Large Apartment Communities in Bangalore: Five Compared on Their RERA Records

Brochures call many big apartment complexes in Bangalore townships. Five of them are compared below using only what their Karnataka RERA records showed when read on 3 October 2026. Setting land, homes, towers and promised handover side by side lets a buyer judge the projects on equal terms before price enters the discussion.
Township or Just a Big Complex?
For apartment buyers the label carries no legal weight. Marketing stretches it over any project that has a few towers plus a clubhouse. A real integrated township offers a school, shops and offices of its own, and needs a site of at least 50 acres.
By that yardstick four of the five are big gated communities, and Nambiar District 25 alone forms part of a larger master plan. The measures that apply to all five are land, number of homes and time until the final tower is done.

One card follows for each project, ordered from the lowest density to the highest.
Assetz Canvas and Cove
This project was built in two stages by a company of the Assetz group.
- Promoter: APG Habitat, a company of the Assetz group.
- Place: Begur, pincode 560068, where Assetz Canvas and Cove was built in two stages.
- Stage one: 723 homes over 7.31 acres, in four wings. Of these, C and D received occupancy in August 2025, while A and B follow, registered for April 2027.
- Stage two (Canvas and Cove 2.0): the neighbouring 9.52 acres. Block A has 244 homes over 28 floors, B has 162 over 20, and C has 211 over 25.
- Handover dates: Block A, 30 April 2029; Blocks B and C, 31 October 2028.
- Entry price: Rs. 1.85 Crore upwards for a three-bedroom home.
- Density: roughly 65 homes per acre, the lowest of the group.
Pavani Mirabilia
Here the phases finish years apart.
- Developer: Sai Sravanthi Infra Projects.
- Place: Seegehalli, on the road from Whitefield towards Hoskote, home to Pavani Mirabilia.
- Structure: ten towers with 19 floors each, above two basements, registered in three phases.
- Homes: 1,108 in Phase I after a modified plan, on 13.41 acres; 456 in Phase II; 239 in Phase III.
- Dates: December 2026 for Phase II, May 2028 for Phase I and March 2031 for Phase III.
- Progress in July 2026: 84% for Phase I and 45% for Phase II.
Phase I works out at about 83 homes per acre. Early residents will share their surroundings with building work for several years, as in any phased project.
DNR Parklink
This one has two phases, with a long gap between them.
- Promoter: DNR Corporation.
- Place: Byrathi and Chikkagubbi villages, with DNR Parklink facing Hennur Main Road, pincode 560077.
- Phase 1: due 31 December 2027, with 356 homes in Blocks A and B, which have 22 floors apiece.
- Phase 2: due 31 May 2029, with 428 homes in two 22-floor blocks, C and D, plus nine-floor Block E for 1 BHK homes.
- Latest reported progress: 65% in Phase 1 and 46% in Phase 2.
- Entry price: 2 BHK plus study, from Rs. 1.49 Crore.
Total land is 8.96 acres for 784 homes, about 87 per acre. The two handovers are 17 months apart, so confirm the phase of a home before booking.
Nambiar District 25
This is the largest of the five by far.
- Place: Dommasandra, off Sarjapur Road, where Nambiar District 25 is planned inside a roughly 100-acre master plan.
- Registered so far: three phases on 28.89 acres. Towers: 20, rising 32 to 38 floors. Homes: 2,814.
- Dates: 26 January 2030, 31 August 2030 and 29 February 2032, one per phase.
- Planned extras: a clubhouse of about 250,000 sq ft, and a commercial zone.
- Entry price: Rs. 1.70 Crore buys a 2 BHK.
Density is near 97 homes per acre. Size supports a bigger amenity list, and it also stretches the wait out the longest here.
DSR The Address
This project changed the most after registration.
- Developer: DSR Infraprojects.
- Place: Thigalachowdadenahalli (Sarjapura hobli), beside Dommasandra.
- History: registration dated 5 September 2024 covered 702 homes. A plan modified in April 2026 lifted that to 1,372 across the same six towers.
- Towers: five of 30 floors and one of 12, on three basements and 13.67 acres.
- Finish: 12 June 2029, with 42% shown complete in the newest quarterly update.
Density is close to 100 homes per acre, the highest here. Request the revised sanctioned plan and see whether parking and amenities grew with the home count.
How to Use the Figures
Four checks beat a brochure headline, and each takes minutes on the RERA portal.
- Crowding: fewer homes per acre generally means shorter queues for lifts and parking, and a quieter clubhouse.
- Phasing: use the date of the tower being bought, not the first date in the project.
- Revisions: a revised plan may add homes once early bookings are in.
- Progress: set the percentage built against the months remaining.
Claims about open space are hard to compare, since each developer measures differently, so ground coverage on the sanctioned plan is the sturdier number. The team can send current prices and RERA records for any of the five.
