Tumkur Road Homes: Metro Stations, Peenya Jobs and the Nelamangala Plot Belt

Buyers who search for homes on Tumkur Road find very different properties under one name. One may be a flat a few minutes from a metro station, and another a plot well outside the city on NH 48. This article sorts the road into three stretches and then covers transport, work, the flat-or-plot decision and the paperwork to check.

The Road in Brief

NH 48 leaves the Outer Ring Road at Yeshwanthpur and Goraguntepalya, then runs through Peenya, Jalahalli, Dasarahalli and Nagasandra. Beyond Madavara it reaches Dasanapura and the town of Nelamangala. People who have lived in the city for decades still say NH 4, the old number of the same highway.

The road is sometimes confused with Mysore Road because both are western corridors. In fact they leave the city in different directions: Tumkur Road heads north-west and has the Green Line, while Mysore Road heads south-west and has the Purple Line.

Where Work Is, Homes Follow

Employment along this road is industrial rather than office-based. Engineering workshops, factories and storage depots crowd Peenya and Dasarahalli, and more of them appear further out at Dobbaspet and Nelamangala. Their staff form the steadiest group of buyers and tenants, since a flat nearby shortens the daily trip to a few minutes.

The picture changes for a person whose office is in Whitefield, Electronic City or along the eastern ORR. Those addresses are a full cross-city drive from Nagasandra, and rail covers just part of the way. Try that journey at peak time on a weekday before paying a token amount.

Three Stretches to Choose From

Each stretch has its own mix of homes, traffic and prices.

Inner Stretch: Yeshwanthpur to Dasarahalli

This is the oldest part, and it is crowded. The Peenya industrial estate, begun in the 1970s and now one of the larger ones nationally, takes up a big share of the western side. Residential options are older layouts, compact apartment buildings and a few high-rises close to Yeshwanthpur.

Stations are frequent here, and the ride to Majestic and Malleshwaram is short. In return, trucks and staff buses crowd the service roads all day. The inner stretch gives a central north-west address in a working neighbourhood rather than a quiet one.

Middle Stretch: Nagasandra to Madavara

Newer apartment communities have collected here. The metro extension that began running in late 2024 serves this section, and the exhibition venue BIEC is next to the last station. NICE Road also begins close by, giving a southern bypass towards Hosur and Mysore.

Mid-sized apartments predominate, with some villas and plots on side roads. Prices are lower than in the southern and eastern suburbs, which attracts families who still want a station nearby. Walk the route to see whether underpasses and service roads make it easy.

Outer Stretch: Dasanapura and Nelamangala

Nelamangala is a taluk headquarters at the fork of two highways: the Tumakuru road goes straight ahead, while NH 75 heads west for Hassan and Mangaluru. Plotted layouts are the main product, mixed with warehouses and truck yards that use both roads.

Land costs noticeably less than in the city proper, and the owner designs the house. Rent starts only after construction is done, and the nearest station is still Madavara. Patient buyers fit here, as do households with jobs at Dobbaspet or in the town itself.

What the Metro Does and Does Not Cover

The Green Line links this road with Majestic and, further on, Silk Institute near Kanakapura Road. Its newest piece is a 3 km section that began carrying passengers in November 2024, ending at Madavara. Counting from the terminus back towards the city, the stations are:

  • The three newest: Madavara, Chikkabidarakallu and Manjunathanagar
  • The middle group: Nagasandra, Dasarahalli and Jalahalli
  • The city-side group: Peenya Industry, Peenya, Goraguntepalya and Yeshwanthpur

Two further lines are in the pipeline. Phase 3's Orange Line is intended to run along the western ring road and meet the Green Line at Peenya. A proposed 59.6 km route from Madavara to Tumakuru would add 27 elevated stations via Dobbaspet and Nelamangala. The state received its project report in May 2026, and the cabinet has yet to decide.

