BDA Skandagiri Flats Near Old Madras Road: Is the Price Still a Bargain?

For years a flat from the Bangalore Development Authority (the BDA) meant a cheaper way into a decent locality. Skandagiri Apartments, launched in May 2026, puts that assumption to the test, because its prices are close to those of private builders. What follows separates the confirmed facts from the noise, converts the prices to rates per square foot, explains the legal dispute over RERA and lists what to verify before booking.

Scheme in brief

Skandagiri is one of the biggest apartment schemes the BDA has taken up in the city. In East Bangalore, one side faces the Whitefield-Hoskote Road and the other Old Madras Road. Key numbers:

  • 16 towers carrying 1,488 flats
  • an Army Housing Welfare Association block of 488 flats, allotted before the public sale, which leaves around 1,000 for individuals
  • Sizes from a 635 sqft 1 BHK up to a 1,444 sqft 3 BHK, both on built-up area
  • Eight towers well advanced, tentatively due by March 2027

Prices set against a benchmark

The 1 BHK costs Rs. 0.51 Crore, while the 3 BHK is Rs. 144 Lakhs. Working on built-up area, that gives about Rs. 8,030 a sqft for the smaller flat and Rs. 9,970 a sqft for the larger one.

The BDA itself supplies a yardstick: in another scheme, 2 BHK flats went for Rs. 52 Lakhs each twelve months before this launch, roughly Rs. 6,450 a sqft. That makes Skandagiri 25% to 50% costlier, depending on the type, and puts it beside Grade A private projects of the belt.

Buyers should drop the old reflex that BDA means cheap, at least on this corridor. List each home's full cost alongside private launches and alongside resale flats around KR Puram and neighbouring pockets before deciding.

Built-up and carpet area

The 635 and 1,444 sqft figures include walls and balconies, so living space inside is smaller. Ask the BDA to write down the exact flat's carpet area, and then divide the price by it.

The distinction affects comparisons. Competing projects often quote super built-up area, which can make their sqft rate look lower than it is, while a built-up rate can make the BDA's look higher.

Where the legal dispute stands

The newest development is a stay. On 3 June 2026 the Karnataka High Court suspended the 2016 RERA Act for layouts and housing schemes of the BDA whose land acquisition notifications predate the law, with a further hearing listed. It followed a March 2026 ruling of the state's appellate tribunal for real estate, which had called the BDA a promoter in a case on Nadaprabhu Kempegowda Layout.

Had that ruling stood, the BDA would carry the same duties as private developers on registration, disclosure and refunds for delay. With the stay in place, buyers need to put the question to the BDA in writing: does Skandagiri carry a Karnataka RERA registration, and then match any number given on the state portal.

It matters because registration puts the completion date on file and gives access to the regulator. Without it the allotment letter is the buyer's only protection, so every clause deserves attention.

Steps before the initial deposit

Buying from the BDA settles most worries over title, while the remaining care is routine. Try this sequence:

  1. Identify the tower and see whether it is among the eight near completion.
  2. Write down the completion date promised for it.
  3. Obtain the flat's own carpet area.
  4. Study the allotment notification: payment schedule, cancellation terms, refunds.
  5. Establish whether the price includes parking, maintenance deposits and further charges.
  6. Confirm the RERA position as described.
  7. Learn if your bank will lend here, and what part of the price it would finance.

The money beyond the price

Registration costs 2% of the value, and stamp duty is 5% plus surcharges on a Karnataka home priced above Rs. 45 Lakhs. On the Rs. 144 Lakhs 3 BHK those two exceed Rs. 10 Lakhs. Next come interiors, a deposit payable to the society and a year of maintenance, and the EMI calculator shows the monthly cost of a loan.

Where it fits

Skandagiri suits a buyer for whom a large public-sector scheme and clear title to the land come first, preferably in a tower close to completion. Someone after the lowest price could find an older resale flat close by that is cheaper per sqft, though building age, khata and title all need checking. Private options bring clubhouses and staged payments with RERA registration in place, so a sheet listing, for each, the full cost, carpet area, completion date and legal status helps most.

Frequently Asked Questions

How big is the BDA Skandagiri scheme?+
It comprises 1,488 flats across 16 towers. An Army Housing Welfare Association purchase took 488 of them in bulk, so around 1,000 remain for individual buyers.
What do Skandagiri flats cost?+
The 635 sqft built-up 1 BHK costs Rs. 0.51 Crore, and the 1,444 sqft built-up 3 BHK costs Rs. 144 Lakhs. That is about Rs. 8,030 to Rs. 9,970 a sqft.
Where exactly is Skandagiri?+
On the eastern side of Bangalore, between the Whitefield-Hoskote Road and Old Madras Road, with a frontage on each.
When can buyers expect possession?+
Half of the 16 towers (eight) are near completion and tentatively due by March 2027. Later towers will follow, so get the date for your own tower in writing.
Does RERA cover Skandagiri?+
That is unsettled. A High Court order of 3 June 2026 pauses the Act for certain BDA schemes, so ask the BDA in writing before booking.
