Living Along Hennur Road: What Bangalore Home Buyers Should Know in 2026

Anyone who works in the northern office belt of Bangalore will sooner or later look at Hennur Road. Homes here are larger for the money than on Bellary Road, but the corridor brings heavy traffic, uneven water and a few flood-prone spots. This guide covers employers within reach, road and metro projects, 2026 price levels and the checks that count.

Who the Corridor Suits

The area works well for staff of the Manyata campus, Hebbal offices or airport-side firms who want more room per rupee. It also appeals to buyers after a villa or row house inside city limits, since the outer stretch offers more of those than most of Bangalore. Compared with Thanisandra, prices vary over a wider band and the neighbourhoods are further apart.

Anyone commuting to Sarjapur Road, Electronic City or Whitefield faces a long drive, so the fit is weaker for them. Buyers who want a metro platform within walking range today will find very few homes. Tenants come mainly from the Manyata workforce, which makes flats near the city end easier to let than homes further out.

The Shape of the Road

Starting at Lingarajapuram, Hennur Road meets the ORR at Hennur Cross and then turns north-east. Next come Kothanur and Geddalahalli, then Byrathi and Kannuru, after which it takes the name Hennur-Bagalur Road. Bagalur is followed by the approach to the Kempegowda airport.

It helps to treat the road as two halves. The first, up to Kothanur, is a lived-in neighbourhood with older apartment buildings, plus the usual schools, clinics and shops. The second, from Byrathi onward to Bagalur, is a newer zone of layouts and villa communities, with big projects on land that was farmed until recently.

Getting to Work

Nagavara's Manyata campus, right on the ORR, is the main draw. Hebbal's offices and Kirloskar Business Park are a little to the west along the same ring road. Residents of the Bagalur end can also reach the technology and aerospace parks near the airport.

Traffic is the weak link. The carriageway narrows in places, and rush hour chokes Byrathi Cross, Kothanur and Hennur Cross. A flat that appears near Manyata on a map may still mean a slow crawl, so test the drive during office hours before booking.

Roadworks and Metro Plans

Two programmes will reshape the area over the coming years. Their status in October 2026 is below:

  • Namma Metro's Blue Line is being built beside the ORR, with planned stops at Nagavara, HBR Layout, Kalyan Nagar and Horamavu.
  • Concrete surfacing, known as white-topping, has been under way on stretches of the Hennur-Bagalur Road since 2025.
  • The Pink Line, which starts at Kalena Agrahara, is meant to terminate at Nagavara and link up with the Blue Line.
  • From Nagavara the Blue Line is to continue via Hebbal and Yelahanka to the airport, with a stop at Bagalur Cross, along the way to the airport.

Every one of these stations is on the ORR, so a Hennur Road resident would get there by a bus, an auto or a brief drive. Hennur Cross is closest to a planned stop, while Kothanur and beyond are several kilometres off. Metro opening dates have slipped repeatedly across the city, which means the home has to justify itself on road access alone.

Price Levels in 2026

Choices include ready resale flats and launches finishing after 2030. A new two-bedroom flat from an established developer now begins above Rs. 1 Crore. Here is a sample of new projects:

  • Codename Twin Lake City from Assetz: a 2,090 sq ft 3 BHK at Rs. 2.47 Crore
  • Concorde Sienna: a 1,200 sq ft 2 BHK at Rs. 1.26 Crore, and 3 BHK flats at Rs. 1.63 Crore
  • Aratt Alchemy Essence: Rs. 1.16 Crore for a 1,201 sq ft 2 BHK
  • Rs. 5.59 Crore is the entry price for 4 BHK villas at NCC Urban Retreat Villas
  • DNR Parklink: a 1,357 sq ft 2 BHK that includes a study, at Rs. 1.49 Crore

Finished buildings in the older part of the road resell at prices driven by age, floor and upkeep. Set any asking price against recent registered deals in that building and against the guidance value of its street. The page of apartments for sale on Hennur Road can be filtered by stage and budget.

Closing costs add to the base price. In Karnataka, purchases above Rs. 45 Lakhs carry 5.6% stamp duty after cess and surcharge, along with 2% registration. A home bought while still under construction attracts 5% GST as well.

Where the Water Comes From

Water varies from stretch to stretch, so it deserves your first question. The older localities fall within the municipal limit and draw on the Cauvery network. Stage 5 of the Cauvery scheme began supplying in October 2024 and targets the 110 villages merged with the city in 2007, among them some Hennur Road neighbourhoods.

A paper connection does not always mean a working tap. Several apartment blocks in newer areas still meet a share of daily demand from borewells and tankers. Kannuru and other outlying villages rely on the panchayat and borewells.

For any project, put three questions to the sales team. Does the building hold a sanctioned Cauvery tap, and what volume does it get daily? Count the borewells in use, and ask residents what tankers cost them in summer.

Waterlogging and Drains

Heavy rain floods parts of the corridor. The best-known case is Horamavu's Sai Layout, close to the road, which was submerged in more than one monsoon. Low ground beside lakes and drains carries similar risk.

The problem is hyper-local, and neighbouring projects may fare quite differently. Seeing the site during or soon after a downpour reveals more than a brochure ever will. Ask residents and shopkeepers on the approach road to describe the worst monsoon they remember.

Checks Before You Book

Projects on the corridor differ most on the following points:

  • Confirm the promoter, RERA number and handover date on the state RERA website.
  • Find out whether the land is under the city corporation or a village panchayat, and confirm the khata.
  • For a completed building, get the occupancy certificate before paying any advance.
  • Study the source of water, what tankers cost and the sewage plant.
  • Visit after heavy rain and examine the basement, the nearest drain and the approach road.
  • Try the peak-hour drive in both directions.
  • Note how wide the lane is from the main road up to the entrance.

A project that passes all of these offers a family sound access to northern workplaces at a fair price. Write to us for fresh price lists and plans of homes along the corridor.
