Sobha Royal Pavilion 1

Few Bangalore developers have as many addresses across the city as Sobha. Anyone choosing between this builder and another big name will find the background below. It covers who runs the company, how its homes are made, which projects defined its work here and what a buyer should verify before signing.

Sobha's Landmark Townships and Towers

Each of the developments below brought a new product type, or a new price band, to the company's portfolio in the city.

The Palace Theme at Royal Pavilion

Designed around the look of a Rajasthani palace, Sobha Royal Pavilion covers 23.6 acres on Sarjapur Road. Sixteen towers there contain 1,284 homes, and eight separate RERA registrations cover the project. Themed architecture of this kind appears on several newer Sobha launches.

Sobha City on Thanisandra Main Road

Sobha City spreads twelve towers over 36 acres, and together they hold 1,537 homes. It was among the first large townships the builder created in Bangalore. The last homes were handed over in December 2017.

Affordable Scale at Dream Acres

Sobha Dream Acres brought the builder into smaller, more affordable flats. Near Panathur Road, in Balagere, roughly 6,500 apartments of one or two bedrooms occupy 80 acres, and they were put up phase by phase using precast methods. The scheme proved Sobha could deliver large numbers for people buying a first home.

Beyond the Towers

The builder is not limited to apartment blocks. Sobha Lifestyle Legacy, at Devanahalli, is a finished community of 155 villas over 55 acres. Newer names are Sobha Galera, Spanish-style row houses close to Kannamangala, and Sobha Sacred Grove, a plotted layout at Chikka Tirupathi.

Townships Under Way

The biggest work in progress is in the east. Sobha Neopolis covers 25.8 acres on Panathur Road and will have 1,875 homes. Sobha One World, a Hoskote township, is planned as 18 towers holding 3,484 homes over 48 acres.

The Company's Story

Sobha Limited is a Bangalore developer that P.N.C. Menon founded on 7 August 1995. In 1976, years earlier, Menon had set up an interiors company in Oman, and he carried the same attention to finish into Indian housing. A public issue in 2006 listed the shares on the BSE as well as the NSE.

His son Ravi P.N.C. Menon has chaired the board since 2012. The head office is still in Bangalore, the firm's biggest market, and the Sobha Limited page summarises what it has built here. In brief:

  • It was set up in Bangalore in August 1995
  • The founder's son leads the board
  • Its shares have been traded publicly since 2006
  • Activities span housing, commercial buildings, contracting and manufacturing

Making Most Things In-House

What sets Sobha apart is that it carries out a large share of the work itself, an approach called backward integration. Typically a developer buys windows, doors, joinery and concrete blocks from suppliers and appoints contractors for the building. Sobha operates its own factories and keeps its own site teams.

Manufacturing is split between four arms. One makes glass-and-metal items such as windows, railings and facade parts, and another turns out wardrobes, doors and other woodwork. A third casts paving blocks, kerbs and walling blocks, while the fourth sells mattresses under the Restoplus label.

Buyers notice the effect as uniformity, since one tower's finish looks much like the next when one set of factories supplies both. The firm also works as a contractor for outside clients. Its Infosys campuses are the best-known case, in Bangalore, Mysore and elsewhere.

Presence Across India and Across Bangalore

Sobha builds in 14 cities. Two are in Karnataka (Bangalore and Mysore), two in Tamil Nadu (Chennai and Coimbatore), one in Telangana (Hyderabad) and four in Kerala (Thiruvananthapuram, Kochi, Thrissur and Kozhikode). The rest are Pune and Mumbai in Maharashtra, Gandhinagar's GIFT City, Greater Noida in Uttar Pradesh and Gurugram in Haryana.

Within Bangalore the homes are scattered over the main residential belts. The south is served from Hosur Road, Bannerghatta Road and Kanakapura Road. In the north there are Devanahalli, Hennur Road and Thanisandra, and the east, where the biggest communities are, takes in Hoskote, Whitefield's surroundings, Sarjapur Road and Panathur Road.

Reading the RERA Registrations

Karnataka RERA registrations for big Sobha projects are filed phase by phase, frequently covering a wing or two. Sobha Dream Acres carries 27 of them. Four registrations cover Sobha Arena, on Kanakapura Road, one for every block, and each phase has a separate number, completion date and occupancy certificate.

That affects any purchase. The number printed on the agreement must be the one for the phase containing the flat, and the handover date to rely on is the date of that phase. A township billed as finished may still have wings being built.

Checks Before Booking

A trusted name removes some worries but not the standard checks. These are the important ones:

  • The exact phase or wing's RERA number, verified on the state RERA portal
  • Carpet area as well as the saleable area used to set the price
  • A complete cost sheet that shows GST, deposits, clubhouse charges and parking as separate items
  • When each instalment falls due, and what the agreement says about late possession
  • An occupancy certificate when the home is ready or a resale
  • The maintenance charge per month and what it includes

Sobha usually prices above the projects around it, so compare the full cost with two or three neighbours. A tour of an occupied Sobha project of the same type shows the finish and the upkeep after a few years better than anything else.

Which Buyer It Fits

The portfolio is broad enough for most budgets above entry level. Small flats in the townships work for first-home buyers and investors. Big three- and four-bedroom apartments in Koramangala and along Bannerghatta Road and Sarjapur Road suit families trading up. Villas, row houses and plotted land attract people who want a private home with the developer's services close at hand.

Anyone who ranks build quality and a long record of delivery first will find Sobha a natural name to shortlist. Anyone chasing the keenest rate per sq ft in an area will often find it elsewhere.
