Birla Estates' Bangalore Projects: A Buyer's Profile of the Developer

A Bangalore buyer comparing builders will meet Birla Estates sooner or later, and its five local projects face three directions of the city. The profile below explains who owns the company, moves through each project from largest to smallest and lists what to verify on any one of them. Every project number was read on the Karnataka RERA portal on 3 October 2026.
Where the Company Comes From
The Aditya Birla Group began housing under the Birla Estates name in 2016. Aditya Birla Real Estate owns it outright, and that parent is listed on the stock exchange. Century Textiles and Industries was its earlier name, dropped in 2024. Because it is listed, sales, collections and borrowings of the real estate arm are reported each quarter.
It operates in Pune, the National Capital Region, Bangalore and the Mumbai region, with its head office in Mumbai. Bangalore is one of the earliest of those markets, and a first local project was registered in 2019.
Five Projects, Biggest to Smallest
Size varies widely, and so does progress. The order below follows the number of homes.
Birla Trimaya, Devanahalli
Spread over about 50 acres in Akkalenahalli-Mallenahalli village of Devanahalli taluk, Birla Trimaya is the biggest, with 2,028 homes. It carries four separate registrations. Phase I, with 544 homes, is 58% built and due on 31 October 2028. Phase 2 has 473 homes, is 16% built and is due on 20 June 2029.
The remaining two phases are further away. Phase 3 holds 463 homes, only 3% built, with a date of 31 August 2030. Phase 4 adds 548 homes across seven 14-storey towers, due on 15 December 2031.
Heights mostly stay between 11 and 14 floors, modest for a project this big, and BIAPPA, which plans the airport area, approved the layout. Pick the phase and tower before anything else, since the earliest and latest dates differ by more than three years.
Birla Evara, Kodathi
Birla Evara is in Kodathi village, Varthur hobli (pincode 560035), off Sarjapur Road. The February 2025 registration covers 1,594 homes on a 25.71-acre site, in 12 towers of 24 to 27 floors plus a low block of four floors. Work started in May 2025, and the filed completion date is 25 December 2031.
Birla Ojasvi, Mylasandra
Mylasandra village (Ward 198) holds Birla Ojasvi, a 10.24-acre high-rise scheme with 607 apartments plus eight row houses. Its three towers rise 31, 32 and 33 floors. Registration dates to September 2024, completion is due on 11 January 2031, and the latest update puts construction at 14%.
Birla Tisya, Magadi Road
At Agrahara Dasarahalli, Birla Tisya has 392 homes in a pair of 31-floor towers, along with a few shops. It is due on the last day of 2026, and the most recent quarterly report shows it 94% complete. Ask for the occupancy certificate before registration, as that paper proves the homes are ready.
Birla Alokya, Whitefield
The first Bangalore project, and the only finished one, is Soukya Road's Birla Alokya. Its 218 homes are in three-floor buildings across 7.9 acres. Registration dates to July 2019, and handover took place in 2024. Visiting it shows how a Birla Estates building is finished and kept up.
Why the Registered Names Differ
The brand name is constant, yet the company that RERA names differs between projects. Big developers often create their own company for every land parcel or partnership. Evara's promoter is Vardhita Properties Private Limited, and Trimaya's is Birla Arnaa LLP. Tisya belongs to Birla Tisya LLP, while Birla Estates Private Limited is the promoter of both Alokya and Ojasvi.
A buyer signs the sale agreement with that specific company. The agreement, the receipts and the escrow account under RERA must all carry one promoter name.
Weighing the Risk
A major business house behind the brand lowers the chance of a funding gap. Locally only one project is finished and four are under way, so the track record is short. Both Ojasvi and Evara run into 2031, which means a buyer today agrees to over four years of stage-linked payments, and rent over that time should be in the budget.
Before paying a booking amount, work through these checks:
- Find the date filed for your own phase and tower, and disregard the advertised one.
- Set quarterly progress on the portal against the months remaining.
- Learn which authority sanctioned the plan, as it may be BBMP, BDA or BIAPPA by site.
- Compare the carpet area stated in the agreement, since rates are applied to a bigger saleable area.
- Ask whether the plan was revised after registration.
Matching Project to Buyer
Each location attracts a different crowd. Households wanting to move in soon will look at Alokya and Tisya. Trimaya fits patient buyers who work by the airport or elsewhere in North Bangalore, and Ojasvi is a rare high-rise choice towards Rajarajeshwari Nagar.
Evara is aimed at workers along Sarjapur Road and the Outer Ring Road who accept a handover at the close of 2031. Our team can send up-to-date price lists and plans for any of the five.
