Stagename Rhapsody at Eden plots now change hands only on resale, as the developer sold out the whole phase. Owners list their plots now and then, and we keep track of what comes up.

Stagename Rhapsody at Eden plots come in five regular formats, where the smallest is 1,163 sq ft and the largest 2,400 sq ft. Here is how the 157 residential plots break down.

• 68 plots measuring 30 x 40 ft, or 1,200 sq ft each
• 25 plots measuring 40 x 60 ft, or 2,400 sq ft each
• 8 plots measuring 9 x 12 m, close to 1,163 sq ft each
• 6 plots measuring 30 x 50 ft, or 1,500 sq ft each
• 5 plots measuring 13.72 x 12 m (near 45 x 40 ft), close to 1,772 sq ft each
• 45 irregular plots, ranging from roughly 1,110 sq ft up to 3,390 sq ft

The 1,200 sq ft format is the biggest group in the layout. Each owner builds a home of their own design under the local building bylaws. Before you shortlist a resale plot, ask us for the sanctioned layout plan to confirm its exact size.

Stagename Rhapsody at Eden came with its layout services in place ahead of plot handover. The works cover the items below.

• Underground drainage lines
• Power, telecom and internet cables laid underground
• Borewells feeding an overhead tank
• Sewage treatment and rainwater harvesting systems
• Six parks and a plot reserved for civic use

Stagename Rhapsody at Eden holds Karnataka RERA registration PRM/KA/RERA/1250/303/PR/280922/005280, issued to Thea Estate on 28 September 2022. The registered project name is Eden 144 Phase 2.

BIAAPA cleared the layout plan (LAO/86/2021-22) on 12 April 2022 and signed off the finished layout on 26 December 2023. Codename Rhythm of North, the first phase, is registered separately as PRM/KA/RERA/1250/303/PR/190722/002715. Buyers of a resale plot should also check its khata and encumbrance certificate.

Stagename Rhapsody at Eden reached completion in 2023. Work on site began in April 2022, and the finished layout got BIAAPA sign-off in late December 2023, clearing the plots for building. The completion filing with Karnataka RERA followed on 31 May 2024.
