Assetz Codename Palmscape on IVC Road: Plot Sizes, Prices and RERA Position (October 2026)

Expressions of interest are being accepted from 21 March 2026 for a new gated plot community called Assetz Codename Palmscape. Assetz Property is preparing it beside IVC Road at Devanahalli, and it has yet to be formally launched. The notes below set out what is known about its price, plot formats, surroundings and facilities, along with the paperwork a cautious buyer should look at first.
What the Developer Is Planning
The scheme covers around 35 acres and is expected to hold about 642 plots. Residents would drive in along roads of two widths, 12 metres and 9 metres, and the utility cables and pipes would be buried. The gate is to be staffed by guards day and night.
Open land is meant to exceed 60% of the layout. That includes a Miyawaki forest and landscaped gardens holding over a thousand trees. The approved layout together with the RERA entry will settle the exact acreage and number of plots.
Sizes and Rates
Buyers can pick from three formats. A plot measuring 30 by 40 feet has 1,200 square feet, one of 30 by 50 feet has 1,500 square feet and one of 40 by 60 feet has 2,400 square feet. The two larger ones suit those who want space for a garden.
The cheapest option, the 1,200 square feet plot, is listed at Rs. 1.08 Crore, which is roughly Rs. 9,000 for every square foot. Quotes for the larger formats are given when requested. Corner positions, park views and wider frontage roads normally attract a premium.
Other Money to Plan For
Several amounts are added to the plot rate, and a good cost sheet lists every one:
- Stamp duty (5% and surcharges) where the property is worth more than Rs. 45 Lakhs, plus a 2% registration fee
- Any development charges, with GST on them as a separate line
- Fees for bringing in water, electricity and drainage
- Membership of the clubhouse, a maintenance deposit and maintenance paid in advance
- Expenses on khata transfer, documents and legal work
Assetz is still working out its payment schedule and a date for possession. We will pass on both when they are officially announced.
Surroundings
The land is on IVC Road, pin 562110, in the belt that surrounds the airport. Farmland along this road keeps giving way to gated layouts. The registration and the sale agreement will state the village and survey number.
Kempegowda International Airport can be reached in 10 to 20 minutes, according to traffic. Other neighbours include the KIADB Aerospace Park, Stonehill International School and the developer's earlier layout on the same road, Assetz The Secret Lake. Construction is under way on the metro's airport line and on the Satellite Town Ring Road nearby, and the Devanahalli locality page gives more on the town.
Who It Is Meant For
This is a project for people who want to own land inside a managed gated layout near the airport, with a villa to come later. It fits long-horizon families as well as staff of the airport and of the technology and aerospace parks in the north. A buyer wanting a plot that is already registered, with a firm number, this year would be better served by Devanahalli layouts that are further along. Early entrants, on the other hand, get first pick of plots when the layout is released.
Registration and Land Papers
RERA registration for the project is awaited at the moment, in October 2026. After it comes, the number, registered acreage, plot count and completion date will be on the state portal. Any number quoted elsewhere for the project should be checked by searching the portal for its name.
Plots cannot be booked or sold until registration, so for now the project takes only expressions of interest. For a plotted layout, these documents matter most:
- The order converting agricultural land to residential use
- Sanction of the layout by the planning authority, plus the release order for plots offered for sale
- The chain of title, with an encumbrance certificate covering the entire parcel
- A joint development agreement, whenever a landowner holds the land
Facilities Planned
The clubhouse is to measure 20,000 square feet and house a gym, a pool, an indoor games room and a banquet hall. Outdoors, the plan lists jogging and cycling paths, decks for yoga, sports courts and parks for pets. Children have play areas and a creche, while the community gets an open amphitheatre and a space for parties.
Roads and drains usually come first in a plotted layout, with the clubhouse and landscaping to follow. Setting a date in the sale agreement for every facility removes any doubt about timing.
The Builder
Founded in Bangalore in 2006, Assetz Property builds apartments and row houses as well as plots. The north of the city is a major market, and the company has several plotted projects near Devanahalli. Estates it has completed on IVC Road offer a view of roads, drains and parks as they turn out.
Prudent Steps Before Paying
Buying into a layout at this stage calls for care. A reasonable sequence runs as follows:
- Pay no more than a refundable token of interest, with the terms of refund written down
- Locate the project's own entry on the state's RERA portal before booking any plot
- Match acreage, number of plots and completion date against the brochure
- Let a lawyer examine the conversion order, the layout sanction, the title chain and the encumbrance certificate
- Ask for a price list for each plot, with premiums, and the stage payment schedule
- Drive along IVC Road at rush hour and time the journey to work and to the airport
