Century OneWorld Seraya

Century OneWorld Seraya plot rates are quoted on request, as each phase is priced on its own and position changes value. Corner plots, park-facing plots and those on wider roads usually cost more than inner plots of the same size. We send the open-plot list with a full cost sheet.

After booking and allotment, payments follow site work: 15% inside a month, then 40% once roads and utility lines begin. Another 25% falls due with levelling and plot marking, and the final 10% at registration. Paying early earns a discount of 5% a year.

Century OneWorld Seraya offers plots of 1,200-2,400 sq ft in four standard shapes, plus irregular plots in each phase. Plots are sold open, so owners build their own villas once a building plan is sanctioned.

The count of each size across the three phases is listed below:

• 30 x 40 ft: 36 plots
• 30 x 50 ft: 128 plots, the largest group
• 40 x 60 ft: 133 plots, mostly in Phases 1 and 2
• 60 x 40 ft: 25 plots, all in Phase 3, with a wider frontage
• Irregular: 129 plots, some well above the standard sizes

Phase 1 takes 11.87 acres, Phase 2 takes 23.71 acres and Phase 3 takes 14.20 acres. We share the numbered layout plan for any phase.

Century OneWorld Seraya plots each get a power, water and drainage connection at the boundary. Cables run underground, with 5 kW for the smallest plots, 7 kW for 1,201-2,400 sq ft and 9 kW for larger plots.

A treatment plant feeds water lines to every plot, and Phase 3 also has borewell and BWSSB supply. Sewers run underground with inspection chambers, and the 9 m and 12 m roads have paver finishes and footpaths.

Century OneWorld Seraya carries one K-RERA number per phase, all filed by Century Dwellings Private Limited. The numbers and their dates are given below:

A single BIAAPA layout sanction, BIAAPA/TPA/LAO/36/2024-25 of 1 March 2025, covers all three phases. Khata for the land comes from Chikkajala Grama Panchayat.

Century OneWorld Seraya is under development, with each phase at a different stage. By 30 June 2026, about 97% of the estimated development cost had been spent on Phase 1, and 49% on Phase 2.

Phase 3 began on 1 February 2026 and will file its first quarterly report soon. Power works and park planting are next, with the phases due in May 2029, August 2029 and January 2030.
