Lodha's FY26 Numbers and Its Five Bangalore Projects: A Buyer's Reading

Lodha Developers published its FY26 numbers on 27 April 2026, and a few write-ups call that year the company's Bangalore debut. The facts differ, since homes have been on sale in the city for several years. This guide corrects that point, goes through the results, and explains what they mean for someone shopping for a flat here.
Bangalore Before FY26
Lodha Developers used to trade as Macrotech Developers and works out of Mumbai, which together with Pune still produces most of its sales. Bangalore is the newest of its large markets. The Karnataka RERA portal lists five projects registered here, and the newest is the best place to start.
Fiorana, the first phase of Lodha Beaumont Estate at Sadahalli, was registered in July 2026 and comprises five towers and 540 homes. Lodha Elanza, off Sarjapur Road, followed registration in December 2025 and offers six towers and 698 homes. On Hosa Road, Lodha Haven has six towers with 452 homes in all, and two registrations, one in May 2025 and one in March 2026.
Lodha Azur, off Bannerghatta Road, spreads 576 homes over five towers and was registered in three stages between March 2024 and September 2025. The earliest is Lodha Mirabelle, in Thanisandra beside Manyata Tech Park, registered in October 2023 with a second phase in April 2025.
Taken together they span the north, south and east of the city, and every one is under construction. Mirabelle is due first, in June 2028, while Beaumont Estate is the last, in March 2032.
The Year in Numbers
Over the twelve months to March 2026 the company sold homes worth Rs. 20,530 Crore, which is 16% more than a year earlier. Cash collected from buyers grew 5% to Rs. 15,160 Crore. Operating revenue rose 21% to Rs. 16,676 Crore, and profit after tax climbed 24%, reaching Rs. 3,428 Crore for the year.
The final three months were the strongest the company has ever had. Sales reached Rs. 5,890 Crore, 23% above the same quarter a year earlier, and profit was close to Rs. 1,008 Crore. Net debt on 31 March 2026 was around Rs. 5,370 Crore, equal to 0.23 of equity, and shareholders receive a final dividend of Rs. 4.25 a share.
These measures should not be mixed. Sales booked are not cash received, and cash received is not revenue, since revenue enters the accounts only when a project is finished.
The company launched 12 projects in FY26, carrying sales potential worth around Rs. 60,000 Crore. Bangalore features alongside Mumbai, Pune and the National Capital Region in that list, and five land deals were signed during October to December 2025. The FY27 goal is sales of Rs. 24,000 Crore, roughly 17% more, and the first NCR project is expected in the latter half.
How Buyers Have Responded Locally
Returns dated 30 June 2026 offer a snapshot. Azur had 514 bookings against 576 homes. Haven's opening phase had 205 of its 304 homes sold, and Elanza had 297 bookings out of 698, about half a year after registration.
Newer phases still have plenty of stock. Haven Phase 2 had just 13 bookings out of 148 homes. That means a wider pick of floors and facings, though possession is further away.
What a Buyer Can Conclude
Healthy finances matter because the worst risk in this business is a stalled site. A builder collecting over Rs. 15,000 Crore annually with little debt can keep work going, and a listed company reports both numbers every quarter.
The same numbers cannot value one flat. Lodha prices its Bangalore launches at the premium end, with most three-bedroom units above Rs. 2 Crore. Recent registered deals around the project give a better price check than a company-wide sales total.
Track records are also local. Many Mumbai and Pune projects have been handed over, but Bangalore towers are still rising, so the registered timeline and visible progress carry the weight here. With completion dates from 2028 to 2032 for homes booked in 2026, keep a budget that covers rent plus instalments for longer than planned.
Before Paying a Booking Amount
A big name does not shorten the due-diligence list. Focus on these points:
- Look up the exact tower on the RERA portal, because each project has more than one registration
- Divide the price by the carpet area of the particular unit
- Read the newest quarterly update to see work progress and units sold
- Request a cost sheet that itemises GST, premium charges, parking and maintenance
- Go through the clauses on delay and handover in the draft agreement
- Walk through an earlier Lodha site in the city to judge finish and speed
- Transfer money only to the account named in the registration
