Prestige Group in Bangalore: Track Record, Scale and Pre-Booking Checks

Few builders appear on Bangalore's skyline as often as Prestige Group. It develops flats, villas, plots, offices, malls and hotels, and the city where it began is still its main market. This article covers the group's history, its present size, its Bangalore clusters and the homework to finish before a booking cheque is written. A strong name helps, yet each project has to be judged on its own papers.
Who Signs the Agreement
A Prestige-branded building need not be sold by the listed parent. Sometimes a sister company is the registered promoter, and in a joint development deal the land owner can feature as co-promoter. Recent launches in North Bangalore include examples of both.
This detail matters at the time of signing. The contract is made with whoever is registered as promoter, and in a joint venture a particular flat may belong to the land owner's share. Check the promoter's name on RERA and ask which share your flat comes from.
Large campuses are registered in slices too. Each phase has a RERA number of its own, a separate bank account and its own completion date. Only the phase being purchased counts, and the phases next door can be at a different point.
How Big the Group Is
The Crisil grading note dated 10 March 2026 offers the most useful recent snapshot. Its figures are these:
- Delivered: 313 projects, roughly 206 million square feet
- Under construction: 65 projects, close to 126 million square feet
- Upcoming: 63 projects, around 69 million square feet
- Reach: 14 cities, from Bangalore to Kochi, Goa, Mumbai, Pune, Hyderabad, Chennai and the NCR
The group builds more than housing. Alongside apartments, row houses and plotted layouts, the group runs office parks, retail and hotels. Its sales for the year to March 2026 came to approximately Rs. 30,025 Crore, with approximately Rs. 18,515 Crore collected, and neither number has been beaten in an earlier year.
The Meaning of DA1+
Crisil kept the developer grade of Prestige Estates Projects at DA1+ in March 2026, valid till 9 March 2027. According to this grade, the company's ability to finish on quality and schedule, and to pass clear title to buyers, is excellent. It describes the company and cannot vouch for any one building.
The note also flags weak points. Sizeable projects in newer regions, Mumbai and the NCR for instance, carry execution and funding risk. A few joint ventures leave the group relying on partners.
From a Small Start to the Stock Exchange
The company was set up in 1986 in Bangalore and is led by chairman and managing director Irfan Razack. The office remains in Prestige Falcon Towers, Brunton Road, and the flagship has shares on both exchanges, BSE and NSE.
Early buildings were small and close to the centre. As Bangalore spread, the builder spread with it, towards Whitefield, Sarjapur Road, Kanakapura Road and the airport. Tech parks, malls and hotels followed the housing.
A listed firm publishes audited results each quarter and files notices with the exchanges. A buyer therefore finds much more to read about this company than about a private builder. A visit to the project is still needed.
Mapping the Projects
Each side of the city has Prestige addresses. A quick tour by direction follows:
- In the east, Whitefield and Varthur host Prestige Lakeside Habitat, which spreads over 102 acres, and newer towers have come up along Whitefield Main Road
- Off Sarjapur Road, towards the south-east, is the Prestige City township of flats, villas and plots
- Big apartment townships line Bannerghatta Road and Kanakapura Road in the south
- Up north, near Devanahalli, IVC Road and the aerospace park, the group has Prestige Parklane, plotted layouts and the villa community Prestige Golfshire
- In the centre of town are boutique buildings on compact plots, nearly all finished years ago
Township homes of 1 and 2 BHK attract first-time buyers. Families trading up look at 3 and 4 BHK plans, and land buyers can pick registered layouts in the north.
A large share of the Bangalore stock is already built, so resale listings are plentiful. In an older campus a buyer can walk through the actual flat and move in straight away. A new launch has fresher plans and staged payments, but possession may be four years off or later.
Checks Worth Doing First
A good developer removes part of the risk, not all of it. Use this list on every Prestige project in the city:
- Pull up the RERA record for your phase and note its promoter along with the handover date
- Set the date from the sales desk against the progress reports filed each quarter
- Learn how earlier phases of the same campus were delivered
- Read the complaints tab for the promoter and see how each one ended
- Ask for a full cost sheet showing parking, club fees, GST, deposits and maintenance paid in advance
- Find out where the registered water will come from, and how supply is planned once residents move in
- With a pre-launch, keep any payment refundable until a RERA number exists
Several current launches promise completion in 2030 or beyond. Someone who pays rent plus an instalment should budget for the whole wait, with a cushion for slippage. In a resale deal the focus moves to the owner's title papers, the OC and any dues to the residents' association.
Buying New or Buying Old
Time and cash drive this choice. A launch stretches payment across construction and gives the latest plans, but the buyer waits and pays GST.
A resale flat is paid for in a matter of weeks, with stamp duty and registration on top and no GST. The buyer can inspect the flat, the campus upkeep and the monthly bill beforehand. Rates in older campuses also help to test the price of a launch nearby.
We can send current prices and availability for Prestige projects across Bangalore, covering launches and resale. Seeing a finished campus and an active site shows quickly what this builder hands over.
