Walmart's New Office Near Devanahalli Airport: A Home Buyer's Reading of the Lease

Main Elevation - Prestige Tech Cloud Park

Historically, people came to the north of Bangalore to buy homes, not to work. One new lease at Prestige Tech Cloud tilts that a little. Walmart's tech division will occupy just over one lakh sq ft there for five years from March 2026. The notes below explain the deal and its limited effect on buyers and landlords near the airport.

A Belt That Is Gaining Offices

Office space in Bangalore used to gather around Whitefield, Electronic City and the Outer Ring Road. Near the airport the offer was housing, land and an aerospace park, with hardly any large offices. The picture is slowly changing.

In January 2024 Boeing inaugurated an engineering and technology centre on 43 acres of the aerospace park. August 2025 brought SAP Labs, whose campus near Devanahalli spreads over 41 acres. Aerospace and engineering firms also run operations from the KIADB park and its SEZ. Alongside the terminals, Bengaluru Airport City, which covers 463 acres, is planned around a business park along with hotels and shops.

Further south at Hebbal, Manyata Tech Park remains the largest office hub for this half of the city. Taken together, they give the north a range of employers that it simply lacked a decade ago.

The Campus

Prestige Tech Cloud, is an office campus, finished and built by Prestige Group. Its address is Ronald Colaco Road, Navarathna Agrahara, in the Jala Hobli area close to Devanahalli. Seven towers occupy 33 acres. It adjoins the roads that serve Kempegowda International Airport, a brief drive beyond Yelahanka along NH 44.

Terms of the Deal

WM Global Technology Services India Private Limited, the arm that runs Walmart's technology and digital services in India, is the signatory. Prestige Realty Ventures is the landlord, and the space is in the building called Cumulus (Building 2). The floors will host a contact centre for Walmart's American customers.

The key terms are these:

  • Space: 1,01,000 sq ft, taking in the lowest floor and the upper floors seven and eight
  • Term: five years, starting March 2026
  • Rent: nearly Rs. 49 Lakhs monthly, which is around Rs. 48 on every sq ft
  • Security deposit of Rs. 3.90 Crore
  • Rent steps up by 4% each year

The agreement dates from September 2025, and the gap before the start went on fit-out. If planners allow between 80 and 100 sq ft a head, seating might reach about 1,000 to 1,250. Real headcount turns on shifts and the speed of hiring.

Reading It as a Home Buyer

A working office carries more weight than a promised one. Where rent is being paid, employees turn up daily, and a few will seek homes close by. Homes within easy driving distance see more demand, as rentals to begin with and as purchases afterwards.

Do not overstate it, however. A single lakh of office space is small against the homes planned or being built along the stretch from Hebbal to Devanahalli. Pay in contact centres is lower than for senior engineers, which points to smaller homes feeling it first through rents. Count the lease as a single data point among many.

These are the places likely to feel it most:

  • Devanahalli town, plus NH 44 projects close to the turn to the airport
  • Bagalur and the land towards the aerospace park, east of the campus
  • Yelahanka, with mature schools, shops and rental homes
  • Thanisandra and Hebbal, for staff wanting a shorter link to town

If You Plan to Rent Out the Home

Choose a home that fits the likely tenant. Near a fresh office cluster, apartments with one or two bedrooms in finished, well-managed projects rent out quickest. Big villas and plots appeal to someone else and give almost no income at first.

Supply needs equal thought. Numerous projects in the north are still under construction, and each tower that finishes enlarges the pool of rental homes. Expect a modest yield, a few vacant months and years before rent covers the instalment. Use the EMI calculator to see the instalment against likely rent.

Cautions for the Airport Belt

Jobs are only one input when buying near the airport. Three more matters count:

  • Metro: construction of the airport Blue Line goes on, and earlier opening targets have slipped, so assume a road commute today
  • Land: acquisition notices have touched Devanahalli taluk, among them 1,777 acres at Channarayapatna hobli that the state withdrew in July 2025, so plot titles need close scrutiny
  • Delivery: handover is years off for many projects, which makes the date on the RERA record and the work seen on site more telling than any launch brochure

Families face a fourth issue: how far daily needs are. The belt's schools, hospitals and shops are getting better but still thin out compared with Yelahanka and Hebbal. See for yourself on a weekday.

Before You Commit

Run through these checks first:

  1. Time the journey from the project to the campus, the airport and Manyata at rush hour
  2. Read the project's RERA record on the Karnataka portal for registration, finish date and progress reports
  3. Ask local agents about current rents on similar finished homes and the usual wait for a tenant
  4. On a plot, ask a lawyer to verify title, conversion order and acquisition notices tied to its survey number
  5. Compare a few projects on the full outlay, counting stamp duty, registration charges, parking and deposits for maintenance

We can send price lists for apartments in Devanahalli and organise site visits. Buying here suits those willing to hold on for at least five years.

Frequently Asked Questions

What area has Walmart taken at Prestige Tech Cloud?+
Roughly 1,01,000 sq ft on three floors (ground, seventh and eighth) of the Cumulus building. It runs for five years, beginning March 2026.
What does Walmart pay as rent?+
The monthly rent comes to nearly Rs. 49 Lakhs, close to Rs. 48 on each sq ft, with a 4% yearly rise. The deposit is Rs. 3.90 Crore.
Where is Prestige Tech Cloud located?+
Close to Devanahalli in North Bangalore, at Navarathna Agrahara on Ronald Colaco Road. Seven towers on 33 acres make up the finished campus.
Does one lease push up home prices in Devanahalli?+
Not by itself, since a single lease is far too small. It backs up rents for small homes close to the campus and joins the other employers in the airport belt.
Does the airport metro run yet?+
No. Work on the airport Blue Line continues, so a Devanahalli commute is by road for the time being.