Until something is approved and built, anything past the terminus is a highway address. Price a Nelamangala plot on what the road gives today, and regard the metro as an uncertain extra.

Highways and Rail Links

The highway is broad, with a flyover section over Peenya and a service road on each side. It runs straight on to Tumakuru and Pune, so trucks use it heavily. Three other links shape the corridor:

  • NICE Road, a bypass tying this highway to the roads for Magadi, Mysore, Kanakapura and Hosur
  • The Satellite Town Ring Road, which meets the highway at Dobbaspet and has been open towards Hoskote since March 2024
  • The Bengaluru Business Corridor, known earlier as the Peripheral Ring Road, which will start close to Madavara and finish on the Hosur side

Construction of the Business Corridor's opening package, which reaches Ballari Road, was awarded in June 2026. Long-distance trains call at Yeshwanthpur railway station, and a suburban rail line to Chikkabanavara is being built.

Flat or Plot: Matching the Choice to the Timeline

Apartments cluster beside the rail line. They can be occupied or let soon after purchase, and lenders finance them readily once the project has a RERA registration. Few projects are offered past the terminal station.

Plots dominate as the road nears Nelamangala. They are cheaper and permit a house built to the owner's design, but title and approvals deserve closer scrutiny. Add construction cost and months to the plan, and compare the loan for both options in the EMI calculator.

Paperwork and Site Checks

Some sections belong to the city, some to development authority land and some to taluk villages, so the approving body varies with the exact spot. Before booking, confirm these points:

  • Which authority governs the survey number: the city, the BDA, or the Nelamangala body of the BMRDA
  • The order that converts farmland into residential land
  • The RERA registration of the project or layout, looked up on the state's RERA website
  • The khata category; lenders and later buyers prefer A khata
  • The nearest factory, depot or truck yard, visited at rush hour to judge noise and dust
  • Water supply, whether Cauvery, borewell or tanker, and the monthly bill for each
  • The walk to the metro platform, particularly how the highway is crossed

For a property priced above Rs. 45 Lakhs, Karnataka levies 5% stamp duty, rising to 5.6% with cess and surcharge, plus 2% registration. These are charged on whichever is larger, the sale price or the guidance value, so budget for them early.

Is This Corridor for You

The corridor works for households employed around Peenya, Yeshwanthpur or Nelamangala. It also helps those on a first purchase who want a running metro line yet cannot stretch to southern or eastern prices. A third group is plot buyers with a long horizon who can wait while the ring roads develop.

It is a weaker match when two earners commute daily to the eastern technology belt. It also disappoints anyone seeking a hushed, wholly residential lane, because factories and freight are a daily presence. Let the workplace and timeline decide first, and price second.

Frequently Asked Questions

Does the Green Line metro run up to Nelamangala?+
No. Passenger services stop at Madavara, which opened on 7 November 2024. A proposed 59.6 km line onward to Tumakuru via Nelamangala has a project report waiting for a state cabinet decision.
How many metro stations does Tumkur Road have?+
Ten Green Line stations serve it. Reading from the last stop back to the city, they are Madavara, Chikkabidarakallu, Manjunathanagar, Nagasandra, Dasarahalli, Jalahalli, Peenya Industry, Peenya, Goraguntepalya and Yeshwanthpur.
Are Tumkur Road and Mysore Road the same side of Bangalore?+
No. Tumkur Road heads north-west along NH 48 and is served by the Green Line. Mysore Road heads out south-west through Kengeri and is served by the Purple Line.
Should I pick a flat or a plot on this road?+
That depends on how soon the home is needed. Flats between Yeshwanthpur and Madavara can be occupied or rented at once. Plots near Nelamangala are cheaper but need stricter approval checks and give no income until built.
Who approves layouts around Nelamangala?+
The Nelamangala Planning Authority, part of the BMRDA, covers the town and surrounding villages. Confirm the approving body for the specific survey number, plus the conversion order and RERA registration.
