Assetz Mizu & Ki, Hennur Road: What Buyers Should Know in October 2026

Few launches in North Bangalore pair four bedrooms with a private garden or terrace, and Assetz Mizu & Ki is one of them. The builder, Assetz Property, has registered 188 villaments for a plot at Chikkagubbi, a village that touches Hennur Road. Below are the home types, what they cost, how the registration stands, when keys are due and what to verify first.
Where Things Stand with RERA and Possession
Karnataka RERA granted registration on 7 August 2026, and the project carries the number PRM/KA/RERA/1251/446/PR/070826/008862. Anyone can open that record to read the sanctioned plan, the registered units and the stated completion date. Signing after registration puts a booking under the RERA Act.
The handover date needs care. The project page gives December 2030, whereas a later news update mentions August 2030. Since the two do not match, buyers should ask that a single month be fixed in the agreement for sale.
Garden or Terrace: the Two Choices
Nobody has to pick a bedroom count here, because all the homes have four bedrooms. The decision is outdoor space. In both types, usable carpet area works out to about four-fifths of the saleable figure.
- The garden version, Type 01, offers a saleable area of 3,070 sq ft and carpet area of 2,463 sq ft. It is on the ground level, with an entry price of Rs. 3.80 Crore.
- The terrace version, Type 02, is on the floor above. It offers 3,538 sq ft saleable, 2,809 sq ft carpet and an entry price of Rs. 4.60 Crore.
Whichever one catches your eye, get its drawing with the garden or terrace outlined. Block and placement within the layout move the price from the entry figure.
Reading the Price Tags
Spread over saleable area, the garden home costs close to Rs. 12,380 for each square foot and the terrace home close to Rs. 13,000. Opting for the terrace buys 468 more square feet for an extra Rs. 80 Lakhs. These numbers use the entry prices, so a specific unit may cost more.
Then come the charges outside the quote. Expect each of these:
- 5% GST, charged while construction continues
- 5.6% stamp duty, which is the 5% rate plus cess and surcharge
- 2% registration fee
- Parking, club fees and premiums for a better floor or position
- A maintenance deposit and prepaid maintenance at possession
Feed these into the EMI calculator to judge the loan against the whole outlay. Stage-wise payment plans suit a project whose handover is years off.
How Dense Is It?
Roughly 8 acres hold the 188 homes (press material rounds the land up to 8.2 acres), which is around 24 per acre. A tower scheme on the same land would hold many more households. Fewer neighbours means the pools, courts and lawns see less crowding.
Such a plan appeals to families who have outgrown a 3 BHK. They get big rooms and an outdoor corner of their own while staying inside a gated, serviced community. Because the keys are due in 2030, it is no match for a short timeline.
What the Community Offers
An 18,000 sq ft clubhouse is planned at the heart of the layout. Around it, the plan shows the following:
- Pool with temperature control, and a shallow pool for children
- Courts for tennis, badminton and pickleball
- Gym outdoors, plus a deck for yoga
- Table tennis and an indoor games room
- Amphitheatre and party lawn
- Play space for kids and a park for pets
Commute and Surroundings
Chikkagubbi is north of the Outer Ring Road along Hennur Road. A finished Assetz community, Assetz Soul and Soil, is in that same village, and a walk round it shows how the builder's work looks after residents move in.
Off-peak, the school, hospital and mall are all within a 20 minute drive. The hospital takes about 6 minutes, the mall about 14 and the school about 18. Manyata Tech Park is roughly 22 minutes away, Yelahanka 24 and the airport 35.
There is no metro on Hennur Road yet. The airport Blue Line is being built on Bellary Road, west of the site. At office hours the road clogs, so a trial drive then is wise. The Hennur Road page describes the surrounding stretch.
About Assetz
Since 2006, Assetz Property has put up flats, row houses and plotted layouts around Bangalore. Handed-over work includes Soul and Soil, East Point at Bellandur and 63 Degree East off Sarjapur Road. Newer launches lean towards the north: Hennur Road, Yelahanka and Bagalur.
Homework Before Booking
This is a large cheque, so finish these steps first:
- Verify the RERA entry for unit count and completion date
- Establish if the garden or terrace is conveyed with the home or only reserved for your use, and insist on seeing it in writing
- Ask for a cost sheet that totals every charge, from GST to maintenance
- Set carpet area against saleable area for the actual unit
- Have a lawyer vet the title, conversion order and any joint development deal
- Study the delay clause and payment stages in the draft agreement
We can tell you which units remain open at Mizu & Ki. The cost sheet and floor plans will follow as soon as they are out.
