Radiance Jade Garden

Radiance Jade Garden is a plotted development in Mannivakkam, Chennai, developed by Radiance Realty. The project is completed, with possession from December 2022. The layout covers 9.48 acres on the Tambaram-Mudichur-Walajabad Road at Varadharajapuram, with 168 plots in total. It is one of the smaller plotted developments, built around a single, compact plot size.

Radiance Jade Garden was offered as plots of around 697 sq ft each, a compact size suited to a buyer planning a smaller, single-family home. A plot buyer here takes on the land and builds the house independently, choosing the design, the contractor and the construction pace. That is different from a ready apartment, where those choices are already made by the developer. Every plot at Radiance Jade Garden is now marked sold out with the developer, so a buyer today can only enter through resale.

Because Radiance Jade Garden is completed, a resale buyer can walk the finished layout and inspect the internal roads and common areas as built rather than as drawn on a plan. Possession here began in December 2022, so the layout has had time to settle in. A buyer should still check the condition of the roads and drainage before agreeing a resale price.

Radiance Jade Garden plots were priced from ₹12.49 lakh, working out to roughly ₹1,800 a sq ft on the 697 sq ft plot size. A plot registers on land value, so stamp duty and registration are charged on that value, and no GST applies to the land itself. GST applies only if the buyer separately signs a construction contract to build the house.

A buyer who holds a Jade Garden plot before building should budget for the layout's maintenance charges as a holding cost, since an unbuilt plot earns no rent. Before designing a house on this compact plot size, the setbacks and floor limits under local building bylaws decide how much of the land can actually be built upon.
