Adarsh Parkland, Panathur Road: What a 3 BHK Buyer Needs to Know (October 2026)

Anyone hunting for a three-bedroom flat in East Bangalore, a short drive from the Outer Ring Road offices, will come across Adarsh Parkland. Adarsh Developers is building it off Panathur Main Road in Varthur Hobli. The scheme has 644 homes in three towers of 14 floors, and the builder expects to hand over from 2027. What follows covers the flats, the total outlay, the registration record and a short checklist.
Is It the Right Fit?
Parkland suits households wanting a big gated community and a roomy 3 BHK, provided they can wait until 2027. Employees of the Bellandur and Kadubeesanahalli offices get a short drive to work. A buyer who must move in this year should look at a finished project instead.
Prices and Sizes
The price list shows a pair of 3 BHK layouts, opening near Rs. 1.77 Crore and ending near Rs. 2.40 Crore. Both areas are built-up, so request the carpet figure too:
- Compact version, around 1,475 sq ft: from Rs. 1.77 to 1.92 Crore.
- Roomier version, around 1,855 sq ft: from Rs. 2.21 to 2.40 Crore.
At the lowest quote, the Compact plan costs about Rs. 12,000 a sq ft and the larger plan about Rs. 11,900. Choosing the bigger flat means paying around Rs. 44 Lakhs for an extra 380 sq ft. The Bill Beyond the Base Price
The headline number is only a start, and floor, facing and tower all move the final figure. Typical additions:
- GST at 5% for as long as the home is under construction.
- Stamp duty of 5% plus surcharges, because the price crosses Rs. 45 Lakhs.
- Registration of the sale at 2%.
- Extra for upper floors or a sought-after facing, if the builder charges it.
- Parking space and clubhouse membership.
- A deposit for upkeep, plus maintenance paid in advance.

The state regulator logged the scheme on 11 August 2023 as PRM/KA/RERA/1251/446/PR/110823/006145. Akarsha Realty Private Limited is the promoter named there, and the finish date on record is 31 December 2027. Karnataka's RERA website lets anyone verify this and read the quarterly progress reports.
Hold back any payment above a refundable token until these papers have been seen:
- The registration certificate.
- The approved building plan, with the chosen flat marked.
- Khata and title papers for the land.
- An encumbrance certificate.
- A draft agreement that spells out the handover date and the penalty for delay.

Roads and Travel Times
The site is on the road named after the village, close to the tech corridor of the Outer Ring Road. Marathahalli, Bellandur and Kadubeesanahalli are the nearest workplaces, while Varthur and Whitefield are further east. Panathur Road reaches both the ring road and Varthur Road.

What Is Planned Inside
The layout is anchored by a swimming pool and a clubhouse that houses a gym, indoor games and an AV room. Other planned features:

- Spaces set aside for yoga and meditation.

- A crèche that working parents can use.
- An open-air theatre and a hall for parties.
