Near Jakkur Lake on the northern edge of Bangalore, Adarsh Greens gathers 1,711 apartments together in a single gated campus at Kogilu. Adarsh Developers registered it as two phases, and nearly every home is a compact 2 BHK. Below are the location, the phase details, the sizes, how far construction has gone and what a buyer needs to check, since every home has already been sold once.

Where the Project Is

The land falls under Yelahanka Hobli, in the village of Gasthi Kempanahalli, and the postal code is 560064. Locally the address is Kogilu, with Jakkur, Thanisandra and Yelahanka as the nearest neighbourhoods and Jakkur Lake a short distance away. For Hebbal and central Bangalore, the usual route is Bellary Road, which doubles as the airport highway.

The large job hubs closest to home are the Hebbal office cluster and the technology campuses on the Outer Ring Road's northern side. Day-to-day needs such as schools, hospitals and shops are met in Jakkur and Yelahanka. The best way to judge the address is to drive to work on a weekday morning and time a run to the airport.

Is It the Right Fit?

Adarsh Greens works well for a small household or a first home buyer who wants a modest flat inside a big gated community in northern Bangalore. People whose offices are around Hebbal or Yelahanka, or out towards the airport, get a short commute. One point matters before anything else: there is no fresh inventory with the developer, so any purchase now is a resale from a current allottee.

Phase 1 and Phase 2 Compared

The two phases occupy neighbouring parcels, Survey Nos. 9 and 3, and each has a separate RERA registration. Here is how they differ.

Construction Progress in October 2026

The two phases are at different points. Quarterly RERA filings show all three Phase 1 blocks as structurally finished, and that phase is registered for completion by 31 October 2026. For Phase 2, the July 2026 filing put Block A near completion while Block B was still being built, and 31 May 2027 is the date on its registration.

The authority extended both dates, so when a particular flat is handed over comes down to its block. Before settling a price, ask the seller for the handover letter, or for the latest date the developer has given in writing for that block. A flat whose block already has an occupancy certificate commands a premium over one that is still waiting.

Facilities and Fittings

The facility list runs past 50 items, which suits a community of this size. Among the larger ones:

Inside the flats, the main rooms have vitrified tiles, the windows are UPVC sliders fitted with insect screens, and dual plumbing separates fresh water from recycled water. Every block has lifts for residents and for service use, and rainwater is harvested across the campus. During a visit, find out which of the facilities already serve the block in question.

Registration and Approvals

Phase 1 is registered as PRM/KA/RERA/1251/309/PR/201001/003607, and Phase 2 as PRM/KA/RERA/1251/472/PR/210409/004117. The promoter on both is Adarsh Haven Private Limited, and the Bangalore Development Authority sanctioned the building plans. Collect these documents from both the owner and Adarsh before any advance is paid:

  • The allotment letter and the registered agreement for sale held by the seller
  • The builder's no-objection or consent for the transfer
  • Payment receipts for every instalment cleared so far
  • The approved plan showing where the flat is
  • The block's occupancy certificate, if it has been granted

Negotiating a Resale

Because the developer has nothing left to sell, the price is agreed directly with the owner. It depends on the owner's original contract, how much of it has been cleared and what is still owed. Get these points written into the deal:

  • The full price, broken into the seller's share and the balance owed to the developer
  • The developer's fee for transferring the agreement into the buyer's name
  • Which car park comes with the flat
  • Clubhouse and maintenance deposits, paid or pending
  • Any outstanding home loan, and the lender's letter releasing the flat

  • Confirm who the seller is, and make sure the name matches across all documents
  • Walk through the actual flat and its block, beyond the sample apartment
