The highway frontage is the point of the address: it is the main north-south road on the eastern side of the city, and the Eastern Freeway, about 1.5 km away, gives a fast run to South Mumbai.

The developer counts three railway stations, one monorail station and two metro lines within 5 km, which gives residents a choice of rail routes without depending on the highway. The Santacruz-Chembur Link Road is about 1.1 km away and leads to BKC, which the developer puts at about 10 minutes by road. Chhatrapati Shivaji International Airport is about 8.2 km away.

For families, Garodia International School is about 1 km away and RBK International School about 2 km. Aashirwad Heart Hospital is about 1 km from the project. R City Mall is about 4.7 km away and Phoenix Market City about 5.8 km. The high-street retail at ground level inside the community covers daily needs without leaving the gate.

A highway address brings traffic noise as well as connectivity, so on a site visit ask which sides of Zen A and Zen B face the highway and which face into the community. Distances above are the developer's and should be checked on the ground.

L&T Zen at 77 Crossroads Floor Plans come in three named types: the 1 BHK Optima, the 2 BHK Maxima and the 2 BHK Prima. A 3 BHK is available by combining a 1 BHK and a 2 BHK into one home. Every 2 BHK has an open balcony, which is unusual in Mumbai towers of this segment and worth valuing.

The developer has not published carpet areas for the Zen towers, so ask for the RERA carpet area of each type in writing before comparing prices. The unit plans currently shown on the developer's page were drawn for the earlier Zest and Nova wings, so confirm that the Zen plans match before you rely on them.

The two 2 BHK types usually differ in size and in how the second bedroom and the living room are arranged, so ask for both plans side by side. For the combined 3 BHK, confirm whether it is sold under one agreement with one RERA carpet area, and how the two kitchens or the joining wall are handled in the sanctioned plan.

L&T Zen at 77 Crossroads Master Plan should be read as part of the larger 77 Crossroads community rather than on its own. The gated community is built in tower pairs: Zest A and B, then Nova A and B, and now Zen A and B, all registered with MahaRERA under the Centrona name. Zen is the latest pair, so its residents share the gate, the retail street and the community amenities with the earlier towers.

The developer has not published the land area, the floor count or the number of apartments in the Zen towers. What the plan does show is high-street retail at ground level along the highway side, the towers rising above, and the amenity deck and sky garden set within the community. The indoor pool, the open-air theatre, the basketball court and the play area are shared facilities.

The community was named for Excellence in Mid Segment Homes at the Times Real Estate Conclave 2024. Because the earlier towers are occupied, ask to see the amenities that are already open and how they are maintained. Confirm which facilities Zen residents will share and which, if any, are separate, and ask what the monthly maintenance charge covers.
