Ten Big Bangalore Developers Profiled, Plus a Five-Test Comparison Method

The city has hundreds of registered promoters, yet most big launches come from a short list. Before paying a booking amount, a buyer should know who owns a company, how old it is and what it tends to build. Ten developers are profiled below on those three points. A method for testing any developer yourself comes first, and the order of profiles carries no ranking.
Five Tests for Any Builder
One evening is enough to run these on every name on your shortlist, and no paid report is involved.
- Ownership: quarterly sales, collections and borrowings are published by listed companies, but private groups need not publish them.
- Promoter company: the RERA page names a firm or partnership, frequently a subsidiary or joint venture, so read it.
- Delivery history: set the originally registered completion month of older projects against the month printed on their occupancy certificates.
- Extensions and complaints: the state RERA portal shows both under each registration.
- Finished homes: go and see a project handed over five years back or more, then talk to the residents' association.
Results can contradict the reputation. A respected group may have one project that finished two years late, whereas a modest builder may have kept to schedule in each phase.
Why Reputation Is Only a Starting Point
An under-construction purchase asks for trust over four to six years. Cash flow, sanctions and site supervision at the developer decide if the handover happens on time. Reputation reduces the risk, though each project still has separate land, its own promoter company and a RERA record of its own.
Developers are not alike in kind either. A few are listed and report every quarter, others are private family groups. Some prefer huge townships, while others make only a handful of design-led projects.
Six Groups That Began in Bangalore
All six started here and run from the city. Their oldest buildings are nearby, so a buyer can judge how a tower looks after two decades.
Prestige Group
Prestige Group was set up in 1986. The flagship Prestige Estates Projects trades on the exchanges, and 313 projects covering housing, offices, retail and hospitality had been delivered by early 2026. Townships and Forum malls are what the city knows best. Many schemes run through group companies or land owner tie-ups, so read the promoter name on each registration.
Brigade Group
Another 1986 start, Brigade Group is run through the listed Brigade Enterprises. At Brigade Gateway in Malleshwaram, apartments adjoin Orion Mall and the World Trade Center Bengaluru. Schools and hotels form part of the portfolio, and one township may mix several uses. Residential sales totalled Rs. 7,424 Crore across the twelve months ending March 2026.
Sobha Limited
P.N.C. Menon began Sobha Limited in 1995, and its IPO came in 2006. Sobha produces glazing, concrete products, metal work and interiors in its own factories. Buyers link that vertical set-up with finish quality. Local projects range from lone towers up to townships that house several thousand families.
Embassy Group
Jitu Virwani leads Embassy Group, which dates to 1993. Office campuses built its name, namely Manyata, TechVillage and GolfLinks. Embassy Office Parks, the vehicle holding many of them, was India's first listed real estate investment trust. Housing is a smaller line, normally planned next to those workplaces.
Sattva Group
Salarpuria Sattva was the name for many years of what is now Sattva Group, begun in 1993 and managed by Bijay Agarwal. Offices are a large part of its business, and in 2025 those assets were pooled with Blackstone's to create Knowledge Realty Trust. Residential schemes are scattered over east, north and south Bangalore.
Total Environment
The firm was founded in 1996 by the architects Kamal Sagar and Shibanee Sagar. As a private company it makes few projects, recognisable by terrace gardens, timber and bare brickwork. Customisation goes deeper than most large developers permit. Such homes generally need longer to build, and that delay should be set against the charm.
Four Companies With Wider Reach
Larger business houses own these four, or they work across India. Bangalore ranks among the main markets for each.
Godrej Properties
Property is the business of Godrej Properties, formed in 1990 by the Godrej Group and public since 2010. Mumbai houses its head office. For FY26 Bangalore brought Rs. 8,802 Crore out of overall bookings worth Rs. 34,171 Crore. Most local projects are joint developments with land owners.
Puravankara and Provident Housing
Founded in 1975 and public since 2007, Puravankara works from Ulsoor Road. It started Provident Housing in 2008 as a fully owned subsidiary for mid-priced flats. Both brands share directors and one balance sheet, hence Provident customers deal with that same group. Puravankara's FY26 sales were Rs. 7,407 Crore.
Birla Estates
Housing at the Aditya Birla Group is handled by Birla Estates, after the group entered property in 2016. The parent is Aditya Birla Real Estate, a listed firm that carried the name Century Textiles and Industries until 2024. Projects are located in Whitefield, Magadi Road, Rajarajeshwari Nagar, Devanahalli and along Sarjapur Road. Only one has reached completion, which keeps the local record short.
Mahindra Lifespaces
Mahindra Group lists this property business, which started in 1994. Presence in Bangalore is slimmer, mainly Whitefield and Kanakapura Road. Mahindra Eden, on Kanakapura Road, was conceived to run on net zero energy, and phase one got its occupancy certificate in December 2025. Cash exceeded borrowings when March 2026 closed.
Where a Brand Falls Short
Title to the land, the sanctioning body, the water source and the access road are attributes of the project. Joint development leans on the land owner too. The owner's own allotment of flats can also influence resale values in the first years.
Pricing is the second gap. Famous builders usually ask a higher rate per sq ft than local ones on the same street. Paying that premium is sensible only if the project papers are clean. Projects are grouped by locality across Bangalore, and RERA details of any listing are available from us on request.
