Living and Investing on Sarjapur Road: A 2026 Guide to Bangalore's South-East Corridor

Twenty years ago this was a village road with a few farms and lakes beside it. Now Sarjapur Road is the backbone of south-east Bangalore and a first stop for many people hunting for a flat or villa. The 2026 briefing below covers the nearby employers, the zones of the road, schools, the real metro position, the homes on sale and the risks.
Why People Moved Here: Work
Offices drew the first wave of residents. Wipro has a head office on the road at Doddakannelli and a second campus at Kodathi. The ORR tech belt around Bellandur and Devarabeesanahalli starts just where the road meets the ring road at Iblur.
Other employment hubs are a drive away. Drivers reach Electronic City on Hosur Road or via Chandapura, and Whitefield via Varthur. The Koramangala and HSR Layout startup cluster is at the city end.
Few other addresses suit a two-career household with workplaces on opposite sides so easily. Choose the zone according to whichever commute is longer.
Reading the Map from the Town End
Begin at Sarjapur town, where the road joins the route to Attibele, and travel back towards the city. The whole road is more than 20 km. Along the way come Dommasandra, Kodathi, Carmelaram, Doddakannelli and Kaikondrahalli, then the ORR junction, then Agara, and finally Koramangala where Hosur Road meets the St John's Hospital area.
The zones feel different. Near Sarjapur town, big townships, villa communities and plot layouts are going up. Between Carmelaram and Iblur, most of the apartment societies of the last twenty years are packed together.
Closest to the city, the stretch towards Koramangala is long settled and neighbours HSR Layout and Bellandur. A cross road also runs from Dommasandra over to Varthur and Whitefield.
Classrooms and Clinics
Private schooling is a big draw, with a dense cluster in the belt towards Varthur. Parents often shortlist TISB (The International School Bangalore) near Dommasandra, and Delhi Public School Bangalore East off the road to Varthur. Oakridge International, Inventure Academy and Greenwood High are also on the Varthur side.
Further out, Billapura has Indus International School and Sarjapur has Azim Premji University. A Manipal Hospital operates on the road, and St John's Medical College Hospital serves the city end. Supermarkets and clinics are easy to find as far as Carmelaram, but past Dommasandra residents depend on market towns and on amenities inside their township.
The Metro Question
The corridor has no station yet. The closest running service is the Yellow Line, open since August 2025 along Hosur Road to Electronic City. Two future lines matter, and their progress differs sharply.
The Blue Line follows the ring road and is being constructed, with a stop at Iblur. The metro corporation (BMRCL) now aims for 2027 on the KR Pura to Central Silk Board section. The middle zone gains first from this.
The Red Line would follow the road itself. Under the revised plan it is 37.8 km from Hebbal to Sarjapur, and the proposed stops are Sarjapur, Dommasandra, Carmelaram, Doddakannelli, Kaikondrahalli, Bellandur Gate, Iblur and Agara. On 6 December 2024 the Karnataka Cabinet gave its approval, and in early October 2026 the file was with the Union Government.
Tenders must follow, and only then can work start. A sensible buyer values this line as a distant bonus and pays for what is present now. The proposed Peripheral Ring Road, renamed the Bengaluru Business Corridor, will cross as well, though only land and tender steps have been reached.
Types of Homes
Near the city, apartments dominate. The societies there are mostly complete and the resale and rental markets are active, yet spare land is limited, so fresh launches are infrequent and expensive.
Toward the town end, variety widens. Townships on large plots offer flats of two to four bedrooms, while row houses and villas are typical near Sarjapur town and the Sarjapur-Attibele Road. Plots are sold beyond that.
Prices fall as you move away from the ring road, which makes Iblur and Sarjapur very different buys. Look at the apartments in Sarjapur Road for the figures project by project. A home costing over Rs. 45 Lakhs carries 5.6% stamp duty (cess and surcharge included) and 2% registration.
Is It a Home or an Investment?
Families moving in get schools, hospitals and three or four employment centres within a single drive. The middle zone suits anyone wanting a finished neighbourhood now, whereas the town end rewards those ready for a longer journey in return for space.
The investor's strongest card is the tenant pool from ring road offices and Wipro, concentrated in completed middle-zone societies. At the town end, rents depend on how fast a township fills, often years after handover.
Because plenty of stock is still being built, the registered completion date of each project deserves a look on the RERA site. A return worked out on a Red Line that opens on time should be cut sharply.
What Can Go Wrong
Population has grown faster than infrastructure, and four weaknesses recur.
- Congestion: a single road serves most of the corridor, and the run towards Iblur at rush hour crawls
- Water supply: societies away from piped Cauvery water rely on borewells and tankers, raising monthly charges
- Waterlogging: layouts on low ground beside lakes and drains went under in the downpour of September 2022
- Building activity: expect dust, noise and heavy trucks near the town end
Projects differ a lot here. A society on elevated ground with Cauvery water and a second access road carries far less risk. Make one visit at rush hour and another, if possible, once it has rained.
Before Paying the Booking Amount
Six steps cut most of the risk.
- On the state RERA site, confirm the registration number, completion date and newest quarterly update
- Find out who governs the land: a city corporation near Koramangala, and panchayats under the Anekal Planning Authority farther out
- Get the water source on paper, plus the monthly tanker spend of a completed phase nearby
- Note how close any lake or storm water drain is, and ask residents whether it floods
- Drive the trip to work at your normal hour
- Buying second-hand? Ask for the khata, the occupancy certificate and an encumbrance certificate
