TVS Emerald Projects in Bangalore: What Each One Offers and What to Check

Chennai gave TVS Emerald its start, and Bangalore is now the second city for this arm of the TVS Group. What follows covers the company's history, its five registered apartment projects in the city, how they differ on size and cost, and the checks that suit any of them. The brand is only a starting point, so every project needs scrutiny of its own.
Background of the Company
In 2012, in Chennai, the business opened under the name Emerald Haven Realty Limited. The parent TVS Group traces its roots to 1911, and auto components and two-wheelers are what it is famous for. As CEO and president, Sriram Iyer leads the company.
Apartments, villas and plots are spread across Chennai, which is still the bigger market. In Bangalore, nearly everything launched so far is under construction. Judging the brand here means looking at Chennai deliveries and at the pace of work on local sites.
The Five Bangalore Projects
All five apartment projects hold Karnataka RERA registrations, and the developer also sells plots near Hosur, over the state line. Because Hosur belongs to Tamil Nadu, those plots are governed by that state's own rules covering stamp duty, registration and approvals. The RERA records give these details for each Bangalore project.
- Singasandra, off Hosur Road, has TVS Emerald Jardin: four 18-floor blocks and 581 homes on about 5.7 acres, registered to finish on 31 July 2027
- Rachenahalli has TVS Emerald Isle of Trees: two 14-floor towers and 154 homes on about 2.7 acres, due 29 May 2028
- Mission Road has TVS Emerald Cascadia: a single 22-floor tower of 63 homes on about 1.15 acres, due 31 August 2030
- Kattigenahalli, on Bellahalli Main Road, has TVS Emerald Auralis: six 12-floor towers and 393 homes on about 3.71 acres, due 30 June 2030
- Sathanur, on Bagalur Road, has TVS Emerald Altura: twelve 12-floor towers and 975 homes across about 11.1 acres, due 29 March 2033
North Bangalore Trio
Of the five, three cluster in North Bangalore, just a few kilometres from one another. TVS Emerald Isle of Trees is sold out, with plans of 3 BHK as well as 4 BHK, and by the May 2026 update construction had reached 71%.
Auralis, close to REVA University, is out of 2 BHK homes, and its 3 BHK homes cost Rs. 2.12 Crore upward. Altura is the biggest of the group; its homes start at Rs. 1.4 Crore (2 BHK) and completion is due in 2033.
South and Central Bangalore Pair
Off Hosur Road, in the villages of Singasandra and Basapura, TVS Emerald Jardin is nearest to handover. Homes run from 1 BHK up to 3 BHK, so Jardin is the group's entry at the lower end. With the developer's stock gone, a buyer today is looking at resale.
The other extreme is TVS Emerald Cascadia. It occupies a Mission Road plot in central Bangalore as a lone tower of 63 big homes. The plans cover penthouses as well as 3 BHK and 4 BHK homes, and the 4 BHK is priced from Rs. 9.28 Crore. The May 2026 update showed it 26% complete.
Traits Shared Across the Projects
A few patterns hold across the five registrations and help set expectations.
- Four to seven years separate the start of construction from registered completion.
- Towers in the north are mid-rise, between 12 and 14 floors, instead of very tall.
- Most homes are 2 BHK or 3 BHK, except in the luxury tower.
- Open space is 72-81% of the plot at each of the three northern projects.
- At the two most recent projects, carpet area is just above 60% of saleable area.
Density differs more than appearances suggest. Auralis is tightest at roughly 106 homes an acre, followed by Altura at about 88. Isle of Trees (about 57) and Cascadia (about 55) give every home more ground.
A Separate Promoter for Each
Each project has a different company behind it. The buyer signs with that company, and both the RERA account and the loan are tied to it. Emerald Haven Development Limited is the promoter of Jardin, and Happiness Harmony Property Developers Private Limited that of Isle of Trees.
Emerald Haven Realty Limited promotes Cascadia, Emerald Haven Residences Private Limited promotes Auralis, and Emerald Haven Properties Private Limited promotes Altura. Large developers often work this way, so it is nothing unusual. Agreement, receipts and bank account should all carry the promoter's name from the RERA page, and money goes only into the account named there.
Seven Checks for Any of Them
A buyer is protected by the particular project's paperwork, not by the brand name. Apply these points to whichever of the five is under consideration.
- Verify the registration number, the promoter and the date by which completion is registered.
- Study the most recent quarterly filing and walk the chosen tower to see whether site progress matches.
- See that the agreement states the particular unit's carpet area.
- Note the registered water sources, which differ from project to project.
- Compare covered parking with the home count.
- Ask for a cost sheet where GST, club fees, corpus and maintenance each have a line.
- Check how closely the payment schedule tracks construction.
Water is worth examining closely in the north. Registered sources differ: BWSSB supply serves Isle of Trees and Cascadia, Auralis combines BWSSB with tankers, and Altura relies on borewells plus the local panchayat. Whatever the source, its running cost ends up in the monthly maintenance bill.
Timelines matter too. Payments stretch to 2033 at Altura and to 2030 at Auralis, so a buyer carrying rent and a loan together should total up both across the whole stretch.
Picking Among Them
Budget, location and patience decide the choice. For a smaller home close to Electronic City, and a willingness to buy resale, Jardin is the match. Cascadia serves those wanting a big home at the heart of the city, if the budget allows.
Between the two northern options, the earlier 3 BHK handover is at Auralis, and the cheaper rate per sq ft, with longer to wait, is at Altura, where 2 BHK plus 3 BHK homes are sold. Visiting both sites on one day makes the scale and surroundings plain. Current price lists, and open homes in each TVS Emerald project, can be requested from our team.
