House of Hiranandani OMR location is at 5/63, Old Mahabalipuram Road, Egattur Village, Thalambur Post, in South Chennai, pincode 603103. The township lies on the seaward side of OMR, opposite SIPCOT IT Park, on the stretch of the road that carries much of the IT corridor south of the city.

Work is the reason most buyers look here. SIPCOT IT Park is across the road, and TIDEL Park and the rest of the IT corridor are along OMR towards the city. The developer publishes no distances, only a list of what is nearby, so measure your own commute at peak hours; OMR traffic is heavy in both directions at the shift changes.

For education, SSN College, Hindustan University and Sathyabama University are nearby, and the township has its own international school offering the IBDP. For health, the developer names Apollo, Chettinad and Global hospitals as close by. ECR, the coast road, is reachable to the east, and the developer promotes views of the Bay of Bengal and the backwaters from the upper floors. Ask which floors and facings actually get them.

House of Hiranandani OMR Floor Plans for Octavius and Verona cover 2 BHK and 3 BHK homes, and the developer quotes carpet areas only, which is the measure RERA requires. In Octavius the 2 BHK has about 708 sq ft of carpet area and the 3 BHK about 1,050 sq ft. In Verona the 2 BHK has about 703 sq ft and the 3 BHK about 1,089 sq ft. Listings put the saleable areas at about 1,025 to 1,556 sq ft, so the loading between carpet and saleable is worth checking on the cost sheet.

The developer publishes a unit plan for each of the four types. The 2 BHK plans show a living and dining room, two bedrooms, a kitchen and a balcony in a compact layout. The 3 BHK plans add a third bedroom and, in Verona, a little more area than in Octavius. The developer publishes no specification list, so ask for the finishes schedule with the cost sheet.

Since 13 towers in the township are complete, ask to see a finished apartment of the same type in an earlier tower. That shows the actual room sizes, the finishes and the light far better than a plan. Check the facing for the sea and backwater view, the balcony depth and the number of bathrooms. House of Hiranandani OMR Master Plan is a 120-acre township, of which Octavius and Verona are the latest part. Thirteen residential towers and the Bay Haven villas are already built and occupied, with an international school, retail, a clubhouse and a football ground in place. The new towers therefore join a working neighbourhood rather than a construction site, which is the main advantage of buying here.

Octavius and Verona each rise 18 floors. The developer has not published the unit count per tower, the land under them or their position within the township, beyond the township layout shown on its page. Ask where the two towers stand in relation to the road, the school and the backwater edge, since that decides both the view and the noise.

Ask which of the tower amenities are new and which are shared with the 13 completed towers, and whether residents of Octavius and Verona pay the township association separately for them.
