Godrej Aravya Estate pricing opened at Rs. 58 Lakhs for the 1,200 sq ft plot, which works out to roughly Rs. 4,833 per sq ft. With the layout booked out, resale prices are set by individual owners.

How the original price was paid

Bookings followed a time-linked plan rather than one tied to building stages. The schedule ran as follows:

• Booking: 5%, plus 5% within 15 days
• Agreement signing: 10%
• Days 90, 150 and 240 after booking: 15% each
• Month 12: 15%
• Month 15: 20%, raised on the plot's release certificate

Stamp duty and registration are extra, as are 36 months of advance upkeep charges and a corpus deposit. We help resale buyers confirm how much the seller has already paid.

Godrej Aravya Estate plots are sold as bare land, with sizes fixed by the approved layout. Three standard sizes cover most of the land:

• 1,200 sq ft, 30 by 40 ft: 274 plots
• 1,500 sq ft, 30 by 50 ft: 139 plots
• 2,400 sq ft, 40 by 60 ft: 94 plots

The remaining 162 plots have non-standard outlines, 90 of them rectangular and 72 irregular. Together they cover about 31,004 sq m, an average close to 2,060 sq ft each.

Godrej Aravya Estate specifications focus on the services, since owners build their own homes. Each plot gets water and sewer connections that end within its boundary.

Separate lines carry drinking and flushing water, fed from an underground sump and an overhead tank. Cables for power run underground to feeder pillars, streets get LED lighting and common areas have generator backup. Waste water goes to a sewage treatment plant inside the layout.

Godrej Aravya Estate carries registration PRM/KA/RERA/1250/301/PR/171025/008180, dated 17 October 2025. Godrej Township Development Limited is both the promoter and the owner of the land.

The key approvals are listed below:

• Layout sanction from the Doddaballapur Planning Authority, 9 October 2025
• Change of land use order, 12 May 2025
• Clearances from BESCOM, the pollution control board and the water authority

Karnataka RERA shows no case against the land. Civic sites of 9,701 sq m and the roads pass to the planning authority when plots are released.

Godrej Aravya Estate construction moved quickly after work began on 10 October 2025. Overall progress went from 10% in December 2025 to 40% in March 2026 and 54% in June 2026.

The road area is 86% formed and the civic sites 85%, while the parks are at an early 2%. Final completion is registered for 31 October 2030, and Godrej targets handover during 2030.
