Sumadhura Group's New 17 Acres Near Whitefield: Questions Buyers Are Asking

East Bangalore has a new name to watch. Sumadhura Group agreed in August 2026 to jointly develop 17 acres between Whitefield and Kannamangala, with a residential community planned on it. The questions below cover what is known, what is still open and how a buyer can prepare while the project is being planned.
What exactly has been announced?
News of the deal surfaced around 5 August 2026. The landowner was not named, and Sumadhura Group will carry out the development. Here are the numbers released with it:
- Plot size of 17 acres across the Whitefield-Kannamangala stretch
- Area to be sold: 25 lakh sq ft and more
- Projected sales value of Rs. 3,500 crore
- Construction outlay of Rs. 2,000 crore
- Positioning as a premium community, residential only
Madhusudhan G, who is chairman and managing director, tied the move to demand for its four existing communities in this belt. The company says it has handed over 56 or more projects, which together cover 170 lakh sq ft, with a pipeline of 400 lakh sq ft. The project name, home types, prices and launch date are yet to be announced.
Can the numbers tell us anything about the homes?
Only in broad strokes. Spreading 25 lakh sq ft over 17 acres suggests tall towers and a big township-style layout. Divide the projected sales value by that area and the result is roughly Rs. 14,000 for each square foot of saleable space.
That number is a blended figure from a company projection, so it hints at the segment and nothing more. The real price list will move with the building, the level, the unit size and demand at launch. Counts of homes and towers also remain estimates until the sanctioned plan and the RERA record fix them.
What does the JDA structure mean for a buyer?
Here the owner brings land, while the developer handles sanctions, design, construction and sales. Both parties then divide the output, either as built homes or as sale proceeds, in a ratio they agree. The builder saves the cost of buying land up front, and the owner ends up with a share in a completed project.
Before signing for a home, three questions deserve an answer in writing:
- Is the home from the builder's portion or the owner's portion?
- Will the owner be a signatory to the agreement for sale and the final deed?
- Is the money payable to the bank account listed in the RERA record?
Owner-share homes are at times marketed separately and priced differently. Buyers have the same legal footing when the home belongs to a project with RERA registration and a compliant agreement. Get a lawyer to review the ownership papers and the JDA before any large payment.
How far along is the project?
Early. A land agreement is only the first step, and a launch needs the building plan approved by the planning body. A development this large also requires environmental clearance, and finally enrolment on the Karnataka RERA register. For a big project, that sequence frequently runs to many months.
The 2016 RERA Act, in its Section 3, asks every project to register unless it has land up to 500 sq m or at most eight apartments. Advertising, marketing, booking and selling are allowed only after registration. At 17 acres, the project is far beyond those limits, so lawful sales start only when a registration number has been allotted.
So an offer made today deserves caution. An agent asking for a token, a booking amount or a pre-launch registration of interest is moving before the law permits. Request the RERA number, and pay nothing until it shows up on the state RERA website.
Why is this corridor attracting launches?
Kannamangala is at the eastern end of Whitefield, in the direction of Hoskote, within East Bangalore. Namma Metro's Purple Line serves the belt through the Pattandur Agrahara and Whitefield (Kadugodi) stations, and Whitefield railway station is also nearby. Jobs at the ITPL tech parks and around them drive most of the housing demand.
Many large developers have projects here, so buyers can expect plenty of choice over the coming years. The plot survey details filed with RERA will reveal where the parcel really is. Measure distances to the metro and to workplaces from that address, not from the announcement.
Where can I see Sumadhura homes today?
Two registered projects are already under construction in this part of the city, Solace (Thubarahalli) and Sumadhura Edition (Siddapura). Both hold Karnataka RERA registrations. Their layouts, specifications and prices give a fair idea of what the group may offer in the new corridor.
Walking through a finished Sumadhura community in Whitefield adds more insight. Look at the common areas, the maintenance and what residents say about handover. Reach out to us for the homes now open and the current price sheets.
How should a buyer prepare?
Use the months before launch to get ready. These steps suit this project and any other that is unveiled by way of a land tie-up:
- Watch for the RERA number and the marketing name
- On the portal, read the land area, towers, home count and completion date
- Set carpet areas and prices against registered Whitefield projects
- Confirm which side's portion the home falls in
- Hold all payments until registration, then use the designated project account only
- Get a loan pre-approval so the budget is settled before the price list appears
Once the registration is issued, we will share the name, layouts and prices. Get in touch then for the full picture.
