The trade-off is distance: the IT district and the metro are a drive away, and the connecting roads carry heavy traffic at peak hours, so test the commute before you decide.

Because the site is 17.86 acres with 12 towers, ask the developer which tower you are offered, how far it is from the gate and the clubhouses, and what it faces. Check also the approach road from the main road, since access to a community of this size matters as much as the address.

The plan has a living and dining area, a kitchen, two bedrooms and two bathrooms, with a balcony and a utility area, laid out to make the most of a compact footprint. The developer publishes a single configuration, so the choice is about size, floor and facing rather than layout.

Listings are not consistent about what the figures measure. One shows 875 sq ft as the carpet area of the 975 sq ft home, which would make the carpet area about 90% of the saleable figure, an unusually high share for a high-rise. Ask the developer for the saleable and carpet areas of the exact unit and compare them with the RERA filing before you compare prices per sq ft.

Specifications listed include an RCC frame, vitrified tile flooring, oil-bound distemper on the walls and a modular kitchen. On a visit, check the ceiling height, the light and ventilation in the bedrooms, and the size of the balcony, and if a tower is complete, ask to see a finished apartment rather than a show flat.

The sports courts, the cricket net, the skating rink and the amphitheatre are placed in the open space between the towers, with a cycling track running through the site. The supermarket and the business centre inside the clubhouses serve daily needs without leaving the gate.
