The Prestige City Mulund
The Prestige City Mulund is an ongoing integrated township project by Prestige Group in Mulund West, Mumbai. Spread across 30-plus acres of hillside in Mulund West, it is planned as a self-contained neighbourhood of high-rise homes, shops and community buildings. Yogi Hills climbs right behind the towers, on land the Sanjay Gandhi National Park protects.
Instead of one large launch, Prestige has opened the land in clusters, each marketed under its own name. Three clusters are built or on sale so far:
- Prestige Forest Hills, close to 6.5 acres of 3-bed and 4-bed apartments and the latest cluster to launch
- Prestige Bellanza, 54-storey towers holding 2 BHK flats, 3 BHK flats and duplexes in two MahaRERA phases
- Prestige Siesta, the first and smallest cluster, a single tower whose homes have all been sold
A single Prestige entity, Prestige Mulund Realty Private Limited, appears on the registrations for all of them. Office space and high street retail are also proposed inside the campus, together with a temple, a hospital and a school.

The Prestige City Mulund Price Details
The Prestige City Mulund currently opens with Forest Hills apartments costing Rs. 3.29 Crore upwards, the lowest live price in the township. Each cluster keeps its own price sheet, and the rate moves with plan, tower and floor.
Bellanza's price is shared on request, and we pass on its latest sheet when asked. Siesta has no fresh stock left, though resale flats come up now and then. Keep a separate budget for GST, parking, stamp duty and registration in Mumbai.

The Prestige City Mulund is at Swapna Nagari, just off Agrawal Road, where Mulund West meets the Yogi Hills slopes (PIN 400080). Arterial roads close by, namely the Eastern Express Highway plus LBS Marg, connect it with Thane to the north and with Vikhroli and Powai to the south. Two planned projects, a link road from Goregaon to Mulund and the Thane-Borivali tunnel, should bring the western suburbs closer.

The Prestige City Mulund Floor Plans
The Prestige City Mulund covers a wide size range because each cluster targets a different buyer. Forest Hills has the biggest homes. Its 3 BHK layouts begin at roughly 1,022 sq ft, while 4 BHK layouts begin at roughly 1,745 sq ft. Bellanza offers duplexes alongside its two- and three-bedroom layouts, most with a private sundeck.
Siesta's homes are 3-bedroom sky lounge residences, where an outdoor lounge of 450 sq ft at most runs round the apartment. Each cluster's page carries its own plan list, and we share the floor plan drawings on request.
The Prestige City Mulund Amenities
The Prestige City Mulund splits its leisure spaces between the clusters, so residents use the club of their own phase. Forest Hills lists more than 50 amenities, among them a multi-level club and a sports arena beside its pool deck. Bellanza adds a clubhouse on five levels and a sky-open E-deck spread over 1.8 acres, while Siesta's club spans two podium levels.
Facilities found in the clusters include:

Facilities for the whole township are still at the planning stage. They cover high street shops, restaurants, a temple, a hospital and a school.

The Prestige City Mulund carries several RERA numbers, as MahaRERA registers each phase separately. Each of the five registrations below is held by the same Prestige company, Prestige Mulund Realty Private Limited:

The Prestige City Mulund Construction Status
The Prestige City Mulund has clusters at three different points of work. Bellanza's two registrations are due first: the A, B and C wings on 30 April 2027, then the D, E and F wings on 30 October 2027. Forest Hills is in its early years, with dates of 30 April 2031 and 31 July 2032.
Siesta has sold out and shows as completed on its MahaRERA registration, which carried a revised date of 30 June 2025. We will confirm with Prestige that the tower holds its occupancy certificate before advising any buyer. The township's non-residential parts are still proposals for now.
