Bluejay Signature Plots near Tumkur Road: Prices, RERA and Checks (October 2026)

Land inside Bangalore, rather than far out on the edge, is hard to find at a sensible budget, and Bluejay Signature is one answer. The BDA-approved layout offers 226 sites in Tippenahalli, on the west side of the city, with entry at Rs. 66 Lakhs. The notes below cover the plots, the full cost of buying one, the neighbourhood, the RERA history and a checklist.
Plots and Prices
There are three regular sizes, each meant for an independent house. The smallest measures 20 by 30 feet (600 sq ft) and starts at Rs. 66 Lakhs. The middle size, 20 by 40 feet (800 sq ft), starts at Rs. 88 Lakhs, and the largest, 30 by 40 feet (1,200 sq ft), at Rs. 144 Lakhs.
Per square foot, the two smaller plots work out near Rs. 11,000, and the largest near Rs. 12,000. The whole layout spreads over 37,028 sq m, a little over 9 acres, and plots take up roughly half of it. Roads, parks and open areas fill the remainder, and the developer is registered to provide internal roads, water, drainage and power.
A corner position or a particular facing alters the price as well as the kind of house that fits. Setback rules cut deeper into a small site than a large one. Get the sanctioned layout drawing and note the plot number, its size and the width of the road it faces.
Total Cost of Buying
Land carries no GST, yet other charges accumulate. Above Rs. 45 Lakhs, stamp duty is 5% (5.6% after cess and surcharge), while registration adds 2%. On the Rs. 66 Lakhs plot those two items come to just over Rs. 5 Lakhs.
Khata fees, legal charges and a maintenance deposit, if any, are further items, so ask for a single written figure. Lenders advance less against land than against a flat, and over a shorter term. A quick monthly figure is available on the EMI calculator, and the cost of sanctioning a plan and building the house is a separate, later budget.
Around the Layout
The land is registered under survey numbers 17 and 19 at Karivobanahalli, in Yeshwanthpur Hobli of Bangalore North Taluk, with the pincode 560073. The approach is the road through Tippenahalli, not far from Tumkur Road. A few listings call the village Gangondanahalli, so confirm that the sale papers use the registered name and numbers.
Travel depends on these links:
- NH 48 on Tumkur Road, heading to Yeshwanthpur one way and Nelamangala the other
- Green Line metro services, which reach Madavara through a short extension of about 3 km that opened on 7 November 2024
- The Peenya industrial belt, one of the city's largest
- Yeshwanthpur railway station, further along the highway
Shops, schools and hospitals are available at Yeshwanthpur, Jalahalli Cross and Dasarahalli. Beyond Madavara, a metro line towards Tumakuru is still only a proposal. The highway is crowded at rush hour, so test a weekday commute first.
The Registration Story
Work began in early September 2019. The promoter, Mr. Pradeep Krishnappa, obtained Karnataka RERA registration PRM/KA/RERA/1251/309/PR/200722/003488 on 22 July 2020, with the Bangalore Development Authority as approving body. Completion was originally due in February 2022, then moved to November 2022 and again to 4 November 2023.
In a filing dated 31 January 2024 the promoter sought RERA's completion status and enclosed a completion certificate. So the registered period is over and the works are reported as done. To be sure about one plot, ask to see the BDA's release order carrying that plot number, then check that civic records show the plot as its own property under a khata.
Suitability
This layout appeals to families who plan to build their own house on a compact city site, particularly those employed around Peenya or Yeshwanthpur. Buyers who prefer BDA sanction will also take note, and sizes between 600 and 1,200 sq ft keep the entry cost below that of sprawling villa-plot developments.
A plot remains land only, and construction is a second expense. Those who want a finished house, or amenities shared by an apartment society, should look at completed projects.
The Developer
Bluejay Enterprises builds mostly plotted layouts and villas in Bangalore. Malgudi and Atmosphere, both under the Bluejay name, are completed. Seeing either shows how roads and parks are kept once the developer hands over.
Checks to Make Before Paying
Documents matter more than brochures in a plot sale. Work through these points:
- Match the registration details, promoter and site count with what the Karnataka RERA portal shows
- Request the completion certificate, then find the plot number in the BDA's release order
- Let a lawyer review title papers, conversion order and encumbrance certificate covering both survey numbers
- Learn who issues the khata and if an e-khata can be used for registration
- Walk the plot and look for the road, the drain, water supply and electricity
- Ask which common facilities exist, who looks after them and the monthly charge
- Confirm with two banks that they lend on the plot
