TATA Swaram Phase 1 is a completed plotted development project by Tata Housing in Devanahalli, Bangalore, and the first of the two Swaram registrations. Its 159 plots were sold almost in full before the layout was finished, so the phase is now a resale market. The plots are bare land for owners to build their own houses on.

Work on the 8.86-acre site started in April 2022 and closed when BIAAPA released the remaining plots on 3 January 2024. Tata Housing develops it with One Bangalore Luxury Projects LLP as the registered promoter, the same LLP that registers Tata's other Carnatica projects. Swaram is the plotted part of Carnatica, Tata's 140-acre development, roughly 7 km from the Bengaluru airport.

Four regular plot sizes range from 108 sq m up to 216 sq m, and 35 more plots are irregular. TATA Swaram Phase 2 is the later phase, with a registration of its own. Phase 1 at a glance:

TATA Swaram Phase 1 sells land, not built homes, so each owner draws up a house plan to suit the plot. The sanctioned layout records plot sizes in metres. Here is how the 124 regular plots divide:

TATA Swaram Phase 1 RERA and Approvals

TATA Swaram Phase 1 holds Karnataka RERA registration PRM/KA/RERA/1250/303/PR/250222/004734, granted on 25 February 2022 under the name SWARAM PHASE-1. The layout plan carries BIAAPA approval dated 8 February 2022. A resale buyer should collect the sale deed, khata, a copy of the approved layout marking the plot, and an up-to-date encumbrance certificate.

TATA Swaram Phase 1 Construction Status

TATA Swaram Phase 1 was finished in early 2024. BIAAPA released the last of the plots by an order dated 3 January 2024. Papers to close the RERA project were lodged a month later, in February 2024. Owners can now build on their plots once their house plans are sanctioned.
