Provident Housing in Bangalore: Projects, Backing and What to Check

Anyone shopping for a family flat on the outskirts of Bangalore will soon meet Provident Housing, the group's mid-income label under Puravankara. The notes below cover its corporate set-up, each Bangalore project, what the parent's support really means and a list of checks for the buyer.
Group Structure and Scale
Puravankara Limited is the listed parent, founded in 1975 and run from Ulsoor Road in Bangalore. In 2008 it formed Provident Housing Limited and kept full ownership. Both companies share one leadership team and one registered address.
Provident calls its homes affordable luxury for mid-income families. Its published numbers show the size of the operation. They cover nine cities, starting with Pune, Mumbai and Goa, then Mangalore, Kochi and Coimbatore, and ending with Chennai, Hyderabad and Bangalore.
- Finished: roughly 14,000 homes, which is 12.8 million square feet.
- Being built: roughly 11,000 homes, which is 7.2 million square feet.
- Planned or awaiting approvals: a further 5.2 million square feet.
The brand adopted precast building in 2012. Factory-made wall and slab units are assembled at the site, which speeds up the construction of similar mid-rise towers.
Provident Projects Around Bangalore
Land is cheaper and parcels are larger on the roads leaving the city, so that is where Provident builds. Most of its sites are townships delivered phase by phase over several years. Here is the current list:
- Provident Sunworth City is a 60-acre township close to Kengeri on Mysore Road. Early phases have residents, and Equinox 3 to 6 are scheduled from March 2028 through to December 2030. The six Equinox phases together hold 2,880 homes.
- Provident Park Square is in Judicial Layout, reached from Kanakapura Road. Families have lived in its first three phases since August 2022.
- Provident Neora, in Yelahanka taluk to the north, was registered in 2018, and the registration was valid until September 2023.
- Provident Capella is in Hoskote taluk to the east, with two phases and registrations valid to 2024 and 2025.
- Provident Botanico is also in Hoskote taluk. Its registration is from March 2024, and delivery is set for September 2028.
- Provident Deansgate is in Devanahalli taluk to the north. One phase is due in March 2028 and the other in May 2027.
Of the six, Botanico and Deansgate are the newer launches under construction. One is east of the city and the other is north of it.
Home Sizes and Pricing
Expect many towers of between 12 and 14 storeys on one big plot, and a clubhouse and sports areas in the open land between the blocks. The flats themselves are small. In Sunworth City the two-bedroom plan measures roughly 628 sq ft carpet, against roughly 775 sq ft carpet for the compact three-bedroom.
Small plans hold the ticket price below that of a Purva home, even when the cost of each square foot is close. Later phases add bigger options, such as a three-bedroom flat with three bathrooms and 1,260 sq ft in carpet terms. The newer Bangalore phases begin at nearly Rs. 1 Crore, so mid-income describes the brand better than low-cost.
How Far the Parent's Backing Goes
Puravankara booked Rs. 7,407 Crore worth of sales in 2025-26, the best result it has recorded. Its audited results come out quarterly, so a Provident buyer faces a group with open books.
The legal paperwork shows the link as well. Puravankara Limited is the promoter on the registrations of Park Square and Deansgate. Provident Housing Limited fills that role for Botanico and the Equinox phases, and the company named is the party to your sale agreement.
A strong parent makes it unlikely that a project is abandoned. It does not stop delays. Five Park Square phases and the first two Equinox phases were pushed past their first completion dates, partly because of the pandemic years. Allow some extra time beyond the registered date.
Buying Ready or Buying Early
Because townships are built in stages, one site can offer a finished flat and a launch at the same time. The two routes differ in cost and in risk:
- Ready or resale: no GST applies, and the buyer can see the real flat and judge its upkeep and neighbours first.
- Under construction: payment is in stages, GST applies to each instalment and everything depends on the date registered for completion.
- Either way, registration costs 2% and stamp duty is 5.6% once cess and surcharge are added.
A late-phase purchase means building work nearby for some years once the family has moved. Study the layout plan for the phases still to come, and their distance from the chosen tower.
Is It Your Kind of Home?
First-time buyers and young families get the most from Provident. They want a gated community with a full set of amenities and a developer with a listed parent, and they accept a home at the city's edge, with the metro or a car for the daily trip. Families that need three rooms on a two-bedroom budget will like the compact 3 BHK.
Buyers who value large rooms, a prime central address or an intimate project should look elsewhere. So should anyone working far from these corridors, because almost all Provident townships are far past the Outer Ring Road.
Eight Checks for Any Provident Flat
Run through this list for whichever township attracts you:
- Confirm the phase, then pull up its page on the state RERA website.
- Note the promoter's name there and compare it with the sale agreement.
- Compare flats on carpet area, and divide the price by it.
- Study the completion date on record, whether it was already extended and what the delay clause pays.
- Ask if parking comes with the flat, as certain phases offer fewer covered bays than flats.
- For a ready flat, ask for the tower's occupancy certificate, its khata and the owners' association no-dues letter.
- Learn how maintenance for the whole township is divided among phases, and the monthly charge today.
- Go through the cancellation and refund clauses in the booking form before any money moves.
We can email pricing sheets and phase-wise notes for the Provident townships above on request. The fastest test of build quality is a walk through a lived-in phase of the same township.
