for these:
- Stamp duty of 5.6% in Karnataka (a 5% base with cess and a surcharge added) once the value passes Rs. 45 Lakhs
- A 2% registration fee
- A transfer fee to the association or developer, in some cases
- Maintenance arrears that the seller should clear first
- Lawyer's charges for the title review and the deed
GST does not apply when land is sold between private individuals. Duty is charged on the larger of the agreed price and the guidance value. A house will usually cost more than the plot, so give construction its own line.
Paperwork Before Payment
A buyer should ask the seller for:
- An encumbrance certificate that covers the years since the first sale
- The deed by which the seller bought, along with the first allotment letter
- The e-khata and a recent tax receipt
- The sanctioned layout, with the plot number and dimensions marked
- Written confirmation that no dues are pending
- The rules for building on the plot
As the layout is complete, the plot can be inspected directly. Compare its plot number, edges and road width with the plan, and see whether drainage, water supply and electricity are finished in that pocket. Have a lawyer study the title, and set the asking rate against registered transactions inside the layout.
