Arvind Greatlands, Devanahalli: Plot Sizes, Prices and Approvals Explained (October 2026)

North of Bengaluru, near the airport, a finished plotted community called Arvind Greatlands offers land that can be registered now. Arvind Smartspaces built it on 42.65 acres at Devanahalli, and every road and utility line is complete. This guide covers where it is, how the plots are divided, what they cost, which approvals exist and what a careful buyer verifies first.
Is This Layout for You
It is aimed at people who want to put up a villa of their own design on land where services already run. Because the infrastructure is finished, the next step after registration is the building plan, not a long wait for the layout to mature. Other plotted schemes in the area are often still under development.
Families moving to the airport belt and owners who would rather hold land than an apartment are the typical buyers. Whoever signs should budget for the house from the outset, as its cost is separate from the plot.
Plots, Counted
The community has 612 villa plots. The table groups them by size, from the most numerous to the least.
| Plots | Area | Dimensions |
|---|---|---|
| 306 | 1,200 sq ft | 30 x 40 ft |
| 93 | 1,500 sq ft | 30 x 50 ft |
| 26 | 2,400 sq ft | 40 x 60 ft |
| 5 | 1,800 sq ft | 30 x 60 ft |
| 182 | Irregular shapes | From about 836 sq ft; roughly 50 are above 2,400 sq ft |
Plots take up only part of the land. About 45% goes to roads (28.33%), parks (11.81%, split into ten) and civic sites (5.01%, five of them). Vehicles enter along a 15 m boulevard, the narrower internal streets of 12 m and 9 m have footpaths, and the plots follow Vastu.
Money: Price and Add-Ons
The smallest plot is priced from Rs. 1.02 crore, Rs. 1.25 crore buys the 1,500 sq ft size, and Rs. 2.00 crore the 2,400 sq ft size. Those prices equal roughly Rs. 8,500 per sq ft for the smallest plot and Rs. 8,330 for the other two. For the 1,800 sq ft and irregular plots, ask the team.
Expect these additional payments:
- Stamp duty (5% plus surcharges above Rs. 45 Lakhs in Karnataka) and a 2% registration fee
- Legal, paperwork and khata transfer costs
- The corpus deposit, with GST where applicable
- First-year maintenance, collected in advance on the plot's area
The exact quote varies with plot size and position, so ask the team for terms on what is still unsold. A written cost sheet avoids disputes later.
Location and Distances
The site belongs to Lingadeeragollahalli village in Kundana Hobli, Devanahalli Taluk (pincode 562110), and its approach is Adarsh College Road, known to locals as Chaparakal Road. It faces Doddaballapur rather than the town, west of the airport. More about the area is on the Devanahalli page.
Road distances run from 9 km to the KIADB Aerospace Park and 17 km to both Devanahalli town and Doddaballapur, to 21 km for Yelahanka New Town. Hebbal is 28 km away, Manyata Tech Park 30 km, and the airport 19 km, about 20 minutes off-peak. The Satellite Town Ring Road and a metro line to the airport are both being built nearby, and international and public schools such as Stonehill and Vidyashilp serve the area.
Registration and Approvals
The state RERA authority registered the project on 18 November 2022 in the name of Arvind Homes Private Limited (the number is in the FAQ below). A single registration is valid for the entire community, and the record is public on the state portal. Layout approvals are granted by the airport-area planning body, known as BIAAPA.
The sequence of approvals ran as follows:
- October 2022: the first layout plan was approved and work began
- March 2023: a revised plan of 42.65 acres entered the records
- October 2024: all plots were released after final approval
- December 2024: the completion application reached RERA
The local Kundana Gram Panchayat received the roads and parks through a registered deed in October 2024. From 1 January 2027 the promoter will look after common areas until an owners' association takes over.
Services and the Resort
Everything a house needs is in place. Underground cables bring power from a BESCOM-cleared substation, water is piped to every plot, and sewage goes to a treatment plant. Planted swales take away rain.
Social life centres on the resort Monogram @ Greatlands, beside the entrance and run by Arvind Smartspaces as an independent business. Owners can join by paying the club's fees.
Inside are a gym, a spa, a pool with an infinity edge on the roof, sports courts and a jogging track. A cricket pitch, a yoga pavilion and a children's play area are also on site. Hospitality spaces include rooms for guests, a restaurant, a banquet hall and a lounge, plus a business centre with a library and a theatre.
A Short Verification List
The construction risk is gone, but every plot should still be examined. Before paying anything:
- Find the plot on the sanctioned layout drawing and verify its measurements.
- Read the project's RERA record, completion application included.
- Collect title papers and an encumbrance certificate, then have a lawyer go through them.
- Insist on a written cost sheet listing all charges, deposits and maintenance terms.
- Learn the setbacks and height limits for a villa on that plot.
- Check the club membership terms separately from the plot contract.
After registration the khata passes to the buyer, and a building plan needs the planning authority's nod before work starts. Counting land and villa together shows the true budget.
