The Akshara Valley Address, Doddabele: What a Plot Buyer Should Know

A plot is easiest to judge when the layout already exists, and The Akshara Valley Address offers exactly that, as a built, gated community. Address Makers has developed it at Doddabele village in Kengeri Hobli, off Mysore Road in the west of Bangalore. The sections below deal with the approvals, the land plan, the plots and their prices, the surroundings, the full outlay and the questions to put to the sales team.
Approvals and Registration
The Bangalore Development Authority cleared the layout plan on 3 March 2022. Nearly six months later, on 25 August 2022, Karnataka RERA registered the project as PRM/KA/RERA/1251/310/PR/250822/005190. The registered promoter is Address Maker Life Spaces Private Limited, the entity behind the Address Makers name.
The registration gave 31 December 2025 as the completion date, and plots can now be taken up for possession and registration. A buyer should ask to see the planning authority's final release order before booking, as proof that road, drain and park work is finished. The Karnataka RERA portal displays the entry and its papers.
How the Land Is Divided
The registered layout covers 122,189 sq m, close to 30 acres, and holds 378 plots. Roads account for 34,220 sq m, the five parks and other open land for 21,051 sq m, and plots for 66,918 sq m. In percentages that is roughly 28 for roads, 17 for green space and 55 for plots, with the roads inside the layout measuring 9 m or 12 m across.
Residents get a swimming pool, a gym, courts for sport, a multipurpose hall, a track for jogging and cycling, and landscaped gardens. The view, the level and the walk to the amenities vary from plot to plot. Walking the layout reveals which plots overlook a park, which front the broader roads and which are close to the gate.
Plots and Their Prices
Four sizes are on the present price list. The smallest, 30 x 50 ft or 1,499 sq ft, starts at Rs. 117 Lakhs, which is close to Rs. 7,800 a sq ft. Next come the 40 x 58 ft plot of 2,334 sq ft from Rs. 183 Lakhs and the 40 x 60 ft plot of 2,400 sq ft from Rs. 202 Lakhs.
The largest, 40 x 90 ft with 3,601 sq ft, starts at Rs. 314 Lakhs, which is about Rs. 8,700 a sq ft, so the rate climbs with plot size. Of the 378 plots, 210 are 30 x 50, which makes it by far the commonest size, and 41 are 30 x 60. The plan also carries some plots 40 ft wide and 45 of irregular shape, mostly at corners and edges. Irregular plots may represent good value, yet the precise measurements and the usable building area call for closer study.
The Surroundings
Doddabele is just off the southern side of Mysore Road, next to the NICE Road interchange. Electronic City, Bannerghatta Road and Kanakapura Road can all be reached via NICE Road without cutting across the centre. Eastward, Mysore Road heads to the city proper by way of Rajarajeshwari Nagar, and westward it goes to Bidadi and on to Mysore.
The Purple Line of Namma Metro has a station at Kengeri, so residents have a train option for city trips. Between the highway and the layout the roads are village roads, which makes a peak-hour trial drive a sensible step. For a broader picture of the corridor, see the Mysore Road area guide.
Whether It Fits
The project suits households that want to construct their own home in a gated setting, of 1,500 sq ft or more. The land alone needs a budget of about Rs. 120 Lakhs, with building costs added later, and the 40-foot plots cater to those who want a broad frontage.
It is a poor match for anyone who wants a completed house quickly or a spot near the city centre. Households that like the community but would choose a completed home can look at the developer's 4 BHK triplex villas in the same layout.
The Bill Beyond the Plot
Several costs follow the plot price, and a cost sheet in writing should show them all. Stamp duty is 5%, which becomes 5.6% with cess and surcharge, and registration adds 2%. The sheet may also include a premium for a corner, a park-facing position or a wider road.
Clubhouse membership and maintenance are billed too, along with charges to move the khata and bring in utility connections. After that come the architect's fees and the cost of construction itself. Plots with approved layouts can be financed, though lenders typically stipulate that building must start within a fixed time frame. The EMI calculator turns a loan amount into a monthly instalment.
Questions for the Sales Team
Walking the ground is the main advantage over buying into a new launch, and these questions make use of it.
- Does the portal agree with the RERA number, promoter and plot number quoted?
- Can the layout drawing and the release order covering this plot be seen?
- Is there a separate khata for the plot, stating its number and size?
- What does a lawyer find in the title documents and an up-to-date encumbrance certificate?
- Does a tape measure on site match the sizes in the sale agreement?
- Are water, electricity and the sewer line already at the boundary?
- What does the community's rulebook say about setbacks and the number of floors?
The developer can supply the latest price list and a list of unsold plots, and can arrange a site visit to compare plots on the ground. Seeing two or three plots in one trip makes their differences clear.
