Adarsh Premia, Banashankari: What a Buyer Should Know (October 2026)

Spacious apartments are rare in the older, well-served parts of South Bangalore, and that scarcity is what draws attention to Adarsh Premia. Adarsh Developers is building it where the ring road passes Kadirenahalli, in Banashankari. Phase 1 is close to finishing, and what follows covers its paperwork, its homes, its neighbourhood and the questions to put to the seller.
Where the Paperwork Stands
The Karnataka RERA register lists Phase 1 under PRM/KA/RERA/1251/310/PR/170915/000155, approved on 15 September 2017, with Adarsh Developers as promoter. After several extensions, completion is registered for 31 March 2027. The state portal also shows extension orders and quarterly progress.
The July 2026 filing shows 95% completion for A, B and C, and 84% for D. About half the 330 homes had been booked, which leaves a decent spread of floors to choose from. Construction began in 2013 and the first target was June 2020, so a buyer is wise to rely on dates in writing and on the occupancy certificate, not on promises made in conversation.
Layout and Land
The development occupies about 3.93 acres, and roughly three-quarters of that is open ground. Blocks A to D each have two basements and a stilt floor under 23 upper floors. The BBMP-approved current plan totals 330 homes.
The first plan was smaller, with fifteen floors and 143 homes in all. A later modification let each block grow to 23 floors, and that is why older articles quote smaller numbers. The postal details are Ward No. 55, Municipal No. 3, in Kadirenahalli.
The Apartments
Two configurations are on offer, a 3 BHK and a 4 BHK, and nothing smaller. The 3 BHK offers 2,050 to 2,400 sq ft of super built-up space, and a few plans add a staff room. The registered figures are:
- 4 BHK: carpet area of 2,010 up to 2,483 sq ft
- 3 BHK: carpet area of 1,377 up to 1,648 sq ft
Block A has two apartments on each floor. The rest have four. The power allotment is 7 kW for the smaller type and 10 kW for the larger, and a generator backs up all of it. Several layouts exist for the 3 BHK, so look at the drawing of the specific unit before deciding.
A small family wanting a 2 BHK or a compact 3 BHK should search elsewhere in the area. The smallest home here is above 2,000 sq ft.
Building Up the Price
Prices are set unit by unit and move as blocks near completion, since they depend on block, floor and plan. A complete cost sheet should itemise several heads:
- Basic price, with the area on which it is levied
- Extra charges for higher floors and preferred facing
- Number of parking bays included and their cost
- Corpus fund, maintenance deposit and clubhouse membership
- GST, where it applies on the date of sale
- Registration and stamp duty
For homes above Rs. 45 Lakhs, Karnataka levies 5% stamp duty, which becomes 5.6% once cess and surcharge are added, plus a 2% fee for registration. Run the quote through the EMI calculator to see the monthly payment.
Neighbourhood
The project is in Banashankari 2nd Stage, facing the ring road. The adjoining localities are Jayanagar, Padmanabhanagar and JP Nagar, with Kanakapura Road not far off. Along the ring road, one way leads to Mysore Road and the other to Silk Board.
A Green Line metro station and a big bus terminal in Banashankari handle trips towards the centre. Education, healthcare and retail in Banashankari and Jayanagar have been in place for decades. Because the ring road stays busy all day, it is worth observing traffic at the gate during the morning and evening rush.
Facilities and Finishes
The clubhouse offers a pool with a separate one for children, a gym, a hall for yoga and aerobics and a health club that includes a jacuzzi. Sports options include paddle, table tennis and pool. Residents also share a library, a community hall and an indoor games room.
Construction is RCC framed, with imported marble in the living and dining areas, and engineered wood in the bedrooms. Each home has two plumbing lines, one for fresh water and one for recycled water, as well as fibre internet. The campus is covered by CCTV and has a sewage treatment plant and rainwater harvesting.
Papers to Ask For
Request these documents before paying any booking amount:
- A copy of the RERA certificate along with the newest extension order
- The sanctioned plan as modified, covering every one of the 23 floors and the unit chosen
- Commencement certificate, then the occupancy certificate once it exists
- Title papers, the khata and the land's encumbrance certificate
- A draft sale agreement that names the handover date and what happens on delay
The Builder
B M Jayeshankar set up Adarsh Developers in Bangalore in 1988. The company has built flats, villas and plotted layouts in several parts of the city. Its completed South Bangalore apartments indicate the standard of finish to expect.
Before Signing
Compare the registration number and completion date with the portal, and read the newest quarterly filing for the unit's own block. Make sure the unit's floor falls inside the modified plan. Get carpet and super built-up areas in writing.
Ask which banks have cleared the project for housing loans, and walk through the real unit and the shared areas rather than the show flat. Stock and prices alter every month. The developer can supply a current list, a quote for the specific unit and a site visit.
