Mahindra Lifespaces FY26: Strong Sales, a Cash Surplus and Bangalore Projects Explained

Results covering FY26, which ended in March 2026, reached the market on 28 April 2026 from Mahindra Lifespace Developers, the Mahindra Group's property arm. They showed bookings up, profit nearly five times higher and cash exceeding debt. This article reads the numbers plainly, maps the company's footprint in Bangalore and draws out the lessons for a buyer.
Who the Company Is
Headquartered in Mumbai, the business trades as Mahindra Lifespaces and has two divisions. The home-building division works in Mumbai, Pune, Bangalore, Chennai and further cities. The second division builds parks for industry and entire planned cities, labelled IC&IC, on big sites around Jaipur and Chennai.
Audited filings arrive every quarter because the company is listed. Private builders rarely let buyers see sales, cash and debt this clearly. FY26 is the newest full-year picture.
FY26 Compared with FY25
The table sets key FY26 results beside the earlier year wherever the company gave a comparison.
| Item | FY26 | FY25 |
|---|---|---|
| Home bookings (pre-sales) | Rs. 3,405 Crore | Rs. 2,804 Crore |
| Profit after tax, consolidated | Rs. 298 Crore | Rs. 61 Crore |
| Sales of both divisions combined | Rs. 4,118 Crore (25% growth) | not stated here |
| Area sold | 3.53 million square feet saleable | not stated here |
| Collections from residential customers | Rs. 2,107 Crore | not stated here |
| IC&IC revenue | Rs. 713 Crore | not stated here |
| Operating cash flow | Rs. 840 Crore | not stated here |
The balance sheet ended with net debt to equity of minus 0.27; in other words the company held a cash surplus. A final dividend proposal of Rs. 3.5 for each share was also made. In the fourth quarter, home bookings were Rs. 1,633 Crore, the year's strongest, and profit was Rs. 90 Crore against Rs. 85 Crore a year earlier.
Blossom, Marina64 and NewHaven were the launches that management credited for the year's sales. Of that trio, two are Bangalore projects.
Land and Pipeline
By gross development value (GDV), developers mean the full sales value a parcel should earn after being built and sold. New additions in FY26 carried Rs. 18,060 Crore of GDV, of which Rs. 7,500 Crore came from releasing its Thane land.
Roughly Rs. 18,100 Crore had been added in FY25 as well. Two years of additions mean the pipeline is a multiple of current yearly sales, which points to a steady supply of launches.
Bangalore Footprint
Although Bangalore ranks below Mumbai and Pune for the company, it has taken on new sites here in a steady rhythm since 2022. The table summarises what is on the ground and in the pipeline.
| Site | Area | Scale | Milestone |
|---|---|---|---|
| Mahindra Blossom | Whitefield | launched project | RERA filing December 2025, finish October 2030 |
| Mahindra Eden | Kanakapura Road | 527 homes, 2 phases | Occupancy certificates in December 2025 and April 2026 |
| Mahindra NewHaven | Singasandra | 119 homes, 1 tower, beside Zen | RERA filing April 2025, finish December 2029 |
| Mahindra Zen | Singasandra | 228 homes, 2 towers | RERA filing March 2024, finish December 2028 |
| Airport-side land | North Bangalore | two neighbouring plots | combined GDV near Rs. 2,100 Crore |
Blossom occupies a 9.4-acre plot close to Hope Farm in Whitefield, acquired in March 2024. At the time, the deal carried about 1.2 million square feet of potential and a GDV pegged at Rs. 1,700 Crore. With the project now launched and registered, any text describing the land as waiting to launch is stale.
The airport-side land was gathered in two steps beside the Bangalore-Hyderabad highway. January 2025 brought 8.2 acres, and June 2025 a further 8.79 acres in Navaratna Agrahara village. The earlier parcel lies 1.8 km away from the proposed Doddajala station on the airport metro line under construction. In early October 2026 the state portal listed no registration for it, so booking has not begun.
The Japanese Partnership
A joint venture with Japan's Mitsui Fudosan Group was announced in February 2026, described as a long-term partnership whose opening project is Mahindra Blossom. The year-end statement shows it as finalised in March 2026.
The state RERA portal shows the result. Mahindra Blossom's registration was moved in June 2026 to Mahindra Blossom Developers Limited, with the same number and completion date. Agreements for the project are signed with the JV company, and the agreement, receipts and RERA bank account should show one name.
What a Buyer Can Take From It
Surplus cash is the first signal. A builder whose cash outweighs its borrowings needs new bookings less urgently to keep sites moving, so a stalled site is less likely.
Delivery is the second. Mahindra Eden's two phases obtained occupancy certificates over a year before registered finish dates in March and July 2027. One project is not a pattern, so every new one needs a check, and quarterly RERA updates show progress tower by tower.
Pricing is the third. A developer enjoying strong sales and a healthy balance sheet has little incentive to discount, so expect firm price lists in Bangalore. Compare the carpet-area rate with neighbouring projects.
A Six-Point Booking Routine
Results describe a company, but a purchase is a single flat in a single project. Use this routine to link the two.
- Search the state RERA register for the project and record the promoter and the finish date
- Get carpet area in writing and divide the price by it
- Ask for an itemised cost sheet: floor rise, car park, deposits, prepaid maintenance
- Pay only into the project's designated RERA bank account
- Check the handover date and the clause on delays in the draft agreement
- Tour a finished project by the developer and ask residents how handover and maintenance went
Land without a RERA number, such as the airport-side plots, calls for waiting. A promoter may advertise and book only after registration. We can share the current position of any Mahindra project in Bangalore.
