Prestige Estates' Record 2025-26: A Bangalore Buyer's Reading of the Numbers

Annual numbers from a developer can seem remote to someone buying one flat, yet they hint at whether projects will be finished. In May 2026 the listed company in Prestige Group, Prestige Estates Projects, published its 2025-26 results, with sales, revenue and profit all at records.
Results at a Glance
The financial year closed at the end of March 2026. The key numbers were:
| Measure | FY26 | Change on the year before |
|---|---|---|
| Sales bookings | Rs. 30,024 Crore | Up 76% |
| Revenue | Close to Rs. 13,196 Crore | Rose 71% |
| EBITDA | Close to Rs. 4,219 Crore | Rose 43% |
| Net profit | Close to Rs. 1,312 Crore | Rose about 113% |
Customers paid in about Rs. 18,515 Crore. The last quarter of the year, from January to March 2026, saw bookings rise 10% to Rs. 7,697 Crore, and revenue was about Rs. 4,144 Crore. Bookings were stated first, in an update dated April 2026, and audited results arrived in May.
Sales came chiefly from Bangalore, Hyderabad, Mumbai and Chennai, along with the Delhi region. The group had handed over 313 projects, 206 million sq ft in all, by December 2025.
Four Numbers, Four Meanings
A booking records the value of a home sold, built or not. A collection is cash received, mostly through construction-linked instalments. Revenue and profit keep another calendar, since revenue is recognised only after a project has been completed and the homes handed over.
That is how revenue could climb 71% in FY26 on homes mostly sold earlier: many handovers fell within the year. Buyers get better guidance from collections and handovers than from the profit line. A collection of roughly Rs. 18,515 Crore shows money arriving to build, and growing revenue shows homes reaching completion.
The Months After March
The pace held into 2026-27. Between April and June 2026 the company booked sales of about Rs. 6,579 Crore, collected about Rs. 4,802 Crore and launched four projects of roughly 20 million sq ft. Debt net of cash was about Rs. 11,900 Crore by the close of June 2026, typical of a firm that keeps buying sites and bringing out new projects. The thing to follow is whether collections stay level with launches.
Two Bangalore projects came to market in the second quarter of the financial year, from July to September 2026. Prestige Parklane at Devanahalli is expected to sell homes worth Rs. 1,750 Crore, and Prestige Garden Breeze adds another phase to The Prestige City, off Sarjapur Road, worth about Rs. 1,050 Crore.
Reading It as a Buyer
Good results lower one risk and leave the others. Late delivery becomes less likely when a developer collects cash steadily and completes projects at scale. Launch prices are likely to hold firm in a record year, because there is little reason to discount.
More projects are appearing in the northern, eastern and southern parts of Bangalore, though budgets and home sizes at launches keep rising because big developers lean towards premium homes. There is rarely much room to negotiate the base price, while extras like floor-rise charges, car parking, club fees and instalment terms often leave more room. Setting the price beside two similar projects built by others shows the going rate.
Above all, results describe the group, whereas a buyer purchases in one project, and each project has separate land, approvals, a bank account and a completion date. A few belong to partnership firms or joint ventures, so the entity shown on the RERA registration is the one that signs.
Paperwork to Review Before Booking
Healthy accounts are a good start, but project papers do the rest. Before booking in Bangalore, work through this list:
- Find the project on the state RERA portal and note its number and completion date
- Open the most recent progress report filed for the tower in question
- Check that the promoter on the registration is the same one named in the sale agreement
- Compare the carpet area and parking in the agreement against the portal's unit list
- Ask for a written cost sheet listing GST, deposits, clubhouse fees and floor-rise charges
- Read how the agreement treats the possession date and any compensation for delay
- See that all payments go into the project's RERA account
Homes costing over Rs. 45 Lakhs also carry stamp duty of 5.6% and a 2% registration fee. To estimate monthly payments and upfront cash for a given budget, try the EMI calculator. Price lists and availability for the group's projects in the city can be sent on request.
