The number that stood out when Sobha Limited released its annual figures on 4 May 2026 was home sales of roughly Rs. 8,136 Crore, an all-time high. This listed developer, based in Bangalore, also finished the year in a net cash position. The article reads those numbers from a buyer's side, looks at the launches of the next quarter and ends with a checklist for booking a home.

Where Bangalore Fits

The home city carried the year. Sobha sold property worth approximately Rs. 4,478 Crore here, a 55% share of everything sold and the strongest Bangalore number it has posted. The National Capital Region delivered close to Rs. 2,455 Crore (30%), and Kerala brought in nearly Rs. 808 Crore.

Only one launch in the closing quarter was local. Sobha Altair offers 207 apartments with three or four bedrooms each on 3.31 acres in East Bangalore, beside Sobha Royal Pavilion. Thiruvananthapuram and Greater Noida hosted the quarter's remaining two launches.

Reading the Year's Numbers

The period runs to 31 March 2026. Sales value climbed 30% from a year earlier, when it had been roughly Rs. 6,277 Crore. Buyers took 5.54 million square feet, priced on average at Rs. 14,675 for each square foot, which is 9% higher.

Collections reached nearly Rs. 7,798 Crore, taking in customers and other operations. Revenue was close to Rs. 5,384 Crore, a gain of around 29%, while profit after tax of approximately Rs. 193 Crore more than doubled (104% growth). Completed homes numbered 3,188, covering 5.40 million square feet of saleable space, and new launches added 6.01 million square feet spread over nine projects in six cities.

Sales in the quarter from January to March 2026 were roughly Rs. 2,039 Crore, and slightly more than half came from Bangalore. For those three months revenue came to near Rs. 2,030 Crore while profit after tax was close to Rs. 92 Crore. Directors proposed Rs. 6 per share as dividend.

Why the Balance Sheet Matters More Than Profit

Anyone buying a home that is still being built relies on the developer's ability to keep paying contractors. As of 31 March 2026, Sobha's cash balance was nearly Rs. 1,802 Crore and its gross borrowings approached Rs. 1,002 Crore. The gap, about Rs. 800 Crore in its favour, is an uncommon position for a large listed builder.

Operations generated net cash of roughly Rs. 1,637 Crore. That suggests buyers are paying instalments and that funds are reaching sites. A builder in that position is better placed to ride out higher interest rates or a weak sales quarter.

Revenue lags sales, because a developer books revenue only as a project is finished and delivered. By 31 March 2026, homes sold but not yet booked as revenue were worth close to Rs. 18,647 Crore. That is a stock of promises, namely apartments still to be built and delivered.

The Next Quarter and the Year Ahead

The plan for 2026-27 was to launch around 10 million square feet from a pipeline totalling 20.67 million square feet in design or approval stages. Pune, Thrissur, Hyderabad, Gurgaon and Bangalore were the cities named. The biggest planned item was the Hoskote township, expected to bring in approximately Rs. 7,000 Crore.

It opened between April and June 2026. Spread over 47.4 acres of East Bangalore, Sobha One World will have 3,484 homes in 5.39 million square feet, and 2,249 of them went on sale in the first phase. Also in that quarter came Sobha Sacred Grove, which has 388 plots over 26 acres in Chikka Tirupathi.

On 20 July 2026 the company announced results for that quarter, another record. Highlights:

  • Sales near Rs. 3,656 Crore, 76% above the same quarter in 2025
  • Bangalore contributing roughly Rs. 2,067 Crore, equal to 56.5%
  • 1,432 homes and plots sold at an average Rs. 15,655 for each square foot
  • Collections approaching Rs. 1,924 Crore
  • Net cash surplus near Rs. 659 Crore by June 2026 end

What a Buyer Should Take Away

Strong company numbers cut a single risk and leave the others as they were. In practice they suggest the following:

  • The chance that money runs out mid-project is smaller when a builder has surplus cash and steady collections
  • New-launch prices will probably hold, given a 9% rise in average price during a record year
  • Eastern Bangalore gains more choice as the Hoskote township adds towers and phases
  • Handover at a township is years off, with later phases launching only after earlier ones sell
  • Each project keeps its own land, approvals, bank account and completion date

A big order book cuts both ways. It guarantees income for several years, and it also puts heavy pressure on construction. Each tower's quarterly progress report, filed with Karnataka's RERA authority, shows whether it is on schedule.

Sobha manufactures concrete products, glazing, metalwork and interiors itself, which underpins what it says about finish quality. To test that, visit a community it delivered a few years back. How lobbies, lifts, paintwork and joinery look after years of use tells more than a show flat.

Before You Book

A healthy balance sheet gets a project on the shortlist, and its documents decide the rest. For each Sobha project in Bangalore, work through this list:

  • Look the project up on the Karnataka RERA website and record its registration number and completion date
  • Establish which phase and tower your home is in, as big projects are registered and sold in parts
  • Read the latest progress filing for that tower
  • Set the carpet area and parking written in the agreement against the portal's unit list
  • Request a complete cost sheet with every charge, from GST and deposits to club fees and floor rise
  • Study what the agreement says about possession dates and delay compensation
  • Check that each payment goes into the project's RERA account

Homes priced over Rs. 45 Lakhs also carry 5.6% stamp duty and a 2% registration fee. Calculate the monthly instalment and cash outlay before visiting the site. Our team will send current availability and price lists for Sobha projects around the city on request.
